Fractional ownership is the smart and affordable way to own your share of a luxury holiday homein one of our sought after destinations. In essence it is the joint ownership of a luxury propertywith managed hospitality and support services, where you only pay for the share you own.
In a nutshell:
• A private company owns the property and you have the opportunity to become a 13th shareholder inthis company.

Day-to-day management
• After completion of the project, Pam Golding Fractional Ownership will take responsibility for all the troublesome and mundane tasks of owning a secondary home, so you can just come and enjoy
your vacation.Our services include the following:• Preparation of the lodge before arrival• Inspections and inventory checks after visits• Domestic cleaningservices• Pool and garden services if needed• Insurance• Administration and bill payments• Provide shareholders with statements and reconciliations• Levy collections• Drafting of annual returns• Tax• We arrange rentals at your request if you cannot use your weeks• Facilitation of internal exchanges between shareholders

STANDARD LEVY STRUCTURE
The costs of maintenance, upkeep and management are budgeted in the annual forecast for thecompany. The administration of these bills is done by an appointed Chartered Accountancy Firm.

FUNDING AND FINANCE
PROCESSPam Golding Properties (Pty)Ltd creates a private company, of which it is the first shareholder. Investorsare then invited to subscribe for these shares at the promoted share price. This company acquires theproperty and appoints a contractor to complete the unit, whereafter our interior designersfurnish the unit.
Each shareholder owns 1/13th share in the company and has an equal vote in the decisions of thecompany. The private company may be converted to a share block company once occupation commences,should the shareholders elect to do so.
FUNDING• Investors are required to deposit 15% of the purchase price on signature.• A further 85% is required relative to the stages of completion of the unit, and in instances of a completed unit, when the share is transferred.
