30 MALA Conference

Session 1

First Breakout Session

Mining the Gaps with Prospect-Centered Selling Patrick Leonard is a St. Louis native with deep roots in the senior housing industry. With his father being an operator for over 30 years, Patrick spent his formative years roaming the halls of the nationally renowned Gatesworth at One McKnight Place busy at play. Later, play turned to work, and Patrick held many different jobs within the community for the better part of 8 years. Even after his time as an employee concluded, Patrick continued to make frequent visits to the community to spend time with his aunt and grandpar-ents. Honing his sales and management skills across multiple industries through-out his career, Patrick has found his place in the technology sector for the past 6 years. When the opportunity came to dive in as Sherpa’s Senior Direc-tor of Sales back in 2017, there seemed to be no better place where Patrick could combine his years of success and passion for senior housing, technol-ogy and sales. Evan Kuo is a Missouri-raised sports enthusiast with a fondness for the Car-dinals, traveling, and volunteering with a local baseball program called ‘Mach1.' Evan brings the same drive, discipline and integrity he used in col-lege as a student athlete to his position as Director of Sales. He is passionate about building relationships, identifying the right solution for partner com-panies and honoring older adults through his work. When tasked with writ-ing a biography of his hero, he chose his grandfather—a U.S. Air Force vet-eran, engineer and brother to eight. It’s this regard and respect for individual legacies and traditions that makes Evan a perfect addition to the sales team at Sherpa. Evan’s senior housing career started during high school, where he served in the dining room at a local community. Upon finishing his MBA at Drury University, he went to work for Netsmart in the sales and marketing depart-ment, furthering his dive in Senior Housing. Working in communities and with clients over the last 5 years has continued to leave its mark on Evan. Today, Evan travels internationally to educate, encourage and enable senior living professionals to achieve optimal success through Prospect-Centered Sales and Sherpa CRM. Session Description: Success is a matter of time. Measuring the sales be-haviors that matter will help you maximize your relationships with prospects, align your sales culture with your mission, and ultimately increase conver-sions. When it comes to high functioning senior housing prospects, those considering a move based on desire as opposed to crisis, the impact of sales counselor activities on industry conversion rates have been historically unre-liable. Our research suggests there are key predictive "micro-metrics" that drive a prospect’s decision to ultimately move in.

Session 2

Traditionally, our industry has focused on transactional sales metrics that aren’t necessarily comprehensive or predictive of the effectiveness of an emotional senior housing sale. There is more to the sales process than in-quiries, calls, tours and move ins. Although these milestones in the sales process are necessary, we have found that mining the gaps in between are crucial to driving sales behaviors and results, through a philosophy called Prospect-Centered Selling.

With aging comes change and with change comes difficult decisions. This process can be emotionally challenging for an older adult. Overcoming emotional resistance requires spending more time with a prospect to con-nect and build trust, untangle emotional complexities and advance them to be ready to make life-altering decisions. In order to do so, more meaningful metrics are necessary. These metrics include Time in the Selling Zone, Time spent per lead worked, prospect planning, creative personalized follow ups, and measuring small advances in the sales process. To validate the science behind this belief, Sherpa, ProMatura and ASHA have partnered on a groundbreaking research study that explored the effi-cacy of sales initiatives in senior housing sales, across all care levels. In par-ticular, this study takes a deep dive into Prospect-Centered Sales®, and how this defined sales process can drive occupancy, optimize your marketing spends, and increase employee engagement. This presentation will share the results of the study and give practical application in implementing new "micro-metrics" and experiencing transformational results.

Second Breakout Session Tackling Staffing Challenges with Modern Engagement Practices Peter Corless is the Executive Vice President of Enterprise Develop-ment of OnShift, a leader in human capital management software for

post‐acute care and senior living. Peter is also currently the Associate Business Member President on AHCA/NCAL’s Board of Governors. Peter is a recognized HR leader in post-acute care and is well-known for his achievements at some of the country’s largest post-acute care organi-zations, including Kindred Healthcare and Genesis HealthCare. As an experienced, international chief administrative and human resources of-ficer, he developed strategies that reduced turnover, improved recruiting and hiring strategies, and reduced labor costs. Peter received his BA from the University of Waterloo and his MBA from York University’s Schulich School of Business.

Session Description: From bedside to boardroom, senior care com-munities are challenged with the need to attract, retain and develop their team members. A recent senior living perception survey revealed only 16% of respondents would consider working in senior living. In an increasingly competitive talent market challenged by caregiver short-ages, high turnover and an aging population with more sophisticated care needs, senior care providers must rethink their workforce strate-gies. That means evolving recruiting, engagement, and retention tactics to attract and develop talent.

Attend this session for a 360-degree workforce discussion and get insights into the key workforce issues that face the industry. Atten-dees will learn key tactics that provide a distinct advantage in the tal-ent search, including brand representation and utilizing the latest technologies to improve recruitment and better connecting with job seekers.

"Spring drew on...and a greenness grew over those brown beds, which, freshening daily, suggested the thought that hope traversed them at night and left each morning brighter traces of her steps."

–Charlotte Brontë "If people did not love one another, I really don't see what use there would be in having any spring."

– Victor Hugo

"That is one good thing about this world–there are always sure to be more springs." –L.M. Montgomery
