MINIMIZING COOKING AND SMOKING ODORS

While rare, sometimes cooking and smoking odors can be smelled in neighbor's condominiums

and/or in the halls. Even though units are separated by 2 sheets of drywall, a sheet of fire

resistant board, insulation & all electrical outlets sealed with fire putty, odors still can travel.

To minimize this nuisance, we suggest:

Keep the weather stripping on your front door sealed tight on all 4 sides. This stripping should

be maintained and replaced if necessary over time. Weather stripping is a unit owner responsi-

bility.

Any electrical outlets that do not have anything plugged into them should be covered with

something like a child safety plug or masking tape.

Never smoke in the bathroom with the exhaust fan running. The exhaust fans in the

bathrooms have a positive pressure to draw any odors out, however all exhausts vent to a com-

mon shaft so smoking odors may still permeate a neighbor's unit.

Keep your front door closed, and open a window or sliding glass door when trying to rid the

condominium of odors.

Lastly, there are air filtering systems you could purchase to keep inside your unit to help

dissipate smoke odors.

Condo living is community living. Please be courteous to your neighbors.

Thank you!

Tomi Andrews, Association Manager

Canine Club Dog Park at Gillespie Park

Less than a mile from Broadway!

The Canine Club at Gillespie Park features two separate fenced areas, one for big dogs and the other

for little ones, so all can run, play and have fun in a comfortable environment. The dog park also

includes doggie drinking fountains, plus newly planted trees, landscaping and shade structures. This will

be the second dog park in the city limits, with the other

located within Arlington Park. The dog park is located on

the north side of the park, near the corner of N. Osprey

Avenue and 10th Street.

Gillespie Park is at 710 N. Osprey Ave., Sarasota.

Home owners insurance policies have deduc-

tions/discounts for various building features

that most insurers will recognize. Broadway

Promenade has a wind storm damage

(mitigation) policy. We also have fire, smoke,

sprinkler, burglar alarm (secured doors - entry

with fob) systems that are key items that your

policy should show discounts for. Be sure that

your policy recognizes these

features to get the lowest

premium possible.
