PMA NEW ENGLAND UPDATE Page 1 New Project Highlights Arlington Central Fire Station— PMA has been asked by the Town of Arlington to continue to manage Phase II of the Town’s Central Fire Station Project. This project is located in Arlington’s Center of Town on Massachusetts Avenue. This project is in the planning stages (Drawing Assembly & Programming). The Central Station is a unique showpiece in the world of firefighting and public safety as it one of only a few octagonal shaped stations in the world. Belmont Light Transmission and Substation Project— PMA was recently awarded OPM for the construction of new underground transmission lines from NStar facilities at Alewife substation in Cambridge to new substation at 20 Flanders Road. The project also includes demolition/site preparation and construction of new municipal building housing equipment. Massachusetts Institute of Technology— PMA has been brought on once again by MIT this time to provide support services for planning, detailing and initiating an advanced procurement program for MIT Facilities for its building renovation and infrastructure renewal efforts. Malden Government CenterPMA is currently assisting the town of Malden in selecting architects and building sites for a new City Hall and Police Station. The City Hall and Police station are part of a larger Government Center Redevelopment Project, which support the Mayor’s vision for a revitalized downtown business district; reconnecting downtown with Malden’s Commuter Rail and MBTA subway station. Project Updates and Awards Thompson Elementary School— The building opened to students in September of 2013 on time, and below budget. Currently the contractor is completing punchlist items, warranty items, and completing commissioning activities. Bond Brothers— PMA continues to support Bond Brothers with schedule support on the Fitchburg State University Lab renovation project and the construction of new apartments for WIT. Both projects continue to track on schedule for a Summer and Fall 2014 completion. MassDOT— PMA continues to provide scheduling support to all six District statewide projects. During this month Joe Ruskowski was added to the team. Welcome aboard, Joe! MBTA— Jemil Ibrahim continues to support the MBTA as an on call IT support service. UMass Amherst Champions CenterSite and foundation work (early packages) have been ongoing since about August and are just about complete. Structural steel placement will start at the beginning of March. Bid opening, in January, for all remaining work resulted in a bid bust. New Project HighlightsArlington Central Fire Station— PMA has been asked by the Town of Arlington to continue to manage Phase II of the Town’s Central Fire Station Project. (and successful!) value engineering exercise to identify ways to decrease the project cost. This exercise resulted in a list of about 70 items that were presented to campus leadership for selection. Selections were made and now redesign is underway.

UMass Lowell Leitch + Bourgeois Residence Halls— The project team is running down the home stretch to complete the first dorm (Bourgeois) in time for the students to move from Leitch when they return from Spring Break on March 22. Final painting, flooring installation, etc. is occurring throughout.

Dudley Municipal Center— This project is currently 75% complete. Exterior masonry work (brick and stone) is approaching 90% complete. Interior activities are moving forward with preparation for above ceiling inspections, coordination of equipment start-ups, initiation of commissioning coordination. The project is currently trending ahead of schedule by approximately one month with substantial completion targeted for November, 2014.

MIT Investment Management Company — PMA has been asked to continue its work at 130 Brookline Street, Cambridge. PMA previously completed the core and shell upgrades to this building. Currently PMA is working as the landlord liaison for a tenant fit-out project for 24 M, as well as managing a speculative Lab at 130 Brookline Street, Cambridge. Both projects will complete the fit-out of this building for MITIMCo.

Weston Police Station— This project includes the demolition of the existing police station, building a temporary station to house the Police department during construction, and the building of a new state of the art facility. This project is in the planning stages. Drawings continue to be refined as PMA meets with the town’s Permanent Town Building Committee, Working Group, and Town officials.

North Andover Fire Station— This project is in the programming stages and will eventually continue the Town’s Capital Improvement Plan to build a new fire headquarters located on Chickering Road. PMA currently meets with the Town’s Design Advisory Group as well as Town officials to assemble the design for the new fire station.

North Reading Middle High School— The North Reading Integrated School is currently about 40% complete overall. The high school and shared core spaces (media center, cafeteria, gymnasium and auditorium) is

approximately 70% complete overall. We’re on schedule for an August opening for the high school and shared core spaces. The Middle D e m o l i t i o n and Renovation is on schedule to begin the first of July following the end of this current school year. The onsite waste water treatment plant is progressing and on schedule for a May 15, 2014 full test with the DEP. All work is tracking on schedule.

MLSC Life Sciences Facility Project— The project is currently in the Schematic Design Phase through the end of March 2014. In parallel, the procurement of a CM-at-Risk Management firm has been ongoing since December 2013 with the intent to have a firm on board by mid March 2014. The Design Development phase will follow starting in early April through mid July 2014. The project is scheduled to start construction late November 2014 and complete for Owner Occupancy in January 2016.

Shire Pharmaceuticals— Shire’s 2014 $40m capital budget has been rolled out and PMA’s team of Oliver Sinprasertwong and Dennis Lucey continue to provide project cost and schedule control, as well as contract admin services.

NSTAR— PMA is continuing our long term relationship with NStar by providing schedule support, long term planning support and cost control support. During the past month we have added two additional PMA team members at NStar: George Dalton and Reddy Pasham. Welcome aboard!

Southern New Hampshire University Learning Commons— Up at SNHU we have fully enclosed the building, completed the spray fireproofing and sprinkler

pipe rough-in. We are continuing with the installation of the MEP rough-in, rough framing, elevator, exterior sunshades, and the stone veneer. Our next activities to begin are the IPE wood and zinc metal siding. We are forecasting a completion date of July 23, 2014.

Hudson Quinn Middle School— We continue to work down the Project punchlist, and working on finalizing some commissioning issues. It is anticipated that all issues will be resolved and Final Completion issued by the middle of the summer. Boston Public Library Johnson Building Improvement— The CM, Consigli Construction has fully mobilized on the Blagden Street side of the Library with trailer and laydown areas as well as exterior scaffolding stairs to provide worker access to the Phase I - 2nd Floor workspace. The demolition and abatement for Phase I is well underway with actual renovation work planned to begin in April/May.

Sherwood Middle School— The project is in the close-out phase, a Certificate of Commissioning Completion was issued by the Commissioning Agent in February of 2014, and final payment to the CM-at-Risk firm will occur in late Spring of 2014 upon the completion of a second growing season and the final acceptance of the baseball field and landscaping.

Tahanto Regional Middle High School— This project is currently in closeout phase.

Shrewsbury Library— With design underway on the Shrewsbury Public Library Renovation and Expansion Project, a CM-at-Risk Contract has been awarded to Fontaine Brothers, Inc. of Springfield, MA. The CM will provide eight months of preconstruction services, followed by a Guaranteed Maximum Price (GMP), with a ground-breaking anticipated in November of 2014.

Harvard University Planning & Project Management Owner’s Project Management Services — PMA will continue to support the Harvard Planning & Project Management group and provide Owner’s Project Management services for several projects at the School of Public Health in the Longwood Medical Area, and two projects in the Allston Science area. Construction will be commencing in March 2014 on the first Allston Science Enabling project that will continue the overall development of Harvard properties in Allston.

Boston Landing— The foundation walls are nearly complete and underground plumbing installation has begun.

Essex Technical High School—Phase One of the Essex Technical High School project, the farmstead, is substantially complete. Teachers, students and animals have been relocated from the old farmstead buildings to the newly constructed Farmstead. The old farmstead is currently being demolished to make way for new athletic fields. We are approximately 80% complete on the new 337,000 academy and shop buildings.

Publications and Presentations

This past January 21st, 2014 PMA Technologies hosted the 4th Annual NetPoint & GPM Conference in Orlando, FL, with the participation of over 40 clients, industry experts and students, as well as over 20 PMAers from across the country. Speakers and participants came from a wide range of industries and firms (Gilbane, Walt Disney, Jacobs, AstraZeneca, Walsh Construction, etc)and shared innovative applications of how NetPoint is being used in managing construction projects and beyond. From our Boston office, Angel Arvelo gave a presentation on how PMA has been using NetPoint as a tool in providing planning and scheduling services to the Massachusetts Gaming Commission. Planning for Success: Development of the Mass Gaming Commission highlighted the unique aspects of NetPoint and the key role it has played in the coordination and development of the Licensing and Regulations process for the Slot Parlor and Casinos that are coming to the State, as well as assisting the internal growth of the agency.

Business Development

PMA presented an exhibit on NetPoint at the 2014 Midwinter Meeting of the American Bar Association (ABA) Forum on the Construction Industry in Nassau, Bahamas. PMA’s Gary Jentzen, Rich Martone, and Glenne Bachman attended sessions on construction risk management, scheduling and change order analysis.

Office News and EventsThe Braintree office hosted its internal OPM Summit on March 6. Presentations included a session on current marketing efforts, lead generation and how to effectively network presented by Walker Dunn and Glenne Bachman. Chad Crittenden and Jeff Wetton presented on the topic of Change Requests/Reviews and their funding under Massachusetts General Law Chapter 149A. They discussed the process we go through on our CM contracts including:• Initial GMP establishment of Holds, Allowances and

CM Contingency• Receipt and processing of Changes – content, scope

and pricing• Funding allocation, authorization and draw-down• Use existing project information/documents/

tracking/logs, etc.

People News

The Braintree office has recently hired three new schedulers. Reddy Pasham has joined the PMA/NStar team working with Scott Osika and others at the Westwood location. George Dalton is providing schedule support services to the NStar locations in Plymouth and New Bedford. Joseph Ruskowski is assisting Wayne Beauregard and others in the Braintree office, initially working on the MassDOT Statewide Road & Bridge projects.
