Customized Marketing Plan

Every home has unique traits that should be focused on when marketing it. To successfully expose your home to the greatest number of qualified buyers, I will create a customized marketing plan that will utilize some if not all of the following strategies:

Digital Photos: My photos will highlight your home’s best features and highlight the little details. Photos are then posted to the Florida MLS and used throughout our marketing plan.

Colorful Flyers: I will create a full color flyer with photos which summarizes the most important features of your home. These flyers are provided at open houses, showings, displayed in my office window and given to all interested customers.

Virtual Tours: 360° virtual tours will give buyers a chance to “walk through” the home before they schedule a showing.

Open House: I will coordinate and organize an open house to provide prospective buyers and agents a chance to preview the home.

Home Staging: Vacant home? I can contact local home staging professionals who will prepare your home for the market. Home staging is the art of making a home look visually appealing by highlighting it’s best features and identifying a room’s purpose. While selling an empty home shows the spaciousness, it makes it difficult for buyers to recognize spatial boundaries.

Open House Real estate professionals stage open house events to provide potential buyers an opportunity to view homes they're interested in buying. Prospective buyers can inspect the home and its amenities, inside and out. Here are a few important things to keep in mind regarding your open house:

1. Hire a babysitter or dog-walker. Even if you plan to stay home during the open house, your children and pets should not.

2. Advise your immediate neighbors that you will be holding an open house for your property. This will explain the unknown cars and people at your house that day.

3. Add final touches to make the house look its best. Refer to the indoor/outdoor checklist included in this packet.

4. Anticipate buyers' questions. Think about buyers' practical needs and probable questions, and advise me of the answers before the open house.

Estimate the walking or driving time to important locations like grocery stores, schools, or nearby bus stations. Buyers may want to know important facts about the house, too, like the age of the roof, the date upon which the water heater was last replaced, or whether there's insulation in the attic. Please make sure you let me know this information

Understand your legal obligation to disclose material facts about the property. This may mean having copies of pest or inspection reports ready.

5. If you are going to attend the open house, be prepared to talk with potential buyers. Make small talk about neutral subjects, such as family and neighborhood. Never volunteer personal information that may be used against you.

Most buyers form an impression of whether or not they like the home in the first 7-10 seconds of arriving. These critical seconds are usually spent in the entry way. Once buyers form an initial opinion they will spend the rest of their time looking for things that confirm that original feeling, either good or bad. Staging your home is an essential part of the selling process in today's tough real estate market. As you already know, the current market is saturated with homes. This makes the level of competition very high. Staging your home is a marketing tool that will make your home stand out above the rest. Buyers spend an average of only five to six minutes touring your home. During these few short minutes the most important thing that can happen is for the buyers to feel like your home is welcoming, appealing, and attractive. You want the buyers to be able to see themselves and their family living in your home. If this doesn't happen, these potential buyers will continue on to the next house on their list. Preparing your home properly will make it more marketable by emphasizing its best selling features while at the same time minimizing its least desirable features. Timing is everything so get the work done before your home hits the market. More people will come through your home the first five to ten days that it is on the market than at any other time. The power of first impressions is essential to a quick sale. Make sure that your home is in top shape to survive the scrutiny of even the pickiest buyer and you will ensure that second look.
