In accordance with your instructions, we now take pleasure in enclosing our report and Market Valuation of the landlocated in Al-Hamdania district, and east of the highway (Al-Haramain) in Jeddah city.
After examining the surrounding area adjacent to the property, we attach herewith the following report which provides thenecessary data and the conclusion for arriving at the estimated market value.
The subject of this report comprises a land with a total area of 799,413.64 square meters according to the attacheddocuments.
Considering location of the property, current market conditions, and prevailing market transactional information, we areof the opinion that the market value of the subjected land is SR 554,321,039 (Five Hundred Fifty Four Million ThreeHundred And Twenty One Thousand And Thirty Nine Saudi Riyals Only) as at 31/12/2019

In preparing this report, we relied on the information provided to us by theclient and assumed that it was correct and we relied on it to get the results ofthis report. We also relied on a package information and data from Century 21and from the previous evaluation work, the ongoing field survey and thecompany's research and research department.

Analysis of variables in the real estate market:
The project is located within Al - Hamdania district which is characterized by medium density developments and middle-incomeresidents. The proximity of Al - Hamdania district to the middle and high-income businesses in the northern areas of Jeddah hascontributed to the increase in the demand for real estate in this area.
The surrounding area has also positively impacted the level of prices, as the surrounding areas of the project are witnessing highurban movement, particularly in the construction of residential villas and residential apartments, all of which will contribute tothe future.
