Signature Closers, LLC was founded in May 2006 by Mark Fleming Jr in Colum-bus, Ohio. Our company has grown con-sistently over the past several years and has been recognized on the Inc. 500 list of fastest growing private companies in America in 2014 (#140) as well as in 2015 (#398). We were featured in Business First in Central Ohio on the “Fast 50” in 2014 (fastest growing private company in Cen-tral Ohio) and again in 2015 on the “Fast 50” in Central Ohio.

Our staff consists of 15 full-time team-mates and 10 part-time teammates. Many of our full-time teammates have experi-ence as escrow officers at title companies, Notary Signing Agents, and various roles at multiple lenders including VP of Com-pliance and Processor. We believe this ex-perienced workforce is one of our key dif-ferentiators from our competition. We have developed a reputation in the industry for innovation, technology, and a high-level of customer service. We believe that this suc-cess is a direct result of our focus on peo-ple, process, and technology (in that or-der).

Our philosophy as a company has always

been that we are an extension of our title company clients. We believe in the importance of creating the highest possible level of service for anyone that has an interaction with our company.

As a growing business, we are chal-lenged with continually looking at ways to improve that experience for our cli-ents and their borrowers, our employ-ees, and our notary signing agents.

For our Notary Signing Agents, we do our best to provide a consistent, trans-parent, and honest interaction with our company. We are consistent in our pay-ment timing as well as our application of our policies and procedures. We be-lieve a sense of stability fosters a strong partnership. We appreciate sign-ing agents that are looking at ways to improve their service, maintain a high degree of accessibility, professional-ism, and accountability, and of course those that genuinely share our commit-ment to a high level of service.

a reality so I believe it will be important for notary signing agents to stay up-to-date on the newest technology available. Our goal will be to continue to educate them in this area.

In the short-term, we anticipate refinances will continue to slow and purchase business will continue to grow. As a signing agent, this will mean an even greater focus on ex-ceptional customer service as purchase transactions tend to involve white glove ser-vice for all parties at the closing.

Our company is focused on continuing to re-invent ourselves and our technology to better serve our partners (clients, signing agents, and employees) and to continue to be recog-nized among the best signing services in the United States. We hope you’ll choose to be a part of our journey.

The question was: When completing a notarization, which county should you use on your certificates.

The answer: C: The county where the signing is taking place.

Here are those that answered correctly. Great job!

TIP OF THE MONTH By: Carol Ray

Due to the new security requirements for borrowers here is a tip that may help you to enhance security when downloading documents.

Rather than downloading documents to your computer, download documents to a flash drive. You can print from the flash drive and keep the documents on the flash drive until such time as you are sure you will no longer need them. It is a good idea to keep them at least until you have received payment for the signing. There have been times over my years in this business when I received a call that I had not in-cluded a document in my return package, or that I had neglected to have the borrower’s sign the docu-ment. Upon checking the documents received I found in almost every instance that the document in question was not included in the package in the first place.

Keep the flash drive disconnected from your computer when not in use and delete the file from Down-loads on your computer then delete from your Recycle Bin.

There are programs available that will erase items from your computer, but I have yet to find one that is

easy to use and works well. So, in the meantime, protect yourself and the borrower’s by taking these pre-

cautions. If someone were able to access the documents it could be devastating to the borrower’s con-

sidering the personal information contained in these documents.

course Christine emphasizes the im-

portance of perseverance; “Don’t give up!

Network. Market. Reach out to local title/

escrow companies as well as local loan of-

icers. Try the Loan Oficer from your own

home loan, etc. Talk with your realtor

about possible networking connections.”

Most importantly however; “Waiting for

calls to come in was one of the most difi-

cult aspects of starting up and Carol Ray’s

mentoring played an integral role in my

success.” Christine continues to encourage

others to really know how to run a busi-

ness, educate yourself about all the “nuts

and bolts” of business ownership includ-

ing knowing how to pay taxes. She contin-

ues on; “Keep diligent notes, retain all re-

ceipts, maintain a log of your mileage and

trip itemizations, etc. If you can afford it,

build a website and buy business cards to

share with general notary work (GNW)

clients and businesses.”

longtime student of Notary2Pro is just one of

those success stories. She didn’t know anything

about the Notary Signing Agent business and

was encouraged by a friend to look into it. Chris-

tine did her research, joined several organiza-

tions, and took multiple training courses.

“I strongly recommend educating yourself as

much as possible including taking all 3 courses

that Notary2Pro offers: Loan Document Signing

Specialist, Professional Signing Agent, and Re-

verse Mortgage Specialist courses. These cours-

es are very reasonably priced and are worth

their weight in gold and will save you much frus-

tration and possible notarial errors. Also, take

the Direct Closers training (Certiied Master

Closer). This is very reasonably priced and is

video-based training. Many apply for their No-

tarial Commission and believe that is all there is

to it, but there is so much more to know in order

to perform work as a professional, ensure that

your business thrives, and to keep yourself out

of hot water.”

Although she is successful today it wasn’t that

way in the beginning. When Christine irst start-

ed out it took her about 9 months to really see

her results pay off. She continued to market her-

self and said that was her biggest challenge.

When asked about whether everyone is cut out

to be a part of this industry, Christine stated,

“This is a business. You should treat it as one

and do the research and determine if there is a

good it for you to perform this type of work be-

cause it’s not the proverbial ‘cake walk’ that

One of the things I enjoy doing is playing poker. On Friday and Sat-urday nights there is a local res-taurant which has a small poker room where the locals gather to play low stakes live poker games. This tiny casino is licensed, legal and a lot of fun.

One recent Saturday night I was playing Texas Hold’em and got to talking with a very nice woman who happens to be the only Real Estate Broker in this little town in the California Delta. She men-tioned to me that she had just se-cured a listing on 14 homes which were almost completed and ready for sale. My ears perked up and I asked her how she handles the

signing of the loan documents. She told me that the title compa-ny usually takes care of this but that she had the ability to do whatever she wanted.

She knew that I was the owner of Notary2Pro but did realize that my husband still does signings. I personally no longer do them my-self due to the demands of run-ning the business training nota-ries to become Professional No-tary Signing Agents. After talking for a little while it was decided that when these homes are sold and documents are ready, she will call us and Bill will be able to handle the signings on all 14 properties.

So the lesson here is; always

let people know what you do

for a living, let them know

just how good you are at

your job and never miss an

opportunity for new busi-

ness.

New question for March: How many executed copies should we leave each borrower of the Notice of Right to Cancel?

Should blank copies be left with the borrower?

Both answers must be correct.

I am talking about the background checks from a company I send my students to for their back-ground checks for $55.00 done in a few days, and the NNA background checks for $65.00 done in usually 4 days to two weeks. These reports are both issued by Backgrounds Online based in Sacramento CA and contain exactly the same required criteria!

Something has to be done about companies only accepting the NNA background checks which

can lead to extra additional expenses to the notaries. If any of my students have submitted a

background check from the company we recommended you use, and it is not being accepted, call me at 916-777-5931. I will fight for you and present the two identical background checks

which were completed for my husband to the company. This is clearly a monopoly situation and if you have any ideas as to how to present this to proper authorities I would welcome the help.
