The Ainbinder Company recently commenced a major renovation of The Centre at River Oaks located at the intersection of Kirby Drive and West Alabama in Houston, Texas, The Centre at River Oaks is located in the heart of one of the most affluent areas of Houston. The l00,000 square foot mixed use project contains approximately 50,000 square feet of specialty retail, 25,000 square feet of boutique office and 25,000 square feet of medical office. According to Bart Duckworth, President of The Ainbinder Company, “The major renovation was required following the bankruptcy of Borders Books and Music. We were fortunate to find two quality tenants to take the entire space but this required us to divide the two story space formerly occupied by Borders. Ulta Beauty is leasing the first floor space (9,500 sq.ft.) and Texas Children’s Pediatric Associates and Texas Children’s Hospital is leasing the entire second level (25,000 sq. ft.).” Ulta is projected to open in October, 2012 and Texas Children’s Hospital will open in March 2013. In addition Pesce Restaurant is being replaced by Brio Tuscan Grille. Brio has significantly remodeled the space to achieve their signature look and is scheduled to open in mid August, 2012. Mr. Ed James and Mr. Lance Gilliam of UCR Moody Rambin Page represented The Ainbinder Company in all of these transactions While Mr. Jason Baker of Baker Katz represented Texas Children’s Hospital, Mr. Dean Lane of New Quest Properties represented Ulta Beauty and Mr. Nick Hernandez of Transwestern represented Brio Tuscan Grille. A number of specialty retailers continue to operate in the center such as Norton Ditto, Fleming’s Steakhouse and Wine Bar, Muse, The Tasting Room, The Anti- quarium, Pearle Vision, The Lash Company and JP Morgan Chase Bank.
