Contract SigningHadar Homes to prepare and present a fixed price HIA building contract, final budget, contract plans and project specifications.

Prior to Construction CommencementOnce all necessary approvals are received:• Material orders placed with suppliers• Client file ready for site start and allocated dedicated construction

supervisor• Appointment booked at office or site for a pre site meeting with client,

the new home consultant and the Construction Supervisor.

Post Contact SigningHadar Homes to lodge plans to obtain building permit and any other necessary council approvals/requirements (e.g. build over easement, protection work notices) It is the client’s responsibility to submit and obtain town planning approval prior to Hadar Homes obtaining a building permit. Hadar Homes to order developer approval (if required)

Client Requirements• Provide a legible copy of land contract or title including plan of subdivision• Attend appointment with sales consultant at a Hadar Homes display centre to

discuss design selection, and options• Nominate approximate siting of house design on the block of land• Finance qualified by bank or broker and provide evidence.• Note: $2,500 deposit is non-refundable

Client Requirements• Budget estimate and contract appointments conducted at local offices/display• Colour selection appointments conducted at local offices and chosen from seven

internal and external colour palettes.

Client Requirements• Budget estimate appointment to be conducted at regional office or display homes• Review the budget estimate and preliminary plans• Sign the budget estimate and pay a further deposit of $2,500• Confirm lending institution and provide pre-approval (if applicable) or owners

capacity to pay• Provide proof of ownership of land (if settled) or Settlement date OR• Updated progress of subdivision

Client Requirements• Client to approve final budget estimate, final specifications and final working

drawings to proceed to contract preparation.

Note: Costs incurred by Hadar Homes are non-refundable once working drawings have been ordered

Client Requirements• Attend the colour selection appointment with New Home Consultant• Client to bring any sample/research that is relevant to selection appointment

Client Requirements• Sign HIA fixed price contract and pay balance of 5% deposit• Sign the contract plans and project specifications with your new home consultant.• Confirm land ownership and lending information if outstanding.• Note: Further variations may incur a further $300 administration fee.

Client Requirements• Provide proof of land ownership or land settlement date• Provide signed mortgage documents and/or owners capacity to pay (as approved

by Hadar Homes)• Attend appointment at office or site for a pre site meeting with the new home

consultant and the construction supervisor.• Refer to HIA contract section C – ‘Before Work Begins’

All progress payments as per HIA payment schedule listed in HIA contract.

Payment is required in 5 (five) stages:1. Base – 17.5%.2. Frame – 17.5%.

3. Lock up – 30%.4. Fixing – 20%.5. Completion – 10%.

These five progress payments conclude the total 100% including client’s 5% deposit already paid at contract stage.

Documentation Preparation (on acceptance of Budget Estimate)Hadar Homes will proceed to:• Order final plans• Prepare the final project specification• Order preliminary 6 star energy efficient rating or BASIX (NSW)• Order the engineered slab design• Hadar Homes to provide a standard Housing Industry Association (HIA)

contract for client review

SettlementFinal inspectiton (practical completion) of your new home to be carried out. Settlement of your new home will be 7 days later
