The wind of change is shaking up our long-time profession of real estate. We now know that tomorrow's buildings will be connected, virtuous and packed with services, and will openly embrace the city. The revolution in building uses that all of us are now seeing means that we must reach out directly to the people who use our offices, hotels and homes.
In 2016, the Board of Directors focused particular attention on the basic drivers of this fundamental shift. With our support, the Foncière des Régions management teams have accelerated the process of integrating every skill in the real estate value chain in all our operating locations: Italy has now integrated property management, Germany has integrated residential development, hospitality is bringing property ownership together with hotel operation and France is launching its own coworking business. We have further asserted our European identity by establishing a base in Spain and strengthening our presence in Germany. All of these exciting challenges are requiring everyone to think outside the box, and are broadening the perspective of Foncière des Régions teams around Europe.

The Board of Directors is also continuing to apply its dynamic ap-proach to governance. It has further expanded its palette of skills by welcoming two new women as directors, and has therefore achieved the legal requirement of 40% representation a year before the dead-line set by the French government. 2016 was a record year in terms of real estate and financial performance. We are able to repor t s t r o n g f i g u r e s . W e invested more than €2 billion, the majority of which was focused on Paris, Berlin and Milan.
At the same time, we disposed of €1.6 billion of non-strategic assets. The net outcome has been to improve the qualit y of our portfolio, which is now structured around our four strategic business sectors of Offices in France and Italy, Hotels in Europe and Residential in Germany, and focused it on the most dynamic cities in Europe.
Cities are diverse places, and the uses they make o f r e a l e s t a t e a r e equally diverse. Thanks to our exper tise and local presence, we are
well placed to work alongside our partners, and especially local authorities, in envisioning and building new urban models in which the separate functions are closely connected with the aim of responding effectively to new lifestyles on the way we work, live and consume goods and services in today's world. One thing is very clear: synergies between different types of use are becoming stronger all the time.

SO WHAT IS YOUR KEY MESSAGE FOR 2017?
Throughout its history, t h e F o n c i è r e d e s Régions model has been built on partnerships with key account clients to whom we provide the assets, and then become our long-term tenants.This positioning
in the market is now more relevant than ever. But the revolution in how buildings are used is shifting the cursor, so that the focus is now on the end user. We now need to reach out to users themselves, think in terms of uses rather than square metres, and push innovation forward.
That's why we are launching a coworking initiative developed in-house by a dedicated team. It will be rolled out during 2017, beginning with the opening of an initial 2,300 square metre facility in the Calypso building in Marseille. We plan to open between 10 and 20 of coworking spaces in France between now and 2020.
The industry is doing well , and the wider business environment is still encouraging for
investment in real estate. Our shareholders share our strategy and we have their support and trust. Our teams are in place, motivated, highly skilled and ready to innove. Our development pipeline has doubled and now stands at €4 billion worth of projects. We are also opening up new opportunities, and the record site occupancy rate of 96.7% shows that we are making the right choices. Foncière des Régions is well prepared to continue to grow and consolidate its position as Europe's preferred real estate company among users.

ITALY MOVES INTO PROPERTY MANAGEMENT The Italian market has returned to growth, and the strategy adopted by Foncière des Régions in 2015 is paying off. The portfolio occupancy rate is up by 3 points to 95.5%, and the successful pre-marketing phase of the first Symbiosis scheme building confirms the appeal of this business park south of Milan. The Group believes that the time is right to expand its expertise and build on its client relationships by bringing property management in-house. This move doubles employee numbers in Italy, and positions its teams closer to the product and to users.

Café/Office, project platform, meeting space or innovative event venue, ready-to-use private office or a shared workspace: Foncière des Régions is exploring the needs of its clients and launching a new package of services and flexible workspaces available for on-demand booking located in coworking centres of between 2,000 and 5,000 m2 in its city centre buildings. The result is the availability of new workspaces designed around the needs of mobile clients, and the opportunity for tenants to combine a traditional lease with spaces available for rent by the hour, the week or even the month: maximum flexibility in response to business needs for more space... or less.
