Physical security is defined as security measures that are designed to denyunauthorized access to facilities, equipment and resources, and to protectpersonnel and property from damage or harm (such as workplace violence, theft,or terrorist attacks). Physical security involves the use of multiple layers ofinterdependent systems and techniques. The physical (environmental) securitydomain addresses threat, risk and vulnerabilities to an organization and with asecurity program you are able to remediate risk to the greatest extent possible,through the use of security countermeasures and procedures.

Building Condition Assessments (BCA’s) are one of the fundamental tools that arerequired to ensure the Sustainability of our Infrastructure (our buildings, roads,bridges, underground and other civil infrastructure). This is particularly advan-tageous where a portfolio manager needs to know what building needs and costscan be anticipated on an annual basis, not simply for one year but for many years.

This presentation on Building Condition Assessments will talk about: 1) Why BCAs are helpful tools2) Importance of establishing purpose and clearly defined scope to a BCA3) How BCAs are structured and conducted4) How these studies are used to establish building maintenance/repair/

rehabilitation needs and cost estimates5) The benefits to a building owner or portfolio manager toward the on-going
