Contractor Questions Question –

Completion schedule of 120 days from NTP including permit time and shop drawing review is unrealistic. Can the schedule be extended?

Response –

It was the Owner’s intent to have all the work required by this Project completed within One Hundred and Twenty (120) days of issuance of a Notice to Proceed. However, this is a negotiable schedule. Accordingly, the Schedule section of the Proposal Form has been revised to require that the Bidder indicate its ability or inability to meet this intended schedule. The revised Proposal Form is included as Attachment C to this Addendum No. 1.

Question –

The AIA 201 2007 General Conditions for the contract are not printable. Please provide an unprotected copy of the General Conditions for printing.

Response –

There is no protection on the document. Suggest you open the file, save it to another location and then try and print from the saved file.

Question –

Are all wood flooring framing members to be pressure treated or only those members in direct contact with the concrete structure? Response –

All timber floor framing is to be pressure treated.

Question –

Please provide basis of design aluminum window manufacturer and model number.

Contractor shall provide Corbin Russwin (System 70, L4 keyway, 6 pin) cylinders and cores. Final keying to be provided by DSPC.

Please confirm all drywall to be finished to level 4 finish. Response –

All drywall is to be finished to level 4 finish.

Question –

Section 9 on A6 appears to show a sheathing/decking material over the steel channel purlins. We can’t determine the decking material or thickness from the plans please advise. Response –

The roof sheathing/decking shall be 3/4” exterior grade plywood sheathing.

Question –

Ref section detail1 / A6 the soffit shown above the inspection table appears to have a header of some sort. Please specify header material, size and configuration. Response –

The soffit is to be hung from the roof structure above and braced laterally by the diagonal braces shown in the referenced detail. What appears to be a header at the bottom of the soffit should be a cold-formed track of the same size and the vertical metal studs.

Scope of Work

The Scope of Work for the Project was reviewed and includes the following:

Building Construction –

� Perform selective demolition of existing structural systems and building enclosures; � Construct reinforced concrete foundation mat, piers and elevated floor slab; � Fabricate and install structural steel frame; � Install new metal stud exterior enclosure walls and partition walls; and � Install corrugated metal wall and roof panels.

Interior Construction –

� Supply and install new electric systems and fixtures including tie-in to existing electrical system:

� Supply and install new plumbing systems and fixture including connection to site water distribution and sanitary waste systems;

� Supply and install new HVAC systems; and � Supply and install new install interior finishes.

8. Bid Form

10. Additional Discussion Items

J Utility Trenches

Bidders should plan on having to make utility tie-ins during off–hours

Bidders should plan on having no more than twenty feet of exposed, open trench at any given time. Covering open trenched with road plates is acceptable.

J Working hours

There are no standard working hours at the Port. Contractor will have 24 hour, seven day a week access to the site.

11. Vendor Questions

� Question

Can the existing bird netting be removed during construction?

� Response

Yes. The existing bird netting may be removed during the construction period, but must be reinstalled at the end of the construction period. Bird netting that currently extends over the portion of the inspection platform that will be renovated does not need to extend beyond the new soffit/knee wall line upon reinstallation.

LIQUIDATED DAMAGES Owner and Contractor recognize that time is of the essence of this Agreement and that Owner will suffer financial loss if the Work is not completed within the times specified plus any extensions thereof allowed in accordance with General Conditions. They also recognize the delays, expense, and difficulties involved in proving the actual loss suffered by Owner if the Work is not completed on time. Accordingly, instead of requiring any such proof, it is agreed that as liquidated damages for delays (but not as a penalty), Contractor shall pay Owner the Liquidated Damages as indicated in the Contract Documents for the time worked after the time specified for Substantial Completion until the Work is substantially complete. After Substantial Completion, if Contractor shall neglect, refuse, or fail to complete the remaining Work within the time specified for completion and readiness for final payment or any proper extension thereof granted by Owner, Contractor shall pay Owner the Liquidated Damages as indicated I the Contract Documents for each day that expires after the time specified for completion and readiness for final payment. CANCELLATION OF CONTRACT With the acceptance of this contract, it is to be understood and agreed that should this project be stopped for any valid reason by the Owner, the cost of all work completed to date and any materials which cannot be returned for credit or have been ordered and cannot be cancelled will be paid in full. Contractor shall be entitled to a fee applied to the cost of the work and materials completed at the time of the notice of cancellation as determined by the owner. All materials purchased from the Subcontractor shall become the property of the Owner and shall be delivered to the job site.
