OBSERVATIONS:
1.1 Three (3) roof leaks were observed at the interior of the gymnasium (See attached annotated floor plan):
- Over bleachers at west end of south wall (photo 1)
- At 3-point line at far (west) end of court)
- At east wall and on wall mats (photo 2)
- Two of these leaks had been reported the previous Friday (10/27/17) by Adam Furno and the 3rd was noted by Matt Wojcik on Monday morning (10/30/17).
1.2 Water marks were observed at ceiling of equipment room (photo 3) and locker room (photo 4).
- These water marks are at the underside of where the locker room roof meets the east wall of the Gym.
1.3 Source of this water is yet to be determined, and may be from a failure of the locker room roof or water infiltration within the east wall.
1.4 Ponding water was observed near the roof edge at the southwest corner of the gym roof (photo 5).
- Numerous seams and patches are within the area of this ponding water.
- One lifted seam was observed at this area (photo 6), which is within the zone of the leak above the bleachers at the interior below.
1.5 A heavily patched area of membrane at the vertical parapet of the east wall was observed at the zone above the water leak at the interior of the east wall below (photo 7 & 8).
- It was observed that there is no sealant under the bottom edge of the aluminum drip edge/fascia;
1.6 The east wall (photo 9 & 10) includes the upper parapet/ roof edge of the Gym roof, an aged window and aged masonry.
- The Architect recommended a testing program to determine the source of the leak at this east wall, starting low and working up:
o lower (locker room) roof/ wall intersection,
o window assembly

o upper parapet assembly
1.7 Other deficiencies and areas of concern were observed, including:
- Termination of roof system and ends of parapets (photo 11) have open edges of membrane;
- Patches without sealant at edges (photo 12);
- Mike Fitzpatrick noted that the sealant around the edges of roof patches were tooled flat rather than maintaining a raised form to channel water away from the edges of the patch.
- Regularly spaced membrane patches along tops of parapets at east and west ends of Gym roof (photo 13); What was the reason for these patches?
- Open joints at laps of stainless steel through-wall flashing are not sealed (photo 14).
1.8 The Architect recommends the following actions:
- Notify roof system manufacturer (Versico) that the roof system has developed leaks and request inspection of roof by manufacturer’s technical field representative to confirm required repairs to maintain warranty;
- Water testing of east wall to determine source of leaks at east wall as noted above.
1.9 Adam Furno noted that Greenwood Industries (Roofer and GC for the roofing project) was notified of the leaks and were on their way to visit the site.
- The Greenwood rep was delayed due to power outage at his home over the weekend due to the heavy wind storm.
