The sewer gases appear to be stronger when the pump is operating and the air handler is energized. It appears the main air handler utilizes the ceiling cavity for return air. The return air plenum also contains old cast iron sewer vent pipes. These pipes were reused during the last renovation over 15 years ago and are failing. The air handler appears to be extracting the sewer gas from above the ceiling thru these old pipes and distributing it throughout the classrooms. The boy’s restroom at the end of the building is also not fully isolated from the classrooms. There are numerous openings in the walls between the restrooms and the classrooms. In review of the old blue prints, the existing sewer system still exists within this facility and is being used in conjunction with new PVC pipes in most areas. The recommended solutions to resolve the sewer gas issues are as follows:

• Convert the return air plenum to a ducted return system. This can be done by extending the ductwork in each classroom and connecting directly to the classroom space.

• Remove the older sewer system within the restrooms and labs. Replacing the existing cast iron piping with Schedule 40 PVC pipes within the building. This would allow for a proper sealed system.

• Repair walls between classroom and the restrooms air tight. • Replace the existing sewer system on the outside of the building near the labs and install

a properly vented system for these labs. • Remove old piping from entering the building if not being reused and capping the mains

outside. • Re-pipe the boys restroom floor drain and provide a working trap.

The cost associated with the items listed above is estimated at $44,000. DDC Engineering believes the work should be done during the next school vacation break to avoid further issues. If further information is required please call my office at 321-633-4522. Sincerely

ARTICLE 1. GUARANTEED MAXIMUM PRICE (GMP)

1.1.1 Guaranteed Maximum Price (GMP): Construction Manager guarantees that it shall not exceed a Guaranteed Maximum Price (GMP) of Ninety One Thousand Four Hundred Forty Five Dollars and Thirty Nine ($91,445.39) for the identified Sub-Project. 1.2 Basis of the GMP: 1.2.1 Construction Documents: The Scope of Work for the GMP shall be as defined in the

Construction Documents, prepared by DDC Engineering Inc,, titled HVAC/ Plumbing Modifications Westshore Jr./Sr. High School and dated (December 28, 2015).

1.2.2 List of Contract Documents attached as Exhibit C-1. 1.2.3 Exceptions, Clarifications and Exclusions: The Scope of Work defined in the Contract

Documents shall be modified and/or clarified as shown in attached Exhibit C-2. 1.2.4 Truth-In-Negotiation: The Construction Manager certifies that the wage rates and other

factual unit costs supporting the compensation are accurate, complete and current at the time of execution of each Sub-Project of which this certificate is a part. The original price and any additions thereto shall be adjusted to exclude any significant sums by which the Owner determines the Sub-Project amount was increased due to inaccurate, incomplete or non-current wage rates and other factual unit costs and that such original Sub-Project adjustments shall be made within one year following the end of the Agreement.

ARTICLE 2. PROJECT TIME 2.1 Substantial Completion Date: Substantial Completion of the Work as defined in the Sub-Project

Work Request (Exhibit B) shall be achieved Thirty (30) calendar days. (Time frame is based on receipt of the NTP and Permit)

2.2 Final Completion Date: Final Completion for the Work as defined in the Sub-Project Work Request (Exhibit B) shall be achieved within Thirty (30) calendar days from the date established for Substantial Completion.

2.3 Project Schedule: Attached to this Amendment will be a schedule identifying the above noted completion times and intermediate milestone dates estimated for the Project. The proposed schedule shall be integrated into the Construction Manager's CPM Schedule upon approval of its Guaranteed Maximum Price Amendment.

ARTICLE 3. CONSTRUCTION MANAGEMENT FEE 3.1 Construction Management Fee: The Construction Management Fee for the Project shall be either a

ARTICLE 4. REIMBURSABLE GENERAL CONDITIONS COSTS 4.1 General Conditions: General Conditions costs for the Project shall not exceed Six Thousand and

Twenty Two Dollars and Zero Cents ($6,022.00). General Conditions costs shall be reimbursed at Construction Manager'sactual cost for Projects with a GMP exceeding $1,000,000 and as a negotiated Lump Sum for Projects with a GMP under $1,000,000. General Condition costs shall be in compliance with the General Conditions to the Construction Management Contract (Exhibit A) and are identified in the attached document, prepared by the Construction Manager titled Westshore Plumbing GMP and dated January 14, 2016.

ARTICLE 5. LIQUIDATED DAMAGES 5.1 Substantial Completion: Construction Manager shall pay Owner One thousand Dollars ($1000) as

liquidated damages for each day that substantial Completion extends beyond the Substantial Completion Date.

5.2 Final Completion: Construction Manager shall pay Owner Five Hundred Dollars ($500) as liquidated damages for each day that Final Completion extends beyond the Final Completion Date.
