Property transactions by nature can be complex due to the large number of variables that are included in each deal – there are legal, accounting, sales, marketing and finance implications, which is a non-exhaustive list, and on top of this there is also the issue of human behaviour to consider. Valuation & researchOur team will organise for two local estate agents to visit the property and provide valuations.

solicitor & surVeyUpon accepting the Formal Offer, we will instruct a Royal Institution of Chartered Surveyors (RICS) report (at our own cost) to confirm the property condition, and also instruct solicitors.

How can a sale be guaranteed?

The underlying principle of a guaranteed sale is the availability of cash funding. Quanta PartX is a subsidiary company of Quanta Group, and is supported by significant levels of capital.

What happens if the RICS survey results in a lower valuation than the Provisional Offer?

We follow a standard process of using a professional valuation as the definitive piece of information that dictates the final price. Although on many occasions estate agent surveys are reasonably accurate, there are occasions whereby an offer will be changed due to the result of the RICS valuation.

Do you purchase properties that are in poor condition?

Quanta PartX will purchase any property in any location, despite the condition.

What happens if the Provisional Offer or Final Offer is not accepted?

We do not tie our customers in to sales and there is no obligation to sell a property to us until there is an exchange of contracts, which will of course only follow once a price has been agreed by both sides. Our team will however always provide evidence to support the price being offered. From our experience, our prices offered are fair and most often allow our customers to buy their new dream home.

How long does the sale process take?

Quanta PartX can complete the purchase of a property in 7 – 14 days.

Is there a minimum or maximum price that you will pay for a property?

There is no minimum but the maximum purchase price that we will offer on is £500,000. Exceptions are occasionally made for higher value properties in London.

Does the property being sold need to have a value above the new home being purchased?

No – we offer flexibility with our service and can assist with most requests which means that the original property can be higher, lower or the same price as the new home.

Are there any fees applicable to the part exchange process?

No - all fees are covered by Quanta PartX.

How is it possible for this to work if there are no fees payable?

We only get paid when the property that we have agreed to buy resells on the open market. This is a risk that we take and we accept that some properties sell for more than others and some quicker than others.

What percentage of the market value of the property is offered?

Each case that we deal with is different and as such, we assess each property on its own merits and characteristics. This allows us to take on all property types in any location, so means that we can make offers in almost any situation.

How is it possible to know what is happening as the sale progresses?

The sales progression team at Quanta PartX always keep our clients updated – we pride ourselves on providing a transparent and efficient service.

andre WieseBusiness Development Manager Andre has been in the property industry for over 25 years and his experience spans across several countries including the UK, US, and South Africa. He has gained an expertise in marketing and sales on residential development projects of significant size, and has also sat on the board of a property company listed on the Johannesburg Stock Exchange.
