Welcome to the April issue of Property News!

We’re not quite sure how we’ve already managed to get a quarter of the way through 2018 but despite the snow flurries and colder than average nights, we are pining for summer and the warmer nights and longer days that its arrival brings.

So with thoughts on brighter weather, we’ve gone all tropical in this issue with ideas for the home to give the inside an outside feel.

And with the advent of summer come the Bank Holidays and days out! Get some inspiration of things to do with the kids, we have plenty of ideas inside. Despite the unpredictability of the British weather, recent research by travel trade association ABTA has revealed the UK is set to be British holidaymakers’ destination of choice in 2018, as 66% of the British population are already planning time away closer to home. So if you want to explore what the UK has to offer, in your very own second home, inside we take a look at just what’s so good about owning a caravan or motorhome.

Over the last decade, first time buyers have found it increasingly hard to get onthe property ladder. In some cases, once you finally get accepted for a mortgage, you suddenly discover all the extra payments, including stamp duty.

These changes are only in effect in England, Northern Ireland and Wales – first-time buyers in Scotland will still need to pay. However, first timer buyers in Wales only had up until the end of March to avoid paying SDLT, so will need to be quick to make the most of this saving.Announcing the change back in November, Philip Hammond, Chancellor of the Exchequer, said it was part of his pledge to, “revive the homeowning dream”.

He said: “Hopefully, by abolishing stamp duty, which will save the average first time buyer about £1,700, that will be a help and an incentive to focus on getting the deposit, getting the money together to get on the housing ladder, and we hope that many more young people will be able to get on the housing ladder.” He added that over the next five years, a million first time buyers will make a saving saying it is a, “good news story.”

But what does this mean for first-time buyers? First-time buyers (especially those who don’t drink white ciders!) were the big winners in the Autumn budget.

On top of the deposit required for a mortgage, a big saving like this is a welcomed bonus for anybody securing their first home.

Recently, we have seen a big push to help first-time buyers which have all contributed to a rise in first-time purchases. For example, Help-to-Buy ISAs are a popular way for first-timer buyers to save up for their first home. When saving into a Help-to-Buy, the government will provide a 25% bonus on any savings up to £12,000 – providing anything up to £3,000 when used on a deposit.

Stamp duty land tax (SDLT) is a tax that anyone buying a property or land costing more than a set amount must pay. The current threshold is £125,000 for residential properties, and £150,000 for non-residential land and properties.

The rate at which you pay the tax varies based on the property. For example, for properties between £125,000 and £250,000 in value, you will pay 2% in SDLT.

This tax applies to both freehold and leasehold properties, whether you’re buying outright, with a mortgage or on a shared ownership basis.

However, this all changed back in the Autumn Budget last year, when the government abolished stamp duty for first time buyers purchasing a property up to the value of £300,000.

in January increased by 16%compared to the month before. And this is something which is expected to rise over the next few years.

Am I a first-time buyer?In simple terms, a first-time buyer is anyone who hasn’t owned a property before anywhere in the world, whether bought or inherited. This also includes someone who has previously had a mortgage on a shared ownership property.

HM Revenue and Customs alsostate that the buyer “must intend to occupy the property as their only or main residence”. So, the exemption doesn’t apply to second homes or buy-to-let properties. Likewise, if you have inherited a property, then the HMRC says, “in this case, a person will be seen to previously have acquired a major interest in a residential property”.

Are you applying for a joint mortgage with a partner or a friend?In order to meet the criteria, both parties on the mortgage have to be a first-time buyer. A way around this is to apply for the mortgage in just the first-timer buyer’s name, but this could affect the amount of money you can borrow and the interest rates you are offered.

Buying a house over£300,000?First-time buyers purchasing a property up to £500,000 do not pay Stamp Duty on the first £300,000. You only pay on the remaining amount – anything up to £200,000. For example, if a house costs £450,000 then SDLT is paid on the remaining £150,000 – the first £300,000 is tax free.

However, if you are buying a property over £500,000 then the standard

rates of Stamp Duty apply to all buyers, which can be found on the government website www.gov.uk/stamp-duty-land-tax.

Can I avoid paying Stamp Duty?If you are not a first-time buyer, there are still ways you can avoid paying the tax. As the threshold is £125,000, you could buy a house which needs cosmetic work so that the price is cheaper. Mobile homes are often exempt from stamp duty too, as you are not always purchasing the land it sits on.

Recently a store in Amsterdam opened its doors to shoppers who are able to pick from more than 700 plastic-free products, all whichwill be available down a plastic free aisle. This is a great turning point in the bid to reduce plastic in our lives and campaigners have been celebrating; it just goes to show that it can actually be done!

1. Swap bottled hand soaps with a good old-fashioned soap bar

2. Carry a reusable shopping bag

3. Give up bottled water! Keep a reusable bottle and fill with tap water instead

5. The milk man is still around! Have him deliver your milk in glass bottles, which are collected and then reused

The supermarket shopSupermarkets are full of plastic and sometimes it’s hard to avoid. Where possible try and choose loose fruit and vegetables. These are often cheaper too – an added bonus!

Prime Minster, Theresa May, has pledged to ban all avoidable plastic waste in the UK by 2042 and the majority of supermarkets are setting themselves targets to reduce their plastic intake. The UK government has also announced a plan to ban microbeads which comes into force this year. However, these products will still be available to buy until then, so avoid using products containing polyethylene (PE), polypropylene (PP), polyethylene terephthalate (PET), polymethyl methacrylate (PMMA), polytetrafluoroethylene (PTFE) and nylon.

Invest in a reusable coffee cupDid you know that only 1 in 400 coffee cups are recycled and in the UK alone we throw away a shameful 2.5 billion? We can all make a change to that by simply carrying around a reusable cup. Starbucks now even offer a 25p discount for anyone

who uses a reusable cup and they have introduced a ‘latte levy’ which charges customers 5p for using a takeaway cup from their store. Currently this trial scheme is taking place across 35 stores in London and the generated funds are going to the environmental charity Hubbub.

Do you really need a straw? You may be at home, in a pub or tucking into

a tasty meal at your favourite restaurant,

but think twice about whether or not you

Europe follows the UK as a close second as the destination of choice with 63% planning to visit and 14% looking to travel to North America.

2017 was a popular year for UK breaks, with British adults taking an average of 2.1 UK holidays: up on the previous year. Families with children aged five and over enjoyed 2.7 UK breaks and adults aged 35 to 44 ventured on 2.5 domestic vacations.*

Research indicates that British spending on holidays will also increase, as a significant 31% are putting aside more money for their vacations in 2018, while 47% are hoping to spend the same and just 14% plan to spend less.*

Figures from The Camping and Caravanning Club^ suggest this trend is already well underway, reporting a 10% increase in bookings across its

106 club campsites for the 2018 season year-to-date versus 2017.

Brexit and the fall in the value of the pound has also helped contribute to the rise of glamping and luxury options available, helping ensure that camping and caravanning sites remain firm family favourites for holiday destinations. In addition, more and more sites now also provide the likes of luxury yurts and huts as well as the more traditional family holiday options.

The Caravan and Motorhome Club also supports the positive forecast+ announcing that 2017 was the best-ever year for tent camping, with a 13% increase compared to 2016 and its best-ever figures currently for winter camping. Leisure vehicle holidays were also up in 2017 with the club reporting an 11% growth in pitch nights over 2016 and a record November for touring caravan, motorhome and campervan stays.

caravans were up in 2017, with motorhome registrations rising by

14.9% and tourer factory dispatches to dealers increasing by 8.7%

The Old Oaks Touring ParkGlastonbury, Somerset, has been named as AA Campsite of the Year for England and overall winner 2018 in the AA’s Caravan & Camping Awards.

“Sales of both motorhomes and caravans were up in 2017, with motorhome registrations rising by 14.9% and tourer factory dispatches to dealers increasing by 8.7%,” said Jenny Summers, Group Marketing Director of the NCC (National Caravan Council), the UK’s trade body for the tourer, motorhome and caravan holiday home industries.

The growth of the British tourism industry boded well for the NCC’s Caravan, Camping and Motorhome Show 2018 in February with a record-breaking 101,583 visitors attending its sister-show in October last year.

This year’s event took place at Birmingham’s NEC between 20th and 25th February, bringing together over 370 exhibitors. It’s the UK’s largest showcase of caravans, campervans, motorhomes, caravan holiday homes and lodges as well as new season tents, trailer tents and folding caravans.
