Old Buildingspecs
This building is 20’ 4” in length and is 12’ 4” wide. The height is a story and a half. The saltbox roofline makes the second floor at the back about 4’ high while the front of the second floor is approximately 7’ tall.
Materials
The building has a concrete foundation that appears to be in fairly good shape. The clapboard siding has many boards that are cracked and are in need of repair.
There is a staircase in the center interior for access to the second floor and there is a chimney where a wood stove was appar-ently used in the past. We have owned the property for 17 years and have never used the flue or had heat in the building. The building is wired but is probably not up to code for a new studio. There is a partial plywood floor on one half of the building and original wood flooring in the remainder of the building with the upstairs having a wood floor that I would like to salvage.

New Building Ideaspecs
This building will sit on the 20’ 4” in length and is 12’ 4” wide footprint. The height will remain a story and a half. The saltbox roofline makes the second floor at the back about 4’ high while the front of the second floor is approximately 7’ tall. I may want to eliminate the half roof in the front to allow for more head space in the loft area and to allow for accommodations for storage and a small office area in the loft.
MaterialsThe building has a concrete foundation that appears to be in fairly good shape which will remain the same. The clap-board siding will be replaced by a metal siding as well as a metal roof.
The staircase in the center interior may move to an end or corner of the building or be replaced with a ladder or a spiral staircase for access to the second floor. The flooring in the loft area is possible that we can salvage from the old building. The flue and chimney will be replaced with a heat pump that will serve as both heat and air conditioner.

Additional Kiln Room
Given that the studio is small and the kilns would need venting, I would like to add an additional room on the upper side of the building to house two kilns. This room will be
approximately 9’ x 12’ with a door leading into the studio and will need to have 220 hookup for the two kilns. The double doors that will lead into the studio may be closed off to allow the heat in the summer to be contained in that room and in the winter, used as additional heat in the studio. With the kilns being vented, there will be better air cir-culation and the fumes will be drawn to the outside.
