Alpha Psi Building Proposal Project Background
• Original dormitory portion of the house is almost 40 years old and is showing its age
• New laws require we have a fire suppression system in place by 2011 (sprinkler system)
• Energy efficiency was not important in late 60’s when dorm was built (minimum insulation/single pane windows)
• The flat roof doesn’t leak (yet), but will need work soon
• In 2007, the Alumni board began looking at this project
• Now we need your guidance in deciding what the overall scope of the project should be
Alpha Psi Building Proposal Project Needs
• Sprinkler System to meet fire suppression standards
• Updated electrical wiring
• Wiring for computer and communications
• Replace existing windows with new energy efficient ones
• Add more insulation in exterior walls
• Updated heating systems and possible addition of cooling
• Modernize rooms and facilities to be comparable or better than the dorms and off-campus housing
Alpha Psi Building Proposal Project Wants
• Stay at 34 beds
• Expand bathrooms
• More individual storage space (ie. locker room)
• Peaked roof/redo overall roofline • Tie the two sections of the house
together (reface façade of dorm and dining/kitchen/etc.)
• Chapter room – to seat a minimum of 70 people
• New rear entry
• Enclosed stairwell on East side of building
• On floor laundry
• Renovate Kitchen • One closet per man
• One desk per man
• Exercise room
• Basic room layouts and fundamentals for lofts
Alpha Psi Building Proposal Project Preferences
• Minimize structural changes to existing property
– Why? Thought is that it is better to invest those dollars in new portions
• Use “Green Materials” if cost effective and available
• Use high energy efficient products to maximize heating efficiency
• Look for any grants or credits available for use of solar or geo-thermal (if cost-effective)
• Breaking project down into three stages, but it will be most cost-effective to do all at once
Alpha Psi Building Proposal Phase 1: Interior
• Totally gut 1st and 2nd floors - remodel with enough beds and closets for 34 members
• Install Sprinkler System to meet new building codes
• Updated electrical and communications wiring
• Updated heating and possible addition of cooling
• Replaced existing windows
• Addition of on-floor laundry on first and second floor
• Expanded bathrooms on first and second floor
• Estimated Cost: $550,000
Alpha Psi Building Proposal Phase 2: External
• Peaked roof over dorm structure (doesn’t leak yet)
• Add exterior insulation to walls
• Refaced exterior for better energy efficiency and to better match rest of the house
• New entryway on south entrance with vestibule
• New staircase from second floor to basement on east side of building
• Encase this new stairway with new east entryway
• Estimated Cost: $390,000
Alpha Psi Building Proposal Phase 3: New Addition
• This would be the addition of a new handicap accessible 70 seat chapter room
• Would allow us to better meet handicap standards (current “legal” chapter room is dining room)
• Basement space (current chapter room) to used for:
– Locker room / storage
– Exercise room and/or quiet study,
– Three additional bedrooms (room for 40 total men)
• New restroom and janitorial closet in new house
• Estimated Cost: $355,000

Alpha Psi Building Proposal Funding Options
• We have accumulated $49,000 in savings since we paid off new house addition in April 2007
• Assuming we wait until the summer of 2011 to build, we should be able to increase this amount to $110,000.
• So we need to raise approximately of $830,000 in pledges by the summer of 2010 to do Phase 1 and 2 in summer of 2011
• Then we would do Phase 3 when we have the remaining $350,000 committed
• If we can raise the full amount early, we could gain cost efficiencies by doing all three phases at once

• We now have almost 900 Alpha Psi Alumni
• We have talked to alumni from UW-Madison, Kansas State and North Dakota State about their recent fundraising efforts for house remodeling projects
• While they all used outside fundraisers (all raised over $1MM), we are hoping to be able to do this ourselves
• Unlike these older chapters, we do not have individual alumni who can donate large sums
• So our success will be based on getting a high percentage of Alpha Psi alumni to donate
