What type of records are available?
• Site plans• As Built Surveys – Limited availability• Building Plans• Permit Forms• Land use cases• Survey plat – Recorded and stored by State of
Alaska DNR – 400 Willoughby Ave, 3rd floor.
What can you copy?
• Some documents are protected by Copyright.– Plans stamped by an Architect / Engineer– Plans plainly marked as Copyrighted
• Some plans are copy restricted to protect privacy– Interior floor plans
• Copyrighted documents require owners written permission to copy.
However, all documents are public record, and available for viewing.
Due Diligence
• Beware purchasing a property before checking for open and or required permits. – Many open permits have already had the work
completed, and merely need a final inspection to close the permit.
– On occasion, it may be less expensive to “restore” a structure to its original condition vs. completing the project.
Who is responsible?
• Regardless of who applies for a permit, remember that the current property owner is ultimately responsible.
