Recovery here occurred later than the Phoenix metro area and prices have not yet risen dramatically. Interestingly, the basic market dynamics have changed significantly. When I built the Sierra Pines project in the mid 1990’s less than 20% of buyers would consider themselves full time residents. Today that number is around 50% and rising. With the significant growth of services and medical support over the past five years, Show Low has become a desirable year round community. Residential sales and building activity in all of the White Mountain communities, including Show Low and Pinetop, have increased dramatically over the past year. Existing home inventories have shrunk substantially and very few unsold spec homes are available for immediate purchase. New construction is taking place mostly by a limited number of small builders constructing less than five homes per year. No major builders are active in the area. Our company, Snow Creek Construction, is the largest builder in the area but with our current staff we are limited to 25 homes per year, predominately in our Snow Creek development. We are operating at full capacity and have been for the past year. I believe there is room for additional builders in the market, constructing a variety of products. In our Snow Creek project, Snow Creek Construction is building homes from around 1,800 to 2,300 square feet selling for $350,000 to $500,000 including lot. Entry level housing is priced from around $225,000 to $275,000 for homes in the 1,500 square foot range which includes the lot. Fully improved lots for entry level housing are available to purchase in the $20-25,000 range. We have constructed and sold homes in this price range but do not have the capacity to fully develop this area of the market. Creekside SubdivisionCreekside at Eagle Mountain is located in the City of Show Low 3 miles west of the intersection of Highways 60 and 260. River Run SubdivisionRiver Run is located in the heart of Arizona’s mountain recreation area on the Little Colorado River. The property is minutes from shopping in Springerville and less than 30 minutes from Big Lake, Greer and Sunrise Ski Resort. Fully improved lots are priced from $9,000.
