    Welcome to the Corcoran Report, our quarterly examination of Brooklyns residential real estate market. With help from Property

    Shark, we have included comprehensive information on the entire borough. This report utilizes data based on deals that closedin the Fourth Quarter of 2009 (October 1st through December 31st) and compares it to that of the Third Quarter of 2009 and the

    Fourth Quarter of 2008. The sales activity illustrated in the report trails actual market conditions by approximately eight to twelve

    weeks due to the typical lag time between a closing and its reporting in the public record.

    Overall, the median price of market wide sales fell 10% and average price per square foot decreased 12% from the Fourth Quarter

    of 2008. Compared to the Third Quarter of 2009, the median price of market wide sales was down 7% while average price per

    square foot remained unchanged, as buyers took advantage of the price declines and were able to purchase higher-end residences

    for less money. New development pricing held steady this quarter compared to the overall market, increasing 1% in average price

    per square foot while median price remained unchanged from last quarter.

    While pricing metrics for median price and average price per square foot are still down compared to a year ago, the percentage

    declines in median price are shrinking and average price per square foot this quarter was unchanged from the Third Quarter of

    2009, indicating that the pricing gap between buyers and sellers is closing.

    Brooklyn pricing may be reaching bottom as the national and local economies strengthen and sales activity increases

    versus the rst half of 2009. However, compared to the Fourth Quarter of 2008, median sales price and average price

    per square foot declined 10% and 12%, respectively. Versus last quarter, median sales price fell 7% and average price

    per square foot remained unchanged. The large price declines in the First and Second Quarters of 2009 have slowed

    as economic conditions improve and consumers regain a sense of condence about the housing market. Excess new

    development supply will continue to come to market, likely creating persistent downward pressure on condominium

    pricing in the borough. Resale activity accounted for 67% of sales this quarter, compared to 62% a year ago.

    Resae Maret WdeMarketwide resale median price fell 9% from last quarter and 2% from a year ago to $343,000. Average price persquare foot decreased 6% from last year but remained at compared to last quarter. Resale co-op median price fell 6%from the Third Quarter but increased 3% versus the Fourth Quarter of 2008. Resale co-op average price per squarefoot was down only 2% from last quarter. It should be noted that co-op average price per square foot is skewed in manyneighborhoods as square footage is unable to be collected in some zones. Resale condos experienced mixed resultscompared to last quarter, falling 10% in median price while increasing 1% in average price per square foot as buyerspurchased on higher-end residences for less.

    Zone 2 accounted for the highest percentage of sales this quarter with 23%. Last quarter, Zone 4 garnered the highest

    percentage of sales with 25% due to closings at new developments in Park Slope including The Argyle and Novo.

    Marketshare in Zone 1, which includes Williamsburg, increased from 8% to 12% quarter-over-quarter due to closings

    in several new developments including Northside Piers, 80 Met and Mason Fisk.

    Twnuses Maret WdeTownhouse pricing experienced mixed results this quarter. Single-family townhouses experienced a large median price

    percentage increase, rising 13% over last quarter and 51% over a year ago. Multifamily townhouses declined 24% in

    median price since last quarter and 23% compared to the Fourth Quarter of 2008. While sales activity for single-family townhouses decreased quarter-over-quarter and year-over-year, multifamily townhouse sales increased 59%

    from a year ago and 20% over the Third Quarter of 2009.

    Overall, median price remained at over last quarter but was still down 7% compared to a year ago. Average price per

    square foot decreased 13% since last year while increasing 1% over last quarter. Marketwide new development sales were

    down 16% from the Fourth Quarter of 2008, but increased 1% from the Third Quarter of 2009.

    Properties under $500,000 accounted for 52% of sales this quarter compared to 61% a year ago. Sales over $1 million

    accounted for 10% of market wide sales this quarter compared to only 5% in the Fourth Quarter of 2008. The highend of the market rebounded this quarter due to closings in luxury resales and new developments compared to a year

    ago when sales in the luxury market had all but vanished.

    Zone 1 experienced slight declines in co-op and condo pricing this quarter. Co-op median price fell 1% from a year ago to $297,000.

    Co-op statistics for the area are not particularly relevant as the zone contains very little co-op supply. Condo median price fell

    2% from last year and 1% versus last quarter. Condo average price per square foot experienced decreases of 6% from the Fourth

    Quarter of 2008 and 5% from the Third Quarter of 2009. Excess condominium supply continues to exert downward pressure on

    pricing. There were no single-family townhouse sales in the zone this quarter.

    Co-op median price decreased 10% from both the Fourth Quarter of 2008 and the Third Quarter of 2009. Although co-op averageprice per square foot was down 11% from a year ago, it has increased 2% since last quarter. Condo median price fell 3% versus

    last year and 4% versus the Third Quarter. Townhouses in the zone experienced the largest percentage price declines of any zone

    this quarter. The median price of single-family townhouses decreased 71% from last year and 59% from last quarter as there were

    very few sales in expensive areas such as Brooklyn Heights. The median price of multifamily townhouses decreased 34% from the

    Fourth Quarter of 2008 and 11% from the Third Quarter.

    Although co-op median price fell 6% versus last quarter, it was up 9% over the Fourth Quarter of 2008 as a number of larger residencestraded this quarter compared to a year ago. Co-op average price per square foot experienced similar results, falling 5% since last

    quarter while increasing 8% compared to a year ago. The median price of condos decreased 1% since last year and 3% since last

    quarter. Condo average price per square foot was down 12% compared to a year ago but was only down 3% since the Third Quarter.

    There were not enough single-family townhouse sales to draw any signicant conclusions about pricing in the zone this quarter. The

    median price of multifamily townhouses fell 16% from the Fourth Quarter of 2008 and 18% from the Third Quarter of 2009.

    Zone 4 experienced declines in every price metric this quarter. Co-op median price was down 4% from last quarter and 11% froma year ago. Although co-op average price per square foot decreased 17% from a year ago, it was only down 1% compared to the

    Third Quarter. Condo median price decreased 13% from last year but was only down 2% from last quarter. Condo average price

    per square foot declined 7% quarter-over-quarter and year-over-year. The median price of single-family townhouses declined 15%

    since last quarter but was up 65% over a year ago. The median price of multifamily townhouses declined since last quarter and

    last year falling 8% and 24%, respectively.
