NOTTINGHAM SQUARE TOWNHOMES NEAR COMPLETIOThe fi nal eight townhomes in the latest stage of AVJennings' $103 million

Nottingham Square community at Calamvale are expected to be snapped up quickly, with construction of Stage 4 nearing the fi nish line.

Already, more than $25 million in sales have been achieved at Nottingham Square, with just seven three-bedroom townhomes now remaining in Stage 4, due for completion in mid-August, and one three-bedroom townhome in Stage 3, which is now complete and ready to move into.

AVJennings Queensland executive general manager Graham Marshall said Nottingham Square, situated just 16 kilometres south of the Brisbane CBD, had continued to defy market trends to record strong sales.

"Such is the pace of sales at Nottingham Square that no new properties are due to be released at the community until later this year," he said.

"As a result, we expect strong demand for these fi nal townhomes in our latest stage."

"Nottingham Square has appealed to buyers due to the exceptional quality and value for money of the individual homes, as well as the special feel that is created by its natural environment."

Mr Marshall said, priced between $381,900 and $392,900, the fi nal townhomes

would also qualify for the Queensland Government's new $10,000 building boost, further adding to their appeal.

"The grant is really just another bonus for those who purchase in Nottingham Square, with the townhomes offering great value considering their price, quality and location," said Mr Marshall.

"We believe this boost will be taken up by fi rst home buyers in particular, with this market able to couple the new $10,000 grant with the existing $7,000 First Home Owner Grant and stamp duty concessions."

"For those who have been 'watching and waiting', the grant is likely to be a catalyst for them to now act."

Work is also due to fi nish in the coming weeks on a Rec Centre at the heart of Nottingham Square, which will feature a lap pool, tennis court and gymnasium.

Mr Marshall said buyers at Nottingham Square had predominantly been owner-occupiers.

"Nottingham Square has attracted buyers from all walks of life, but it has been popular in particular with younger buyers looking to take their fi rst step on the property ladder," he said.

"It has also appealed to investors wanting to secure an affordable Brisbane investment property in a growth location. A number of these buyers have selected properties available under the National Rental Affordability Scheme (NRAS) to take

advantage of steady rental returns and tax incentives."

Mr Marshall said townhomes now available at Nott ingham Square each featured three bedrooms and a double lock-up garage, along with open plan living areas, European appliances, quality fi ttings and fi nishes and air conditioning.

The homes are located within close proximity to schools, shops, restaurants and transport.

NDRRA must fund sports club recoveryLord Mayor Graham Quirk has called on the State and Federal

Government to urgently reconsider their decision to refuse to cover the cost of fi xing important community sport and recreational facilities.

In a recent email from the Queensland Reconstruction Authority, Council was advised sporting facilities are generally not considered an essential public asset and therefore ineligible for funding under National Disaster Relief and Recovery Arrangements.

In the determination of t ucture and would not severely disrupt the normal functioning of the community, the email said.

Cr Quirk said sport and recreational clubs were important public infrastructure and should be covered by State and Federal National Disaster Relief and Recovery Arrangements.

For the State and Federal Governments to try and say sports club are not an essential public asset is extremely misguided and I would strongly urge them to reconsider, Cr Quirk said.

I challenge the State and Federal Governments to try and tell that to the Mums and Dads of this city who take their kids to sport every week.

Sport and recreational facilities are essential to Brisbanes liveability, which is why my team delivered an immediate $11.3 million fl ood recovery package for sports clubs after fl oods, all of which has now been paid out.

Weve delivered on our commitment to look after Brisbanes sports and community clubs and now its time the State and Federal Government did the same.

Cr Quirk said any shortfall in promised NDRRA funding would see ratepayers footing the bill and potentially seeing more projects having to be diverted to pay for the citys fl ood recovery.

The Lord Mayors calls have the unanimous support of councillors from both sides of politics, with the Labor opposition launching an attack on their State and Federal Labor counterparts for denying Council the funds after the issue was raised in the Council Chamber today.

This administration was the one who went into bat for Brisbane residents to secure the recovery of other important community infrastructure such as ferry terminals and Riverwalk, he said.

I therefore call on the Labor Opposition to step up and join us in putting pressure on their State and Federal Labor counterparts, who they claim to be so tightly aligned with.

The Lord Mayor has also started a petition calling on the State and Federal Governments to reconsider their position, and has called on Councils ALP Opposition to join with LNP councillors in signing it. he NDRRA they are not all an integral and necessary part of the public infrastr
