Administrator’s Initial Set Up

Password ManagementThe Services Password Management within the Company User Set Up allows the Admin to pre-populate the Master Policy Number and assigned credentials for users when selecting Radian as their MI provider .

Select Settings from the Encompass Menu option .

Select Services Password Management from the Company/User Setup area of the Settings overview .

Activate Radian by completing the Account Details .

Contact your Radian Account Manager to obtain Master Policy or Branch information .

Click the magnifying glass to Select the Users that will order Rate Quotes and MI Requests through Radian Direct .

Service Category “Mortgage Insurance”

Provider Name “Radian Direct via Encompass ”

Branch ID <Radian Provided Username>

Password <Radian Provided Password>

Master Policy Number <Radian Assigned Master Policy Number>




Rate Quote Only CredentialsRadian offers a separate set of “Rate quote only” credentials that can be used with the Radian Assigned Master Policy Number . These credentials will permit the user to order rate quotes, but will prohibit the user from placing an MI order .

Leveraging Org CodesWhen the Encompass Organization Code is used to identify the lender’s branch location, this data can be used by Radian to track origination activity by branch location .

Customers who leverage the Encompass Org code to identify the branch location can provide their data to Radian . This information will allow us to provide you activity by branch location . Without the Org Code, all activity will be associated to the home office location .

Document DeliveryCustomers who plan to submit non-delegated loans via Radian Direct via Encompass will need to establish a secure FTP (SFTP) connection . Administrators should provide their source IP address . The source IP address needed is the IP where delivery of documents will originate . Some lenders may need to provide multiple IP addresses because their offices all have different IP addresses . Additionally, the IP address must be static (dynamic IP addresses cannot be supported) . Please provide these IP addresses to ClientConnectivitySupportInbox@radian .com .

Customers who are not known to Radian’s whitelist may encounter the following messaging .

To ensure you can submit documents, please provide the IP addresses of where documents originate to Radian’s Client Connectivity Team .

Adding Radian to the My Provider’s List

It’s quick and easy to add Radian to your list of MI Providers .

Access your list of Available MI Companies by selecting Order Mortgage Insurance from the Services tab .

To add Radian Direct via Encompass to the My Providers tab select Radian Direct via Encompass from the All Providers tab, then click the Add to My List button .

A pop up box message confirms that the Radian Direct via Encompass has been added to the My Providers tab . Click OK .

Radian Direct via Encompass will now appear on the My Providers tab .




Ordering a Rate Quote

Users can order various rate quotes, import pricing results and access a quote in PDF format .

Access Radian by selecting Order Mortgage Insurance from the Services tab .

Select Radian Direct via Encompass and click Submit to access the Order Form .




Radian Request Form for Rate Quotes

The Radian Request will default to Rate Quote the first time you access the form . Provide the required fields (*) on the order form .

Key fields will default to the most popular values but can be edited .

• Borrower Paid Monthly with Constant Renewals will default .

• Coverage will default to the GSE standard requirements .

Be sure to validate your AUS results . Radian will default the submission to DU Approve Eligible . Click Submit to receive your rate quote .

Click the icon adjacent to Coverage Percent to see the GSE standard MI Coverage limits .




The Loan Documentation Type (located on the FNMA Streamline 1003) must be selected and populated for a Rate Quote and a MI Request .

TipsTo indicate there is Financed Premium; click the icon next to Mortgage Insurance in the Monthly Housing Expense . An MIP/PMI/Guarantee Fee Calculation window will pop-up .

Enter the percent of MI to be financed in the MIP/Funding/Guarantee field .




Retrieving your Rate Quote

You may order as many rate quotes as you like . All orders are logged and the status displayed on the Check Status/View Results tab .

A PDF summarizing the rate quote will automatically be placed in your eFolder for future reference . Highlight the document in the lower panel and click View to see the rate quote details .

Encompass will allow a rate quote at any time during the process . You may return to request a Rate Quote even after you’ve submitted Delegated or Non-Delegated Mortgage Insurance .




Importing Your MI Fees

Fees can be individually selected or deselected for import by managing the checkboxes then select the Import Fee button .

To view the imported MI premiums, go to Page 1 of the 1003 .

The imported rates are automatically displayed under the Monthly Mortgage Insurance section .

Order Mortgage Insurance with Delegated Underwriting

Users can order Mortgage Insurance with Delegated Underwriting and receive an immediate response from Radian including pricing results and a commitment in PDF format .


Select Radian Direct via Encompass and click Submit to access the Order Form .




Select Delegated as the Request Type and provide the required (*) fields on the order form .

Key fields will default to the most popular values but can be edited .• Borrower Paid Monthly with

Constant Renewals will default .• Coverage will default to the GSE

standard requirements .

You may associate a Rate Quote with your order by selecting from the drop down list or inputting the Radian Rate Quote ID .

Be sure to validate your AUS results . Click Submit to order Delegated MI .

Note: The comments box will be disabled for delegated transactions .





Additional Data Required Not on Order ScreenThe Loan Documentation Type (located on the FNMA Streamline 1003) must be selected and populated for a Rate Quote and a MI Request .

• Rate Quotes will continue to be available even after ordering Delegated MI .• You can modify the application type from delegated to non-delegated or express track after

submitting your order . You will not be able to modify a non-delegated or express track order to delegated when documents have been provided to Radian .




Tips

To indicate Financed Premium, Click the icon next to Mortgage Insurance in the Monthly Housing Expense . An MIP/PMI/Guarantee Fee Calculation window will pop-up .


Check the indicator on the Order form when one or more borrowers have nontraditional credit .

When selecting this option, a pop-up box will allow you to identify the nontraditional credit borrower .




Accessing Radian Response Information

All orders are logged and the status displayed on the Check Status/ View Results tab .

User will be able to access previously submitted commitments and rate quotes in PDF format from this screen .

Click on the Delegated Order to access your commitment documents .

Documents will be automatically saved to your eFolder .

To display the Commitment/Certificate highlight the order on the View tab, then select the View button .

Order Mortgage Insurance with Radian Non-Delegated & Express Track Underwriting

Users can submit an order request for Mortgage Insurance for Radian’s Non-Delegated or Express Track Underwriting and from Radian including pricing results and receive Radian decision documents in PDF format .


On the My Providers tab select Radian Direct via Encompass then click Submit to be directed to the Radian Request order form .




Select Non-Delegated as the Request Type and provide the required (*) fields on the order form .

Key fields will default to the most popular values but can be edited .• Borrower Paid Monthly with

Constant Renewals will default .• Coverage will default to the

GSE standard requirements .

You may associate a Rate Quote with your order by selecting from the drop down list or inputting the Radian Rate Quote ID .

Be sure to validate your AUS results . Click Submit to submit your request to Radian . Then access the Check Status/View Results tab to provide documents .

Comments are optional and can be provided via the Request Form or Document Upload screen . This field is enabled for Non-Delegated submissions and document uploads .





The Loan Documentation Type (located on the FNMA Streamline 1003) must be selected and populated for a Rate Quote and a MI Request

Radian will return this message if your Non-Delegated order processed successfully . Your Order status will indicate Pending Review . Please provide documents to Radian .

• Rate Quotes will continue to be available even after ordering Non-Delegated MI .• You will not be able to modify a non-delegated or express track order to delegated after

documents have been provided .




Tips

Provide Loan Documents

Users can submit an order request for Mortgage Insurance where Radian’s Underwriting Staff will perform the review and provide a MI underwriting decision . Loan documents must be provided for all non-delegated and express track requests .

Access the Check Status/View Results tab, click on the Upload UW Docs button to begin to add documents .

Click the plus sign to upload one or multiple documents from your hard drive or eFolder .

Indicate your option to wait while documents are uploading by answering the yes or no question on the attachment list .

You can provide our underwriter your comments by entering your message in the Comment field .




Select the location of your loan documents and click Continue .

When selecting documents from the eFolder, you can select multiple documents at one time .

Your administrator can also set up a stacking order to pre-select the documents required for MI Underwriting .

Select Continue when you have completed your document selection .

Encompass will provide a confirmation of the selected documents . To add or remove documents, just click the icons .

Click the Send button to submit to Radian .

Be sure to check the Yes option if you would like to work on multiple loans while upload is processing .




Tips

Customers who have not completed the set up process may encounter the following messaging .

If this message is encountered, contact your company administrator to request that they provide your company source IP address to Radian’s Client Connectivity Team .





Viewing Your Document Upload History

You will see a detailed history of the documents provided on the Document Upload History tab .

Any comments provided during document upload will also display .

You’ll receive an email as well as an alert when Radian’s Underwriter has completed their review .

Access the Alert & Message tab on the Loan Screen .




Accessing Radian Response Information

All orders are logged and the status displayed on the Check Status/ View Results tab . Click Check Status to retrieve your Radian decision document .

User will be able to access previously submitted commitments and rate quotes in PDF format from this screen .

Radian Decision Documents will be automatically saved to your eFolder .

To display the Commitment/Certificate (or any other decision document), highlight the order on the View tab, then select the View button .




Importing Radian’s MI Rate Information

The MI Fee Import option is available for Rate Quotes . Fees can be selected or deselected for import into Encompass by selecting the Import Fee button . Selecting the Cancel button will exit the MI Fee Import screen without importing fees .

Providing Trailing Document and Submitting Change Requests

To modify your MI request or notify Radian of a change request, update any data on the order form and click the Resubmit MI button .

The system will confirm that your resubmission was submitted to Radian’s underwriting team .




Access the Check Status/ View Results tab and click the Upload Documents button to provide new underwriting documents .

You’ll receive an email as well as an alert when Radian’s Underwriter has completed the review of your resubmission .

Access the Alert & Message tab on the Loan Screen .




Confident Coverage, QC and Reinstatement Document Requests

Encompass users can provide Radian post closing documents for Confident Coverage recision relief, Quality Control audit requests and to support Reinstatement requests . Just access the Check Status/View Results tab .

Click the Upload Close Docs button then select Upload Documents .

Identify if the documents being provided are for Confident Coverage, Quality Control or Reinstatement . Then begin to upload your documents . Select documents from your hard drive or eFolder .

To add or remove documents, just click the icons .

You can add a comment to identify the submission reason . Click Send when you are ready to provide the documents to Radian .




Your document submission will be recorded for you in the Document Upload History .

Radian will notify you via email of the completed Confident Coverage review . You can retrieve your updated certificate via MI Online by clicking the Check Status button . An updated certificate will be retrieved and added to your eFolder .

Setup Requirements

In order to use the Encompass Radian Settlement Services Inc . integration, your company must be configured with Radian Settlement Services Inc . Provide Radian Settlement Services Inc . with your Encompass Client ID and contact email address to complete the setup process .

Create New Appraisal Order

Login to Encompass and create a new loan . Once you are working in a loan file, follow these instructions:

1 . Create New Appraisal OrderLogin to Encompass and create a new loan .

Once you are working in a loan file, on the panel at bottom left, select the Services tab, then click Order Appraisal .

2 . The Order Appraisal Window AppearsSelect the All Providers tab and choose Radian Settlement Services Inc .




3 . Appraisal Order Request FormThe Order tab opens . Borrower, loan information, loan purpose and property type will be pre-populated into this screen . You can edit and enter information on this screen, as well .To edit and enter information, select the desired Product(s); stipulate Occupancy information; supply a Due Date if needed within a specific time period; enter an FHA Case Number (in XXX-XXXXXXX number format), write an Order Comment, if any additional requirements are needed and upload a document, if required .Choose the Submit Order button to place the order .

4 . Select the Contacts TabBorrower and loan information will be pre-populated into this screen . You can enter information on this screen as well .

To enter information, type into the desired text fields under the highlighted categories .

5 . Select the Payment TabTo enter information, type into the desired text fields under the highlighted category . Credit card payment information is optional while placing orders . Otherwise, you can select Submit Order to place your appraisal order .

Payment details can also be entered and submitted later by returning to this form and clicking on the Update Order button .




6 . Select the Check Status TabThe Check Status tab permits the user to view Order Status, Order History and Comments History .

7 . Confirmation EmailOnce the appraisal is completed, an automatic email message is sent to the Client’s contact email address .

When you receive this email, you can open Encompass, locate, open the loan file created, and go to the Appraisal Order Request form . You will see text displayed near top of screen letting you know that the completed appraisal documents are available in eFolder .

8 . eFolderThe eFolder is located under the Loan tab within Encompass .

NOTE: Documents would not be automatically uploaded to eFolder unless the user logs into Encompass, locates and opens the loan file created, and goes to the Title & Closing Order Request form .




Title & Closing Services via Encompass®

Login to Encompass and create a new loan . Once you are working in a loan file, follow these instructions:

1 . Create New Title & Closing OrderLogin to Encompass and either create a new loan or open an existing loan .Once you are working in a loan file, on the panel at bottom left, select the Services tab, then click Order Title & Closing .

2 . Order Title & Closing Window AppearsSelect the All Title Companies tab and choose Radian Settlement Services Inc .

3 . My Title Companies TabSelect Radian Settlement Services Inc . Choose Next .




4 . Title & Closing Order Request ScreenThe Order tab opens . Borrower, loan information, loan purpose, property type and purchase amount will be pre-populated into this screen .To edit and enter information, select the desired Product(s); stipulate Occupancy information; write an Order Comment, if necessary; and upload a document, if required .

5 . Select the Contact TabBorrower and loan information will be prepopulated into this screen . You can enter information on this screen, as well .To enter information, type into the desired text fields, under the highlighted categories .

6 . Confirmation EmailOnce the applicable title and closing documents are completed, an automatic email message is sent to the Client’s contact email address .When you receive this email, you can open Encompass, locate, open the loan file created, and go to the Title & Closing Order Request form . You will see text displayed near top of screen letting you know that the completed appraisal documents are available in eFolder .

NOTE: Documents would not be automatically uploaded to eFolder unless the user logs into Encompass, locates and opens the loan file created, and goes to the Title & Closing Order Request form .
