!Vineyard    Informa6on:

!The  vineyards  include  approximately  36.33  +/-­‐  acres  planted  to  primarily  red  grapes  including  Cabernet  Sauvignon,  Cabernet  Franc,  PeYte  Verdot,  Merlot,  and  Malbec.    The  current  owners  have  made  significant  monetary  investments  in  the  vineyards  to  improve  quality,  enhance  vine  and  soil  health  and  add  new  planYngs.    Newly  planted  vineyards  will  shortly  be  in  full  producYon.  

Water: This  property  is  served  by  3  wells.    The  owners  designed  an  elaborate  underground  water  recycling  project  which  can  be  implemented  by  the  new  owner,  or  replaced  with  above  ground  water  storage  tanks.    The  property  sits  within  a  groundwater  deficient  area  so  proper  planning  for  recycled  water  is  important.    Buyers  should  inquire  about  plans  for  re-­‐claimed  water  in  the  Coombsville  area  which  has  been  under  development  for  several  years.
