INTRODUCTIONVERRADO COMMUNITYin 1999 the Verrado Community Master Plan was approved by the Town Council. The community was annexed to the city of Buckeye, Arizona.

In 2007, the Buckeye General Plan designated this property as a Master Planned Community.

Of the 7 Phases of development southwest of Phoenix, our project is situated in Phase 3 South.

This Preliminary Plat consists of 11 development parcels (2.101-106 and 2.201-205).

THE PROJECT

A single family house located in Verrado, just 25 miles outside Phoenix, Arizona.

Verrado is anchored by a pedestrian-friendly Main Street and offers residents miles of parks and trails, educational and recreational facilities, a championship golf course as well as a variety of clubs and activities.

BUCKEYE WEATHERHas a hot desert climate. The hottest month is August, with an average daily high temperature of105F

The average low temperature is43F in January.

SITE LOCATION

Excellent access to transportation, with access to Interstate 10 just one mile south and Loop 303 just five miles to the east.GOOGLE EARTH VIDEOOur parcel, contains 80 lots, of which we have chosen lot 157, oriented lengthwise north to south.

LOT 157

The context is predominantly single family detached dwellings. Duplex residential buildings are located along the street. The street hierarchy includes a main north-south avenue: Verrado Way, and secondary local residential streets. The site is located on an east-west local residential street: E. Delaney Drive. which has low traffic.A view corridor from the street to the east terminates at a pleasant green open area, which reduces the effect of heat gain and brings a microclimate to the surroundings.

LOT 157

The contour slopes from the north-west to the south-east. Prevailing winds originating from the north support the natural ventilation. Front landscape set back. Rear gardens and open area characterize the open space.

SOLAR ANALYSISMaster bedroom, great room and kitchen have areas facing north and receive suitable access to daylight.

Covered patio facing north has daylight and it is cooler during most part of the day.Game room and secondary bedroom have areas facing north and receive access to daylight.Second floor has cross ventilation.
