After years of funny financing and few limitations on loans, banks and other lenders have tightened uptheir lending policies. As a result, homeowners considering a home improvement project might need tolook elsewhere to secure financing.

There are no certainties in the real estate markets. Though statistics suggest marked improvement inhome sales over just a few months ago, many homeowners remain weary about selling their home totry to move up to something bigger and better. The National Association of Home Builders says manypeople are choosing to stay put in their homes and remodel or make renovations to transform thehouse into something more comfortable.

While there are many worthwhile home renovation projects, the NAHB recommends projects that bringyour home up to par with the neighbors'. It doesn't pay to transform your home into the most expensiveon the street -- unless you plan to live there for the rest of your life. Real estate experts recommendthat a remodeling investment increases the value of your house by no more than 10 to 15 percentabove the median sales price in your neighborhood.

When it comes time to finance a remodel or renovation, you may not know where to start. Creditrestrictions on home mortgages that have troubled many would-be buyers have also plaguedindividuals looking to finance home improvements. However, homeowners hoping to finance a projectdo have options, and not all of them require stellar credit ratings.

• Borrow against a retirement plan. Many retirement plans, such as a 401(k), allow plan members totake out a portion of the savings to put toward a home loan. This does not mean you are taking moneyout of the account permanently. Rather, you are borrowing against yourself, with repayment necessaryin a certain timeframe. Because these loans often offer very low interest rates, and essentially theinterest is being paid back to you, they might be a good option for men and women who cannot securea traditional loan. However, if you have been laid off, there may be a shorter repayment period. Also, theinterest on these loans is not tax-deductible.

• Borrow against other investments. CDs, bonds or mutual funds can provide the collateral you needand earn you a lower interest rate. Fixed-income investments are more stable options to borrowagainst, as their value won't have a chance to decline.

• Apply for a home equity loan. Many people have heard of a home equity loan, and it is usually thefirst choice when borrowing funds for renovations. Essentially a home equity loan is taking out asecond mortgage on your home to pay for the work you want to have done, which is based on the

equity, or the difference between the home's fair market value and the outstanding balance of all lienson the property. The interest on these loans is tax-deductible, which can make this financing optionquite popular.

• Secure a home equity line of credit. A home equity line of credit, or HELOC, is another type ofhome equity loan. Instead of receiving a lump sum to use toward renovations like you would with atraditional home equity loan, a HELOC is sort of a credit card type scenario based on the equity in yourhome. You are given a line of credit, against which you can buy items. This is good for intermittentneeds, when one large sum is not needed. HELOCs have a draw period, during which the borrower canuse the credit, and a repayment period, during which it must be repaid. HELOCs generally have lowermortgage fees at the start and are generally subject to the same tax incentives as regular home equityloans.

• Consider refinancing. Interest rates on mortgages are at historic lows. You may qualify to do acash-out refinance, where you borrow against the value of your home and create an entirely newmortgage at the lower rate. Although you will start your mortgage all over from day 1 and have to payclosing fees, this type of refinancing can be more advantageous to homeowners with significant equityin their homes.

• Apply for a government-sponsored loan. The government may offer programs aimed at helpingindividuals who are underwater on their home loans borrow money to make necessary improvements.While the funding cannot be used to purchase luxury items, such as a swimming pool, it can be usedfor necessities. Residents of the United States can explore FHA 203(k) refinance options and an FHAtitle 1 improvement loan.

• Discuss financing with your contractor. Some contractors may offer financing. Keep in mind thatthe interest rates may be high, and it may be difficult to investigate the security of these types of loans.

Many homeowners also look to credit cards to help finance some home renovation projects, but theyshould be used as a last resort. Credit cards typically come with high interest rates, and while they aregood for some small projects, financing larger projects on a card may land you very deep in debt.Homeowners who choose to stay in their homes and make renovations have a host of options at theirdisposal to finance those projects.

Port St. Lucie, for example, offers all avacationer needs to relax and unwind, and it's only 90 miles from the Bahamas by boat and a shortdrive to Miami, Palm Beach and Orlando.

Buying a home is arguably one of the largest purchases a personwill make. It can also be one of the most stressful. Individuals takequite a financial leap when buying a home. Home warranties do not negate the need for homeowner'sinsurance, but they can add protection against large monetary pay-outs to repair many items around the house. Policies may differ asto specific coverage, but most home warranties will cover majorsystems of the home, such as heating/cooling, plumbing, electrical,as well as certain appliances.

To decide if a warranty is the right investment, home buyers shouldconsider the following:

• Home warranties are only as good as the company backing them.Careful investigation into the trustworthiness of the warrantycompany and its track record should be completed.

• Read the fine print of the warranty. Learn what exclusions exist,which may not make the warranty practical.

• Keep in mind that the warranty company reserves the right todetermine if a repair or replacement is adequate in a claimsituation.

• In general, warranty companies work with their own set ofcontractors. This means a homeowner may not be able to hire hisor her own preferred contractors to do work.

• There may be a deductible or a fee charged prior to having atechnician assess a repair situation.

• The warranty company may require inspection of the house to besure items are in good working order before offering a plan.

Nowadays, homeowners looking to sell their homes know it's notas easy to do so as it might have been a few years ago. Astruggling economy has made it difficult for many homeowners tosell their homes for a price they're comfortable with.

But the sagging economy is not the only thing can make it difficultto sell a home. In fact, a host of other things, some obvious butsome not so obvious, can hurt a home's value as well.

• Location: A home's location is arguably its best or worst sellingpoint. A home in a great location won't be as difficult to sell as ahome in a bad neighborhood. But location goes beyond aneighborhood's reputation, especially in recent years. Homeownerswho live in a neighborhood or development with many foreclosures

might find those foreclosed properties are hurting their own home'svalue. Lots of foreclosures could negatively affect a neighborhood'sreputation, which might make a home within that neighborhoodless attractive to prospective buyers.

• Appearance: A home's appearance is another obvious variablethat might affect its resale value. Homeowners might want theirhome to reflect their own individuality, but that's not going to helpwhen the time comes to sell the home. If the exterior paint is out ofthe ordinary, then it might be wise to choose a more traditional orconservative color before erecting the "For Sale" sign out front. Thesame goes for a home's interior. If the interior design is especiallyunique, a more traditional interior decor might help the home sellfaster.

• Size and style: Another thing to consider when selling a home isits size and style. A home that stands out on the block might be anattention-grabber, but that's not always attractive to prospectivebuyers. For instance, a colonial sitting in the middle of a street filledwith contemporary homes will stand out, but likely for all the wrongreasons. It will likely appear dated and out of place, which issomething buyers might not want. In addition, if the home isconsiderably larger or smaller than the surrounding homes, thenthis could hurt its value.

• Non-conformity: In many ways, conformity is not considered anadmirable trait. But when selling a home, conformity could makethe difference between a home selling quickly or remaining on themarket for months if not years. When shopping for a home, buyersoften shop in certain neighborhoods and towns and might seemany different homes within a given ZIP code. Homeowners withhomes that don't conform to others in the area might find it difficultto sell their homes. For instance, homeowners trying to sell a twobedroom home in a neighborhood filled with three bedroom homesmight notice their home's value is not as high as that ofsurrounding homes, regardless of the neighborhood or how similarthe home's exterior is to surrounding homes.

• Age: Older homes might have character and a sense of nostalgia,but appraisers take age into consideration when determining ahome's value. And buyers tend to lean toward newer homes for anumber of reasons, not the least of which is the feeling that newerhomes have far more modern amenities than older homes.When it comes to a home's value, there are a host of things thatcould ultimately increase or decrease that value in the eyes ofprospective buyers.
