After having the fortunate experience ofbuilding out and managing hundreds ofcampaigns for builders, real estate investorsand brokers, we have had the opportunity todevelop different advertising methods thatwork very well for the real estate industry.

Within the past year, we have built out 302Facebook advertising campaigns for the realestate industry. Campaigns usually contain ATLEAST 2 ad sets and 4 ads.

That means we've created AT LEAST 1,200different Facebook ads in the past year forthis industry alone. Yes, we know... that's a lot!

Recently everyone feels the need to talkabout the actual advertisement "copy," likewhat you are going to say and how to say it inyour header and description.

Ad copy is very important, it is by far one ofthe most important aspects of youradvertisement. But when it comes to creatingan ad in the real estate industry, targeting ismore important than any other aspect inregards to the construction of the adcampaign.

In this eBook we are going to reveal 3 specificways that benefit you greatly if you are in anyaspect of the real estate industry.

Targeting Option:

Likely To Move

One of the most effective (And our favorite)

targeting option for the real estate industry,and specifically builders or realtors is the"Likely to Move" behavior option.

With this behavior, we can target people on

Facebook who are "Likely to Move." AsFacebook themselves defines this targetgroup: "People who are very likely to moveresidences."

This is a targeting option that MOST peopleadvertising in the real estate industry onFacebook know absolutely NOTHING about.

This option has been hughly beneficial for ourclients on both the selling side and thebuying side.

Let's get into this a little further . . .

Above is a screenshot taken directly from theFacebook advertising manager.

As you can see, there are about 5,264,400people currently ACTIVE on Facebook andlooking to MOVE residences.

How does Facebook know this? Of course weall know (or can assume) that Facebook buysand sells data, but they actually give you thesource of this information which you can seeunder "Source."

With this targeting option alone, we havesuccessfully filled brand new apartmentcomplexes and new homes for both buildersand realtors.

Now that you have reviewed the screenshot, you might have also noticed the other targeting behaviors under the "Residential Profiles" category on Facebook.

Facebook provides us amazing data for this category, some of the profiles include:

1) Length of residence2) Likely to move3) Recent Homebuyer4) Recent Mortgage Borrower5) Recently Moved

Targeting Option:

Real Estate Investments

The "Real Estate Investments" targetingoption on Facebook is extremely powerful.With this targeting option we are targetingACTIVE people on Facebook who are likely toinvest in real estate. As Facebook describesthis category, "Households with people whoare interested in investing in real estate."

This targeting option can be used by builderswho may be looking for funding or even byrealtors to attract investors to a high valuedproperty.

Using this targeting option to create a list ofreal estate investors for a project could be anextremely valuable asset as well.

As you see in the screenshot above, the "Realestate investments" category contains14,916,800 people who are active onFacebook and likely to invest. This number isabout three times the size of the "Likely tomove" category.

If the individuals within these audiencedemographics are very specific to what youare looking for then USE IT! You can gain amassive advantage over your competition byusing Facebook advertising. These behaviortargeting options on Facebook are under theradar as they have only been rolled out toeveryone recently.

Targeting Option:

Location Based + Likely To Move

If you read the first section of this eBook youknow we already discussed the "Likely tomove" targetion option.

However, what we did not discuss iscombining this option with location targetingand how to effectively do it.

Combining the "Likely to move" option withlocation targeting is extremely beneficial for arealtor who might be trying to sell a home topeople in a specific area.

With this option you can target people in aspecific city, region, town or even zip codewho are "Likely to move."

Looking to get people to an open houseviewing? This is a great way to do it!

In the example above you can see that we aretargeting everyone in Philadelphia,

Pennsylvania +25 miles who are "Likely tomove."

If done correctly, using this targeting couldlaunch you right past your competitors andonto a different level.

Most realtors and builders are not aware ofthese targeting options because they are sonew. These targeting options are moreadvanced than any other advertising tool onthe internet today.

Use these correctly and the sky is the limit!
