There is a second floor mechanical mezzanine. The area is 3276 m2 1989 Addition: Classrooms addition, single storey construction, non-combustible and combustible construction, non-sprinklered, five (5) classroom spaces with corridor for of 365 m2 to added to north-west of the existing facility. 2002 Addition: Classrooms addition, single storey construction, non-combustible and combustible construction, non-sprinklered, four (4) classroom spaces, resource spaces, and corridors, added to south-west of the existing facility. The addition are is 467 square meters. The overall area for the facility is approximately 4108 m2. The facility is in good condition.

Structural Summary:Structural Summary: Foundations include concrete pad, strip footings, pad footings, and grade beams with slabs on grade. There is a concrete and metal pan mechanical floor and a wood framed raised mezzanine floor. The structural interior walls are masonry or wood framed. The roof structural frames are steel or wood assemblies and the roof decks are either wood sheathing or metal decking. Interior walls supporting roofs are either masonry or wood. Structural Events: There are no structural events. Structural Rating: The structure of the school is in good condition.

Envelope Summary:Envelope Summary: The exterior wall veneers are brick, metal siding, stucco, precast elements, sealant and paint. The exterior walls are either masonry or wood framed construction. The insulation and vapour retarders are both internal or externally applied. Other elements include painted louvers and stucco soffits. The envelope openings are infilled with aluminum windows, insulated storefronts, and utility door assemblies. The roofs have both interior and exterior vapour retarders and insulations. Interior Rating: The interior of the school is in good condition.

Mechanical Summary:With the four classroom addition, a general upgrade of the mechanical systems was completed in 2002. Two copper tube hot water heating boilers (Raypack), two pumps (Taco) and piping system provides hot water to wall fin radiation (1983 building) radiant panels (2002 addition), reheat coils and cabinet heaters. Water to glycol (Alpha Laval) plate heat exchanger provides hot glycol to three indoor air handling units. Three (Engineered Air) air handling units provides ventilation to all occupied areas via an overhead duct system. Roof mounted exhaust fans (Phillips Lau, and Hart & Cooley) draw exhaust air from the washrooms, etc. BMS control system serves the entire school. Domestic hot water is generated by two gas fired, tank type domestic water heaters complete with hot water recirculation system. Conventional plumbing fixtures throughout the facility. Fire protection is provided in the form standpipe system, fire extinguishers and fire department connections. Overall mechanical system is in good condition.

Electrical Summary:This facility was originally built in 1984 with portable classrooms installed in 1989, these are now part of the permanentstructure. There was a modernization and an addition in 2001. The main 1200Amp Westinghouse Switchboard is fed from a pad mount transformer. The branch circuits are fed from Westinghouse and FPE panels through EMT and Armored cable to receptacles, lighting and Telemechanique and Square D motor starters and devices. The interior lighting is energy efficient T-8 lamps with electronic ballasts. The fire alarm system was upgraded in 2008. This facility is in acceptable condition.
