USDA Rural Development has announced that with the recent approval of the federal budget for Fiscal year 2011, money is now available for home purchases that offer no down payment and low interest rates for qualifying applicants in rural communities. These loans are made through approved conventional lenders. The USDA guaranteed loan process is much different than conventional or any other government loans. An approved lender meets with the home buyer, does all the processing of the loan and then submits the loan to an approved investor for approval. Once the investor/lender approves the loan it must be electronically emailed to the Kansas USDA guaranteed rural housing team. In order to ensure that a transaction is successful, there are two areas of eligibility to check-property and income eligibility before beginning. Properties eligible for rural development financing must be in rural communities, which are generally communities with a population of 20,000 or less. Individuals of families eligible must be within income guidelines that are established for each county.
