The City Hardware Building at 1317 Hull Street (formerly an F.W. Woolworth’s) is an attached two-story vernacular brick building constructed ca. 1933. South Richmond has a burgeoning multifamily presence in Manchester that’s closing in on the traditional epicenter of the Downtown and East End submarkets across the James River. Since 2010, South Richmond’s population has increased by about 10% (8,200 residents), one of the fastest growth rates in the Richmond metro. This has bolstered apartment demand, with just over half of the households in this submarket renting. Developers are focused on Manchester, but it is becoming more supply constrained. Ongoing projects are expected to expand inventory by roughly 4% when they deliver in 2018. As of December, sales in 2017 were at about $98 million, nearly five times last year’s total volume. The steady lease-up of new deliveries likely stems from the burgeoning demographic of young residents, with property managers noting that VCU students and young professionals are moving to the area.
