From The Executive Director Written by Lynn Tanner, CMCA

A n n u a l l y , Radisson com-memorates its inception with a Founder’s Day

Celebration. Although the month and the location have changed over the years, the main details of this event have not changed. Founder’s Day includes food, beverages, chil-dren’s activities, musical entertain-ment and a stunning fireworks dis-play which concludes the celebration. Free to all Radisson Members, it is, by far, the most popular event that the Association hosts.

As the community continues to grow, so does attendance at this event. Therefore, it’s no surprise that the expense to host this annual celebration has increased over the years. To be able to continue this event, without having to consider making any changes or cutbacks, we reached out to local businesses to offer them the opportunity to be a part of this community building event by committing to be a spon-sor of this Community Celebration. The feedback that we received was very positive and we’ve had several businesses step up to be a part of this special event. It is the support of these sponsors that will allow us to keep the event a memorable day for all of us to enjoy.

I’d like to thank the sponsors who were able to support this endeavor this year. Please take a moment to see the Founder’s Day Sponsors, listed on Page 4, and thank them by utilizing their services! If you did not receive a Sponsorship Packet and are interested in being a sponsor of a future Radisson Community event, please contact us at [email protected]. We will include you in future opportuni-ties.

Reaching out to potential spon-sors is just one way in which we try to raise additional revenue to offset expenses, which are oth-erwise covered by Association’s budgets. One such way is the Time Warner/Spectrum Agreement. We also take advantage of grant monies available to us for specific projects or improvements. Another option that is being considered is establishing a non-profit, 501 (c) (3) foundation which we can utilize for fundraising

opportunities. With this new organi-zation established, we can engage in a variety of fundraising possibilities, such as a community golf tourna-ment. The funds raised would go towards community improvements which would help to alleviate future strains on the budgets. We are com-piling the necessary paperwork to establish the Radisson Community Foundation. However, it will take the IRS several months before they give us a ruling on our 501 (c) (3) status.

Should we be approved by the IRS for this Foundation, one of the items that may be quickly under consideration to raise funds for would be the replacement of the tot-lot at Kerri Hornaday Memorial Park. The tot-lot at this park was installed in 2000. The tot-lot has a useful life expectancy of 15 – 18 years. Given that we are nearing the end of the estimated years of its use, it’s not surprising to see that it has clearly aged. In recent years we had to replace the suspension bridge because of its deteriorating condition. This year, several spots on the struc-ture needed to be sanded/repaired and painted with a vinyl-coated, epoxy paint. The approximate cost to replace this tot-lot with a similar unit would be $75,000 - $100,000. I will be working with the RCA Board and our political representatives to research potential grant monies avail-able to us for this venture. However, that would only reduce some of the expense. It would still place a financial burden on the Association to replace this structure. This is the main play-ground structure of the community and one that gets a great deal of use, especially given that it is the location of Summer Rec program. With the creation of the proposed Radisson Community Foundation, we will be able to actively begin fundraising options towards its improvement.

July seems to have finally brought some seasonal summer weather with it. The cool and rainy start to summer has kept attendance at Oberon Pool lower than normal. With the nicer weather, we are seeing more activity at this popular sum-mer facility. We have several specific swim programs, one which is sure to be what you are looking for. One that doesn’t get mentioned many times is the Adult Lap Swim. On Tues/

Wed/Thurs evenings from 8:00pm to 8:45pm; additional lap lines are put in the pool and the facility is open exclusively for lap swimming only. There is also Adult Lap Swim on Sat/Sun mornings, from 10am to Noon. However, during these hours, the pool is also used for Parent/Infant Swim. This is a quiet time at the pool, that parents can bring their young (under 2 years old), often apprehensive swimmers, to get better acclimated to the water. This is also a nice time for non-swimmers to stop by the pool with their morning coffee and newspaper and enjoy a tranquil morning poolside.

While visiting the pool this summer, please note that we are in the process of improving the appearance of the entrance into the Oberon Center. As the final phase of our five-year renovation plan, we are in the process of finalizing details on a redesigned entrance to the Oberon Center. The Operations Committee recently viewed an archi-tect’s conceptual plans for the rede-signed entrance. The current stair-case is in bad condition and it was determined there is no need (for use and/or maintenance of) such a large staircase. By minimizing the large wooden stairway we will be able to also minimize the width of the asphalt pathway and plant grass/landscape material, etc. While the main objective of this project is to improve the entrance into the Oberon Center office space, we will also be incorporating improvements into the pool entrance. There can be a bottleneck of residents when enter-

ing the pool facility, which we hope to improve, and we are also in need of a designated Photo ID space. The Architectural Standards Committee will review and approve the plans once finalized and we hope to have this project begin as soon as the pool closes for the season.

The Town of Lysander has two drainage / road repair projects approved for Radisson this year. Drakes Landing Road will be paved and have fog-striping (lines on the outside edge of the road) completed this Fall. In addition, there will be drainage/road repair done on Willett Parkway. This project is also tenta-tively scheduled to be completed this Fall. Additional information will be in the Reflections and updates will be sent via the community’s eMail Bulletin system so residents can avoid these areas during construction.

Although the electricity has been restored since last week’s power outages, we are continuing to look into exactly what occurred. We have been advised, in an unof-ficial manner, that a faulty switch-gear was to blame and needed to be replaced. We certainly understand the frustration that everyone experi-enced and are working with National Grid to best assure the community’s aging underground infrastructure is adequately brought to the level of reliability we expect for our electric power system. In addition, we are also pursuing more direct communication with them during these circumstanc-es so that we can provide accurate updates to the Radisson Community.

Architectural Standards Committee (ASC) Urban Myths of the Architectural Standards

Every now and then the ASC Department receives a phone

call regarding what someone thinks is a violation of the covenants in the community. Some examples include how many cars a member may have in their driveway, cars are supposed to be parked in the garage overnight and not in the driveway, cars are not to have rust or are not to be junky

in appearance, garage doors must be closed and not left open, and the list goes on and on. We are not sure where these myths originate from but if you think something is a rule of the association you may always review the official covenants of the association by looking in the Radisson Declaration (https://goo.gl/65LMNh) and in the Property Use and Maintenance Covenants (https://goo.gl/EttFyf).

If you ever have any ques-tions about the covenants or on a project, you may always con-tact the Architectural Standards Department. You can reach the ASC Administrator, John Mancinelli, at [email protected] or e-mail the Committee at [email protected].

Working together to keep Radisson beautiful…

Have you finished an exterior project on your home this year? If so, did you remember to notify the Architectural Standards Committee (ASC)?

We ask you to notify the ASC by either returning the window sign to the RCA office, complet-

ing the online ASC Project Status Form (https://goo.gl/BvEmNd), or e-mailing the ASC at [email protected] . We will also do a quick review to verify it was com-pleted as approved. If your project was completed as approved, we will send you a letter indicating such and

we will close out your open applica-tion in our database.

Notifying the ASC will greatly help the ASC staff from trying to determine if you have completed your project or if you would like an extension to complete your project. Each approval is valid for 6 months.

If you need an extension, please complete the ASC Project Status Form or e-mail the ASC.
