According to a 2010 poll conducted by the National
Association of the Remodeling Industry (NARI) on its
website, the majority (56%) of homeowners cite functionality as
their largest concern when it comes to their home.
“The functionality of a home is very important, especially
over the long term, as many homeowners in this economy have
opted for remodeling over moving to new homes,” says Kansas
City NARI President Mark Heinze, CR, Phoenix Renovation &
Restoration.
Functionality of the home generally starts with good design.
Remodelers can help you take special care to look for the
missing details in any home design, from the location of the
electrical outlets to the location of light switches.
To address concerns, think about how you intend to use
the space in the future. Young families with small kids may
use the space differently than empty-nesters. Multigenerational
households oftentimes require universal design principles to
be incorporated to increase the accessibility for everyone who
lives in the home. NARI remodelers have the ability to tap
into the special needs of their clients and incorporate them
into the design.

The National Association of the Remodeling Industry
(NARI) is a not-for-profit trade association committed
exclusively to the professional remodeling industry and to
homeowners. NARI has more than 6,800 members
nationwide and 263 in the Kansas City area. The
members of Kansas City NARI include professional
remodeling contractors, subcontractors, product
manufacturers, distributors, lenders and other allied
business professionals.
Kansas City NARI is the voice of the remodeling
industry and is an ally to all area homeowners. Kansas
City NARI members have pledged to uphold a code of
ethics and are dedicated to the professionalism and
integrity of the home-improvement industry.

Remodeling Show and the Johnson County Home &
Garden Show. ● Kansas City NARI hosts its annual Remodeled Homes
Tour, inviting consumers to view local homes remodeled
by NARI professionals. The 14th Annual Remodeled
Homes Tour is slated for April 30 and May 1. ● NARI CARES! Kansas City NARI hosts annual Work
Days, where members come together to give back to the
community. In 2011, Kansas City NARI is partnering with
The Children’s Place, a 501-C3 organization that is healing
the youngest survivors of abuse, neglect and trauma,
working with babies and children, ages 6 weeks to 8
years. NARI will remodel the lobby area at The Children’s
Place and host collection drives for diapers and toys.

Start your home-improvement project by selecting
a professional, reliable remodeling contractor. By
following these basic guidelines, you will not only make
the selection process easier but you also will be better
prepared to make an informed decision that best suits
your needs.● Employ a contractor with an established business in
your area. Local firms can be checked through past
customers. Look for a local member of the National
Association of the Remodeling Industry (NARI). The NARI
logo is the mark of a professional. ● Check a remodeling contractor at the government’s
Consumers Affairs Office and the Better Business Bureau
to ensure there is no adverse file on record.
What Is NARI?
● Ask to see a copy of the contractor's certificate of
insurance. Most states require a contractor to carry
worker's compensation, property damage and personal
liability insurance.● If you elect to solicit bids from several different
contractors, be sure they are bidding on the same scope
and quality of work. Discuss variables in bids and beware
of any bid that is substantially lower than the others. ● Ask for references and follow up on them. Call the
references and ask specific questions such as: “Did the
contractor begin work on time?” “Did the contractor stay
in touch throughout the project?” “Would you use this
contractor again without hesitation?”

C ertification is credibility. It is a testimonial of a contractor’s
commitment to the industry and his or her profession.
The NARI certification program establishes professional
standards for the remodeling industry. To obtain the Certified
Remodeler (CR), Certified Remodeler Specialist (CRS), Certified
Kitchen & Bath Remodeler (CKBR) or Certified Remodeler (CRA)
designations, remodeling contractors must have a minimum
of five years continuous service in the remodeling industry and
must study for several months before completing an intensive
half-day exam. The exams focus on both construction and
business practices. The newest certification is the Green
Certified Professional (GCP) designation for those contractors
committed to green remodeling, as well as Universal Design
Certified Remodeler (UDCR) for contractors committed to
universal remodeling. Kansas City NARI is fortunate to have
two Master Certified Remodelers (MCR), awarded only to
those members who have had two certifications for 10 or
more years.
These certified designations are marks of dedication to the
industry and a contractor’s continuing quest for knowledge.
Today’s consumers are better educated. They insist that the
person they invite into their home __ who they invite to literally
change their home __ has more than just a few years of
experience. The NARI designations are an assurance that the
consumer is choosing a professional with years of experience,
dedication to ongoing training and a commitment to ethical
conduct. The Certified Remodeler (CR) and Certified Kitchen &
Bath Remodeler (CKBR) designations are two of the most
sought-out certifications in the remodeling industry.

NARI’s annual Remodeled Homes Tour.
Each year Kansas City NARI remodeling companies enter local remodeled homes in a
weekend tour. These homes are located throughout greater Kansas City, from the Brookside
area to the large lots/homes in Prairie Village to the suburbs of Overland Park and Lenexa. The
tour is slated for April 30-May 1, 2011, with tour hours on Saturday from 10 a.m. until 5 p.m.,
and on Sunday from 11 a.m. until 4 p.m. You’ll see kitchen remodels, room additions, master
bath remodels, basement finishes and much more!
This is a great opportunity to see a remodeler’s work in a real home setting and meet
the contractors, their staff members and some of the product suppliers in a finished
remodeled home.

Kansas City NARI announces the winners of the annual REMY Awards for 2010. The 23 remodeling projects completed
by NARI professionals represent some of the highest-quality projects in the Kansas City metropolitan area. The NARI
REMY Awards is held annually to honor contractors for their craftsmanship, professionalism and commitment to excellence
in remodeling.
Entries for the 2010 program were judged on a 100-point system that included project overview, before-and-after photos,
budget considerations, overall aesthetic appeal and communication with the homeowner. Winners had to score at least 85
points. All Star Awards were presented to those entries that achieved 94 or more points. Each entry included a homeowner
survey that was worth 15 points. Homeowners judged the remodeling contractor in three areas—completion of contract,
communication and finished product. Remodeling contractors from the Idaho NARI chapter judged the entries this year.
Best of Show Awards were presented to four of the 23 projects. These four remodeling projects (seen on next page) were
top winners in four categories, Under $75,000, $75,001-$150,000, $150,001-$250,000 and Over $250,000. Winners were
chosen based on total points scored, and all four of the Best of Show projects scored 93 or more points.

The U.S. Environmental Protection Agency’s (EPA)
Renovation, Repair and Painting (RRP) regulations took
effect April 22, 2010, requiring remodelers working in
homes built before 1978 to follow practices designed to
minimize the exposure of residents to lead hazards.
According to a report by the President’s Task Force
on Environmental Health and Safety Risks to Children,
approximately 24 million pre-1978 U.S. dwellings are at risk
for lead-based paint hazards. In light of these prominent
health risks, contractors must go through an eight-hour
training class to certify at least one person to supervise the
renovation of target housing (pre-1978) homes, and the
contracting firm must be a certified firm with the EPA if
they intend to work in pre-1978 homes.
Lead training through an accredited program consists
of six hours of educational learning on the dangers of
lead and required lead-safe practices as identified by the
EPA and the U.S. Department of Housing and Urban
Development (HUD). The remainder of the day includes two
hours of hands-on training __ the procedure of setting up
the containment area, improved cleaning methods, cleaning
verification test and the disposal of hazardous materials.
Finally, certification is provided pending a written exam.
Contractor firms that intend to work in pre-1978 homes
are required to register with the EPA. Both the certified firm
registration and the certified renovator supervision are
required under the RRP rule. Note that states are able to
require more stringent criteria in addition to the EPA’s
criteria, and homeowners should be aware of the laws in
their state by contacting the Public Health’s Lead Division.
Contractors are required to document the lead-safe work
practices used during the project and keep those documents
on file for a minimum of three years after completion. The
EPA’s “Renovate Right” brochure must be signed by the
homeowner to signal their awareness of lead safety and
practices in their homes before work begins. Homeowners
can insist on having the certified renovator test for the
presence of lead and then the certified firm must give
homeowners a copy of the test results within 30 days of
the completion of the RRP work.
The following is a checklist for homeowners living in pre-
1978 homes:● Verify that your contractor’s firm is registered with the
EPA. ● Verify at least one person is a certified renovator and
has documented the training of the work crew and is
supervising the work being completed in the home. ● Know that these certifications are accessible at the jobsite
at all times. ● Firms must post signs before renovation begins, clearly
defining the work area and warning occupants and other
persons not involved in renovation activities to remain
outside the work area. ● Make sure you understand and sign the EPA’s “Renovate
Right” brochure. ● Remove all belongings from the immediate area of the
renovation. ● Notice if your contractor is using plastic sheeting that is
taped 6 feet beyond the perimeter of surfaces undergoing
renovation; reusable cloth coverings are not acceptable. ● Renovators should clean up and mop daily to minimize
dust contamination. ● Contractors must use HEPA vacuums and/or wet-mopping
to remove lead particles. ● Depending on the scope of the project, renovators may be
wearing disposable suits to minimize exposure to lead. ● All contaminated materials should be placed in heavy
duty plastic bags before your contractor disposes of them. ● Contractors who fail to comply with the RRP rule are
eligible for a fine of $37,500 per day.
Know the Facts…Keep Your Home Lead-SafeThe EPA requires remodelers be certified to work in pre-1978 homes
Be creative. There are often multiple solutions to accomplish
a design objective, some more expensive than others.
Discuss various options with your contractor.
If all the room really needs is a facelift, make changes with
paint as opposed to structural changes. Changing the color
of a room can revitalize it. Heavy or textured wallpaper can
work wonders as well. You can save money by wallpapering a
slightly damaged wall rather than replacing it. Faux painting or
other textured, decorative painting techniques also can hide
minor damage or irregularities that flat paint won’t.
Attempt to keep windows in their existing places during a
remodeling project as a cost–savings endeavor.
Finding SpaceOne alternative is to borrow space from a neighboring room
(called space reconfiguration). A great place to steal space for
a bathroom expansion is from the linen closet. You can make
up some of the lost storage by finding small spaces in between
wall studs for small niches or built–in shelves.
You also can try borrowing space with optical illusions. To
transform a small bath, install a bow window or a skylight.
Vaulted ceilings can be a nice touch, too.
If you are going to expand outside the existing home,
consider a small bump out of two to four feet. This may allow
you to cantilever the floor joists and eliminate the need for
excavation and foundation.
Whenever you are adding new space to a home, have a
heating/cooling contractor determine whether your existing
heating/air conditioning system can accommodate and
heat/cool the extra space.
In the KitchenShould you decide to purchase new appliances, choose
energy-conscious models for a reduction in your utility bills.
Maintain present location of major fixtures, appliances and
utilities relative to the plumbing, gas and electrical outlets. This
could even apply to the location of the telephone. Moving
plumbing, wiring and jacks can be expensive.
Faucet caution: The price variances in faucets reflect the
various internal and external features. Always choose a faucet
with replaceable internal parts. You won’t have to replace the
entire faucet if it breaks.
Good floor covering is important. It ties one room to another
and provides visual consistency. Familiarize yourself with the
prices of various flooring materials to make the best decision
for your home. To get you started, vinyl or laminate flooring is
less expensive than wood, tile or slate.
Use existing floor covering if it is still in good condition. If
the kitchen has old vinyl flooring, there may be a hardwood
floor underneath that could be sanded and refinished, avoiding
the need for an entirely new floor.
Consider your cabinet options carefully. Some that are easy
to add include tilt front doors, spice racks and slide-out wire
baskets. However, if you decide to wait, make certain that
the option you want will be available and can be added after
installation. Note of caution: Waiting will cost you more in the
long run. Adding new cabinets often requires installing a new
floor. Refacing existing cabinets also can be a major savings in

NARI’s 10-Step Program to Remodeling
When making improvements to your home, planning
ahead and taking it one step at a time is key. Home
remodeling, if done properly, can be painless and even
fun. Remodeling is a decision that requires patience and
planning. NARI suggests the following 10-Step Program
when remodeling:
Assess your current situation. Make sure you
have the financial resources, time and patience
to undertake a remodeling project before you start.
Decide how long you intend to live in your present
home. If you plan on selling your home in the
next few years, check the real estate comparisons for
your neighborhood to see how much you can invest
in remodeling and still recoup those costs when you sell
the home.
Define the areas of the home you want to change.
Have some idea of what you want the remodeling
project to include and what rooms you would like to
change before calling a contractor. Make a list of the
rooms you would like to remodel as well as the reasons
for the changes. You may want to look through consumer
magazines for ideas. Depending on your need and the
size and complexity of your intended remodeling project,
there are several different options for you to explore to
begin your remodeling. ● The Architect __ Major remodeling projects require
construction drawings for the purposes of defining a
contract and procurement of permits. In cases where your
professional remodeler does not provide design services,
you may wish to seek the assistance of a professionally
trained architect. It is best to work with an architect
experienced in remodeling who is more sensitive to the
special challenges that remodeling represents.
● The General Contractor __ Many home-improvement
projects may not require professional design services
and can best be handled by the experienced contractor
whose knowledge of materials and methods has been
gained by years on the job. Even small jobs need careful
planning and attention to details.● The Design/Build Contractor __ Design/build is a concept
developed to benefit the homeowner by providing both
quality design and construction services within the same
general contracting company. A design/build contractor
will be able to see your project through from start to
finish, keeping design, engineering and budget in mind.
Allow plenty of time for the remodel. Keep in mind
that possible delays may occur during the project
due to material shortages, weather and unforeseen
problems. Delays are especially common for special
orders and kitchen cabinets. Take these into account when
creating a timetable with your contractor. An unrealistic
time frame will only add to the difficulty and stress.
Hire a reputable, professional contractor. Horror
stories abound from homeowners who have hired
disreputable contractors. Choose a contractor who is
insured, meets any local or state licensing requirements,
and is a member of a professional trade association such
as NARI.
A building permit generally is required whenever
structural work is involved or when the basic living
area of a home is to be changed. Do not obtain your
own building permit. In most jurisdictions, the person
obtaining the permit is considered to be the contractor
and is, therefore, liable if the work does not comply
with local building codes. The complex elements of local
building codes and permits are familiar details to a
professional remodeling contractor.

warranty is offered is clearly specified.● A binding arbitration clause is also a good inclusion in
the event a disagreement occurs. Arbitration can enable
you to resolve disputes more quickly and effectively
without costly litigation.● Thoroughly review the entire contract and be certain
you fully understand it before signing it. Consider the
scope of the project and make sure all items you've
requested are included. Never sign an incomplete
contract and always be sure to keep a copy of the final
document for your records.● Be sure to put all changes in writing if the scope or
complexity of your remodeling project is modified while
work is being done. The amendment should be agreed
upon and signed by both parties.● Keep a job file including the contract, plans,
specifications, invoices, change orders and all
correspondence with the contractor.● Request a contractor’s Affidavit of Final Release be
provided to you at the time you make final payment.
This is your assurance that you will not be liable for
any third-party claims for nonpayment of materials or
subcontractors.
Tie payments to work stages. Avoid contractors
who ask for the total cost or a large sum of money
up front. Contractors will usually split payments into
percentages of the total cost of the project. These
payments are typically tied to significant stages of the
project, and payments are rendered as parts of the job
are completed. Kitchen remodels, however, often require
a large amount of money at the beginning to cover the
costs of ordering cabinets and appliances.
Keep your perspective. Remodeling is disruptive
to your normal household environment. It is
important to take a deep breath, keep your focus and
work toward the end result. If problems occur, talk to your
contractor about your concerns. Remember, remodeling
is fun, and before you know it, you'll have the dream
home you've always wanted.
Create a realistic budget. Decide how much money
you can spend on home improvements before
undertaking the project.
Get a comprehensive proposal from your
contractor. This allows you to know upfront how
much money the project will cost. The proposal should
also include the types of products that will be used.
Get a signed contract before any work begins. The
contract should detail the scope of the project,
start and approximate completion dates, a payment
schedule, product types, and responsibilities of the
contractor and any subcontractors. The contract should
also include provisions for change order procedures,
warranties and alternative dispute resolution clauses.● Specify all materials. Your contractor should detail a list
of all materials for the project in your contract. This
includes size, color, model, brand name and product.● Study all required plans carefully. Insist that you
approve them and that they are identified in your written
contract before work begins.● Federal law requires that a contractor give you written
notice of your right to, without penalty, cancel a contract
within three business days of signing it, provided it
was solicited at some place other than the contractor’s
place of business or appropriate premises __ your home,
for instance.● Understand the financial terms. Make sure that the terms
are spelled out in the contract. The total price, payment
schedule and cancellation penalty should be clear.● A warranty covering materials and workmanship for a
minimum of one year should be written into the contract.
The warranty must be identified as either “full” or limited.”
If it is a “full warranty,” all faulty products must be
repaired or replaced, or your money returned. A “limited
warranty” indicates all replacements and refunds of
damaged products are limited in some regard. The name
and address of the party who will honor the warranty
(contractor, distributor or manufacturer) must be
identified. Make sure the time period for which the
