MARKET HIGHLIGHTS• Inland Empire (IE) vacancy dropped significantly in Q2 2017 to 3.3%, reaching its lowest

level in the current cycle.• IE occupier industries range from logistics, e-commerce, consumer goods and 3PLs. The

rise of e-commerce has increased demand for state-of-the-art product to accommodate automation and efficiency with higher clear heights.

• The IE has among the strongest annual rent growth in the US with 15.9%. CBRE EA predicts that net absorption in the Inland Empire will reach over 14.5 MSF by year end.

• The IEW vacancy rate for the 100,000-250,000 SF size range was only 1.6% in Q2 2016, while the 250,000-500,000 SF size range had an even lower rate of 1.2%.

• The Rialto industrial base has grown by 30.2% over the past two years to 26.1 MSF and its vacancy rate has dropped by 35.3%, demonstrating increased demand for product in this submarket.

• Rialto saw 485,396 SF of 2017 YTD net absorption and 1.8 MSF in 2016. The IE has 8.1 MSF of 2017 YTD net absorption and had 17.1 MSF in 2016.
