RENTAL AGREEMENT

THE DEED OF RENTAL AGREEMENT made on 3rd day of April 2014 at Bangalore by and between:

Mr. Ravichandra Madala, S/o. Sri.Rattaiah Chowdary and Mrs. Asha Jyothi Madala, W/o. Mr. Ravichandra Madala #35, Samrudhi, 2nd Cross Sneha Nagar, Amruthahalli, Sahakar Nagar post, Bangalore-92, hereinafter called the OWNER.

AND

Mr. Subhadeep Sengupta, S/o. Subhashis Sengupta, 203, Baghajatin, Talpukur, Kolkata - 70086 hereinafter called the TENANT.

The expressions OWNER and TENANT unless repugnant to the meaning and the context thereof shall and include their respective heirs, assigns, agents, successors-in-interest.

WHEREAS the Owner is the owner of the schedule property described Flat #203, Ravoos Daisy, Munnekolalu Village, Varthur Hobli, Bangalore East Taluk, Bangalore-37. The Schedule herein and hereafter referred to as the Schedule Property and intends to let out the same to Owner herein on the following terms and conditions.

WHEREAS the tenant who is in need of a residential accommodation has agreed to take the Schedule property for rent from the owner on the following terms and conditions.

NOW THIS DEED OF RENT ENTERED INTO BETWEEN THE PARTIES HEREIN ON THE FOLLOWING TERMS AND CONDITIONS.

1. That the Tenant shall pay to the Owner a sum of Rs.80,000/- (Rupees Eighty Thousands only) towards advance amount/Security Deposit and the same amount shall not carry any interest and shall be returned to the Tenant upon vacating the premises and handing over the main door keys to the Owner.

2. That the Tenant shall pay the owner a monthly rent of Rs. 12,000/- (Rupees Twenty One thousands only) including maintenance on or before 5th of every month without any default. This rental agreement shall be in force for a period of 11 months from the date of its execution. If the Tenant wished to continue after expiry of this agreement, then the rent shall be enhanced by 5% and a fresh agreement shall be entered into, if agreed by the owner.

3. The Tenant shall keep the premises in good and tenantable condition and should not make any alterations. The tenant shall allow the owner or his authorized representative to inspect the premises at any reasonable time. The premises shall be used only for the dwelling purpose and no illegal activities shall be carried out in the premises. In case of any damages caused to the building as well as the fixtures the repairing /replacing charges will be recovered from the advance amount/security amount.

4. The Tenant shall not sublet, underlet of part of the rented to any person or persons without the written consent of the Owner.

5. The tenant shall pay the Monthly Electrical Charges to the concerned authorities BESCOM without fail.

6. It is further agreed that either of the parties (Owner & Tenant) shall give 1 months notice for vacating the schedule premises.

7. The Tenant shall pay the repainting charges of one month rent at the time of vacating the premises or painted by tenant as earlier manner.

8. It is also agreed that the tenant shall take proper care of the functioning of the electrical fittings and semi furnished facilities.

9. The owner will not be responsible for the belongings of the tenant (Vehicle & others).

SCHEDULE PREMISES

All of the residential premises bearing Flat #203, Ravoos Daisy, Munnekolalu Village, Varthur Hobli, Bangalore East Taluk, Bangalore-37, consisting of three Bedrooms, Hall, Dining, Kitchen, three Bathrooms, Balconies, Utility with electrical and water amenities along with one Car Parking.
