Authorization/Acknowledgement This application is made for the purpose of procuring rental of premises and for credit clearance.

By signing this application, you declare that all your statements in this application are true and complete. You authorize the community to which youare applying to verify this information through any means, including consumer reporting agencies and other rental housing owners. If you fail to

answer any question or give false information, the community may reject your application, retain all application fees and deposits as liquidated

damages for its time and expense, and terminate your right of occupancy. Giving false information is a serious criminal offense. In lawsuits relating

to the application or lease Contract, the prevailing party may recover all attorneys' fees and litigation costs from the losing party. The communitymay at any time furnish information to consumer reporting agencies and other rental housing owners regarding your performance of your legalobligations, including both favorable and unfavorable information about your compliance with the lease Contract, the rules and financial

obligations.

If the applicant finds it necessary to cancel a move-in, the Application Deposit will be refunded provided the cancellation takes place within twenty-four (24) hours after submitting an application, regardless of approval status.

Camden utilizes a credit scoring system that incorporates a statistical model comparing information on your credit profile, such as bill-payinghistory, the number and type of accounts, late payments, collection actions, outstanding debt, reported rental history, and the age of accounts, tothe credit performance of consumers with similar profiles. (A credit scoring model only uses information on the applicant that pertains to credit, it

does not use certain characteristics like -- race, color, religion, sex, national origin, handicap, or familial status in its calculation.) The scoringsystem awards paints for each factor and considers income, monthly rent, & overall credit history to evaluate how creditworthy you are. If there is

limited credit history available, income and rental history will be used to evaluate your application and additional deposits may be required.

APPLICATIONAPPROVALPROCESS- The approval process will begin when we have received completed applications from all applicants andoccupants. The three outcomes from the approval process are accepted, conditional acceptance, or denied. Additional information and or

deposits may be required if a conditional acceptance is recommended. If you are denied credit, the Equal Credit Opportunity Act requires that the

creditor give you a notice that tells you the specific reasons your application was rejected or the fact that you have the right to learn the reasons if youask within 60 days. If a creditor says you were denied credit because you are too nearyour credit limits on your charge cards or you have too manycredit card accounts, you may want to reapply after paying down your balances or closing some accounts. If you are denied credit because ofinformation from a credit report, the Fair Credit Reporting Act requires the creditor to give you the name, address and phone number of the creditreporting agency that supplied the information. You should contact that agency to find out what your report soid.

CAMDEN CALEY APARTMENTSRENTAL APPLICA nON CRITERIA

Effective February 2, 2002

Welcome to our community. In order to reside in our community, we require each applicant and each adult occupant to meetcertain rental criteria. Before you complete a Rental Application, we encourage you to review these requirements to detennine ifyou are eligible.

Please note that these are our current rental criteria and nothing in these requirements shall constitute a guarantee or

representation by our community that all residents and occupants currently residing in our community have met theserequirements. There may be residents and occupants that have resided here prior to these requirements going into effect;therefore, our ability to verify whether these requirements are met is limited to the infonnation we receive from various residentreporting services.

All applicants and each adult occupant must complete a separate rental application. Married couples may submit a jointapplication.

Items A through J apply to the resident(s) responsible for paying the rent under the Apartment Lease. Item B-3, & D applies toall applicants and adult occupants.

A. INCOME - Verification may include original pay stubs, written verification from income sources, bank statements,statements from accountants, tax returns, etc.

B. RENTAL HISTORY -(1) Six (6) months satisfactory rental history or proof of home ownership may be verified foreach applicant. Satisfactory history is defined as no more than one (1) late payment, no more than one (1) returned check withina six (6) month period. (2) The resident must have given adequate notice to vacate. (3) There must be no outstandingfinancial obligations to the landlord. The previous landlord must state that they would be willing to re-rent to the applicant.

If a first time renter, Camden Caley Apartments may require a deposit equal to one month's rent and/or a Lease ContractGuarantor.

C. OCCUPANCY GUIDELINES - All residentsand all occupantsmust be listed on the Lease Contract. No more thantwo (2) occupantsper bedroomexcept for those qualifyingas a family.

A family may occupy an apartment if the family does not exceed two persons per bedroom plus a child who is less than sixmonths old and who sleeps in the same bedroom with the child's parent, guardian, legal custodian, or person applying for thatstatus. Residents who have a newborn less than six months old at the time of rental application or lease renewal and whosenewborn has reached six months of age during the lease tenn will be required to transfer to another available apartment withmore bedrooms within 90 days or the end of the lease tenn, whichever is the later date.

For the purposes of this occupancy policy a "family" shall consist of the following persons: one or more individuals (who havenot attained the age of 18 years) being domiciled with: (1) a parent or other person having legal custody of such individual orindividuals; or (2) the designee of such parent or other person having such custody, with the written pennission of such parentor other person. The tenn "family" shall also apply to any person who is pregnant or is in the process of securing legal custodyof any individual who has not attained the age of 18 years.

D. CRIMINAL HISTORY- All occupants over 18 will be checked for criminal history. The history must reflect nofelony convictions, deferred or withheld adjudication for a felony or a misdemeanor for crime against a person.

Please remember that this requirement does not constitute a guarantee or representation that residents or occupants currentlyresiding in our community have not been convicted of a felony, deferred adjudication for a felony or crime against a person.There may be residents or occupants that have resided in our community prior to this requirement going into effect.Additionally, our ability to verify this information is limited to the information made available to us by the resident creditreporting services used.

E. LEASE GUARANTORS must submit a Lease Contract Guarantee and meet all rental criteria.

F. WATER FURNITURE is acceptable on the first floor only. An insurance policy must be obtained.

G. ANIMALS -Only dogs, cats and fish are permitted within the following guidelines:

No puppies or kittens less than six (6) months old.No exotic animals.

The additional animal deposit must be paid in full at the time of occupancy.The Animal Agreement must be signed by the Owner's Representative & Resident.Property management reserves the right to reject the following breeds of dogs: Pitbull, Doberman, Rottweiler,German Shepherd, and Great Dane Mastiff.No more than 2 animals per apartment consisting of 1 dog or 2 cats.Animals used as disability assistance are not considered as animals under this policy.

H. FALSE INFORMATION - Any falsification of information on the application will automatically disqualify theapplication and all deposits and application monies will be forfeited.
