The landlord must send the renewal within three months of the end of a tenancy agreement

The tenant must respond to the renewal notice within 2 months of the end of a tenancy agreement.

The landlord can charge ½ the amount of 1 month’s rent in the event of damage to the property.

Can I be evicted?

Yes, but …- the landlord must

notify you, using a prescribed form.

- the landlord must state why and when you are being evicted.

You can appeal this with the Residential tenancies branch.

Can my landlord enter my home whenever he or she wants?

No! To enter your landlord must …- Give you written

notice at least 24 hours in advance.

- Tell you when and why they want to enter.

Your landlord may enter your home without notice …

- Only in the event of an emergency

- Only if the tenant gave prior permission

- Only if the landlord Terminated the agreement and wants to show the suite to a prospective tenant

Dictation 4 It is not mandatory, but it is highly recommended that you do a move-in inspection before you move into your new home, and a move-out inspection upon completion of your lease.

Smoking is prohibited by law in all common areas, such as elevators, laundry rooms and recreation facilities. If a tenant smoked in those areas, the landlord could give a warning and then notice for breach of a reasonable rule.
