Our sales team operates 24 hours a day to capture and prioritise enquiries from our multiple marketing channels. Once an enquiry arrives we aim to respond within 30 minutes via email, telephone and web chat to instantly engage with the potential customer and close a deal. With the abundance of accommodation offers

available in Dubai we make it a priority to quickly ensure our foot is in the door first, and cater to the guest’s exact needs to ensureyour property is booked.

Manage in-house guestsIt’s the all-important day when your new guests are arriving!

So you’ve sold your property andyour guests are arriving and need to check in.

Most guests are already well versed with modern hotel standards and administration processes therefore expect a swift and easy check-in whatever time they arrive. We ensure we give guests the correct information before they start their journey, making sure they get the keys to your property after a long flight without any complications.

We offer two options for check in when a booking is made, allowing guests to come directly to our office on Sheikh Zayed Road to check in and collect the keys; or our Express Check In Service whereby if payment has been made in full before arrival then the guest can be greeted directly at your property for a nominal fee. Dur-ing the check in process we verify the persons booked to stay, take signatures and copies of identification docu-

ments, and take a Security Deposit should the need arise to charge the guest for any damage during their stay. It’s very important to get all the paperwork right before handing over the keys.

Once a guest settles in your property we try to stay behind the scenes as much as possible. Guests receive a Welcome Folder which gives them all our useful num-bers to contact at any time of the day should the need arise. A Guest Relations Officer is assigned to the book-ing and contacts the guest on arrival and before depar-ture to make sure there are no problems. If anything is reported by a guest it’s their duty to swiftly take action to ensure a guest’s stay is not affected.

When it comes to the time for guests to leave we ensure your property has been cared for properly and get back keys and access cards delivered at the start of the book-ing. At this time it’s important to have a quick inventory

check and look over your property for any accidental damage. Once we are happy that everything is ok we say goodbye and ask all guests to complete our satisfac-tion survey, this really helps us to keep on top of their expectations and to continually improve the perform-ance of our team. Reviews are also posted to Trip Advisor so future guests can get independent verified feedback of our service and your property to help them in making a decision when deciding to book.

Every guest expects to open the door to your property and be instantly delighted with the quality and standards!

To make sure we get that wow effect on each and every booking means you need to have eyes on the ground to maintain the same standard for each and every arrival. It’s important that if we charge good rates we also deliver a good product, and trust us when we say hospitality guests are the most demanding and always expect better than the best.This might sound like a difficult expectation to manage, but with our efficient operations and

accurate marketing and presentation, we ensure we deliver exactly what was sold.

Providing clean crisp white bed linen and towels, and an immaculately clean property are a stand-ard we strive for at MSG, to ensure every guest is comfortable. Our House Keeping team offer a twice weekly complimentary cleaning service during each booking to supply fresh linen and towels and a give quick clean, your property is also cleaned both before check in and after check out. These regular visits also provide a great opportunity to keep an eye on your inventory and on many

aspects of maintenance and wear and tear, report-ing back to our office with pictures if any defect is discovered.

If any maintenance problems are reported by our House Keeping team or an in-house guest then our Maintenance Team are always on hand to quickly fix and resolve any issues. We have a well-equipped and experienced team to ensure problems do not escalate.

Accountability to ownersIts your property, so a transparent partnership is important.

When you choose to partner with us we take that as an accolade for being leaders in the industry for over 8 years. We understand that owning a home in a foreign country, possibly thousands of miles away, can be a difficult task; so trusting the management company you choose is of the first priority.

To ensure you can regularly keep an eye on activity at your property our property management system sends you a monthly statement that clearly shows all income and expenditure. Your statement will show booking income, our service charges, expend-iture on utility bills, maintenance or repair charges, and payments to you during each period. When we send your first statement our accounts team will call you to explain the numbers and how it all works.To ensure you can regularly keep an eye on activity

at your property our property management system sends you a monthly statement that clearly shows all income and expenditure for the month previ-ous. The statement will show booking income, our service charge for each booking, expenditure for all utility bills, maintenance or repair charges, and pay-ments to you during each calendar month. When we send you your first statement a member of our accounts team will call you to explain the numbers and how it all works.

Anyone that guarantees you an income or a fixed level of bookings works very differently to us. From our extensive experience in the local market we are confident that your property will achieve occupan-cy rates between 65 to 75% using our track record to date.

Accountability to owners

Our fixed service charge is 25% of each booking, so if your property is not booked we simply don’t get paid! Working with owners on a split commission model means it’s in our interests to only rent the best properties so we both benefit from our partnership.

If you need to book your property to stay, you can do so online and subject to availability at any time. We do not impose restrictions or time limits for when you can and cannot stay, it’s your property. We just advise you to book well in advance the dates you expect to visit so you are not disappoint-ed if someone else has booked before you.

We also recognise that owner’s circumstances and investment goals can change at any time and so our agreement has to be flexible. With this in mind our only contractual obligation is that you stay with us for at least 120 days. Also, if you decide to terminate before a full 12 month term is over we charge an administration fee of 3,500 AED to cover the costs for all our initial work setting up your property and distributing the information to our marketing

partners.

Once all of the above is done we can either arrange to meet and discuss at our office or call you and conduct a web presentation if you are not in Dubai. Once all your questions are satisfied if you are happy to go ahead then we just need to sign contracts to get the ball rolling to promote your property on our systems. This can usually take between 14-28 days depending on the readiness of your property. There are no costs and you are under no obligation to proceed until contracts are signed.
