t’s hard to believe, considering some of the harsh weather we’ve had of late, but spring is almost here. And along with the crocuses budding and the beginning of baseball season, a sure sign of spring’s arrival is the inevitability of tax time.

In this issue of Resale Home & Condo Guide, you’ll get some good financial tips to make tax time a little less taxing. Let’s face it, most of us don’t enjoy filing our taxes. But think of it this way: once your taxes are out of the way, you can enjoy the pleasures of spring. Let’s hear it for flowers, patios and sandals (okay maybe not just yet).

But with the nicer weather, it’s a good time to get out there and start visiting all of the terrific homes for sale around the city. The “For Sale” signs are starting to pop up like tulips at this time of year.

I had a conversation with a couple of clients recently that really bothered me. �ey started by informing me that they had been

through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into home ownership.

At �rst I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily quali�ed for one much sooner, but that wasn’t the worst of it. I asked if they had re-established any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look.

As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that they had perfect credit for the past seven years, they also have not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you have paid them diligently. �is proves to a lender that your bankruptcy was an isolated incident and you now have the ability to manage your debt.

The true cost ofbad mortgage advice

So, what did this mean for the couple? A�er waiting patiently (based on poor advice), and doing absolutely nothing for seven years while waiting to apply for a mortgage, they now have to spend another two years re-establishing credit (such as a Visa, line of credit or car loan) before any prime lenders would look at a mortgage application. �at’s nine years in total! If they had gotten the right advice from the beginning and established new trade lines – which they could easily have done within a month of being discharged – they would have been able to apply for a mortgage at fully discounted rates �ve years ago.

Too many consumers who have experienced debt issues are not given this simple advice, so here it is in a nutshell:

» Bankruptcy or bad debt will remain on your credit record for seven years, but this is not to be misconstrued to mean that you will not qualify for credit for seven years.» From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating. �ese include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance). › Have a family member or friend act as a co-signor or guarantor to get a secured loan from a lender with you are the primary borrower. › A car loan › An RSP loan» Your loans must report to one or both of the credit bureaus (Trans Union, Equifax) and the limits must be at least $2,500.

Once you get new sources of credit, use them and pay them o�. �e purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. �at means that credit lines must be revolving, not static.

If you can show that you have re-established your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp.

With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. �e same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

More than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine;

others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination:

{01} Consider purchasing boxes from your mover. �e most common packing mistake we see are people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to li�, and the box might break during the move. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

{02} Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement. O�en, we hear of people who think 50 or 60 boxes will be enough, and then realize they need 250, two days before moving day.

{03} Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. �ere’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes. �is also interferes with the optimal loading of the moving truck. We have a loading system where the �rst things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to

hold the items in the attic in place. We then stand plastic-wrapped mattresses against the box wall and secure everything with tie-o� straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!

{04} �ink ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your home and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds o� the time for each box. Saving 20 seconds per box can save lots of time and money.

{05} Consider having your moving company pack for you. They are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into their trucks to create a perfect box wall for optimum efficiency and safety.

When it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

Avoid common packing mistakes

They say two things in life are certain: death and taxes. How we are going to die and how much tax we pay are both grey areas and, for

the most part, out of our control. But let’s leave the Grim Reaper in the graveyard for now. Believe it or not, I have some good news on the tax front! And no, I’m not running for o�ce...

Taxes are not only a sure thing, they are also scary, boring and intimidating for most. Don’t let this tax season scare you or get you down. If you work from home, here’s some great news: it is no longer just the starving artist who can bene�t from working from home. �ere is a way you can give yourself a little raise. Self employed, employees, and commissioned income earners, get ready to Google the following forms to see what tax breaks you are eligible for.

» T2125 – CALCULATION OF BUSINESS USE OF HOME EXPENSES �is one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. �e rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. �is form will give you details on this and other deductions you are entitled to if you’re self-employed.

» T777 – STATEMENT OF EMPLOYMENT EXPENSES �is form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. �e only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer �ll out a T2200. �is form tells Revenue Canada what the employer’s expectations are for work and expenses from themselves and from yourself as the employee.

» GENERAL FACTS ABOUT HOME DEDUCTIONS �e amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms in your home and two are used for work. �e pro-rated amount is based on the percentage of the home used for work. In this case, 20 per cent. So, if your deduction total is $10,000 x 20 per cent, it’s a $2,000 deduction o� your income for you! It’s important to know that the deduction only applies to income.

Smart tips for sweet dreams

Whether you’re a stressed-out insomniac or a sweet dreamer, you could likely use a little more sleep. I’m more on the insomniac side, so while laying in bed thinking I did a little research and found these tips – old and new – that can help us all rest a lot easier.

1. THE MATTRESS�ere are two traditional mattress types to choose from: coil or memory foam. Although metal coil mattresses are still made today, the wires can sometimes lose their shape over time, even to the point of poking through the mattress (which is not how I like to get my acupuncture therapy). Pocket coil mattresses update this system, creating long lasting coils that �ex to �t the body.

Memory foam uses modern materials to create a so�er, more form-�tting surface, which reacts to your body without wearing out as quickly (although some can trap in heat and moist air). �e foam then “remembers” its original shape and snaps back when you get up, ensuring the shape doesn’t sag over time.

My favourite type of mattress is also the newest, and a sort of combination of the other two: a memory foam coil mattress made by Dormeo Octaspring. �is mattress has all of the aerating bene�ts of classic coils, but is made of ultra high-

Any type of mattress can bene�t from the extra shock absorption of a box-spring, so I recommend giving yours a check-up with every new mattress, as a worn out one won’t provide nearly as much support.

3. THE SPACEYou may have heard that one of the best ways to bring a sense of rest to your sleeping space is by calming down your colour scheme. �is is true; cool tones, from greens to blues to purples, are less energizing and can help you relax. However, “less energizing” doesn’t have

to mean “boring.” In the dark, colours in related tones (i.e., saturation levels) will tend to blend out, so you can still mix together a rich invigorating palette to wake up to and let all that energy disappear at night with the �ick of a switch.

Fibre isn’t just good for your diet, it’s good for your sleep! Hardwood is a very popular �ooring choice this century, but in the bedroom some carpeting (or an area rug) and lush drapery will bring in both so�ness and some sound absorption; if you usually go minimal, here’s the place to go a little more luxe.

4. THE DETAILSEven if you aren’t afraid of the dark, small amounts of light can upset your natural sleep patterns, disrupting melatonin production and interrupting deep slumber. Consider giving your curtains a blackout lining and choose electronic accessories that don’t cast light (such as the power indicator on a phone charger or an LED alarm clock). Experts suggest that being able to see the time constantly ticking away at night only stresses you out, so choose a clock that is only lit when you really want it (such a button-activated digital clock or an old-school mechanical model).

Now that the space is nice and cave-like, position your bed away from the room’s entrance to put your protective animal instincts at ease, and remove any furniture (such as a desk) that turns your sleep space into a work space. Having your work and rest zones physically distinct is an important step to keeping them mentally separated.

If you follow the above four points, your brain will have nothing to worry about at night – except what to dream about next.

MORTGAGE PAYMENT CALCULATION CHART

1. Calculate the combined monthly before-tax income between you and your spouse.

2. Divide by three. This figure is the monthly payment you can afford to make on your home.

3. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

4. Refer to the chart below. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers choose the 25-year amortization).

5. Multiply this figure by the amount you need to borrow. Divide by 1,000.

6. Add to this your estimated monthly heating costs and monthly property taxes.

7. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
