Definitions

ESF - Extra Service Fee

RAD - Refundable Accommodation Deposit - a lump sum style accommodation payment. The balance of the deposit is refunded when you leave the residential care less any amounts you have agreed to have deducted.

DAP - Daily Accommodation Payment at the MPIR of 6.01% - instead of paying for your accommodation as a lump sum you can choose to pay as period payment. The amount you pay is based on a daily rate; as agreed with your service provider. Daily accommodation payments, unless you have paid in advance, are not refundable if you leave the residential care.

Combination payment - is a combined part Refundable Accommodation Deposit (RAD) and a non refundable maximum Daily Accommodation Payment (DAP) - please note your DAP can be offset against the paid RAD

MPIR - Maximum Permissible Interest Rate

ViTA is located in Daw Park , South Australia. Situated in a metropolitan residential area with a view of the Adelaide Hills.

Shops are located within five kilometres of the home whilst health and community services are co-located.

ViTA is a brand new facility commissioned in 2014 and is a high quality purpose-built multi-level residential aged care facility offering a home-like atmosphere in open plan accommodation for 60 residents. ViTA aims to improve health and well-being through strong personal relationships, open learning and positive connections.

The accommodation consists of 60 residential care places of which 30 places are offered as extra service. Designed as two separate levels with two wings on each level and fifteen bedrooms in each wing.

The additional care and services listed below are provided within the accommodation payment and are not subject to any additional cost in the form of a care fee, extra service fee or amenity fee. No subsidy or supplement funding is received by this organisation for the provision of these care or services.

Key Features

Central Common Areas

All common areas have Wi-Fi and are fully air-conditioned and tastefully decorated with comfortable high quality inclusions and furnishings and excellent natural light and outlooks. The main foyer area is on the ground floor and provides access to the café and spacious and well-appointed hairdressing salon (approx. 23 sqm) and gymnasium. The gymnasium/therapy room (approx. 55 sqm) is managed by a qualified personal trainer and provides a large range of quality modern exercise and strengthening equipment and healthy ageing programs suitable for residents. A private dining room (approx. 18 sqm) is also located on the ground floor and is suitable family visit dining.

A state-of-the-art theaterette (approx. 38 sqm) and main activities room (approx. 120 sqm) is located on the first floor. Both areas are carpeted with the activities area including a kitchenette and access to a large tiled balcony. There are two separate activities rooms (approx. 38 sqm) on each floor with access to either a courtyard or a balcony. The outdoor gardens, footpath and courtyard areas are beautifully landscaped and have outdoor seating.

Extra service single rooms with private ensuite

Rooms 61 - 90 (Ground floor)The bedrooms are single rooms (approx. 20 sqm) with Wi-FI, a private ensuite (approx. 4.8 sqm), combination vinyl and carpet flooring, enjoy pleasant outlooks, have large windows, and are well-positioned for resident access to all common areas. The rooms are all fully air conditioned with individual room controls, with painted walls, and are well maintained and lit. The furniture provided in the bedrooms is of excellent quality, in excellent condition and includes an electric high/low bed, high-back armchair, bedside cabinet, fixed desk/bench, telephone and flatscreen television. The available care and services listed below are NOT provided within the accommodation payment and are subject to an additional cost in the form of a care fee, extra service fee or amenity fee. No subsidy or supplement funding is received by this organisation for the provision of these care or services.

The ground floor has two separate wings with fifteen bedrooms in each wing. Each wing has a carpeted lounge room (approx. 18 sqm) with courtyard access, television, sound system and Wi-Fi. The dining/servery room in each wing (approx. 48 sqm) has vinyl flooring, a sound system and Wi-Fi. There are three sitting rooms on the ground floor (ranging in size from 13 sqm to 18 sqm) with

carpet flooring. Two of the sitting rooms have an internet hub and a kitchenette. All areas have new high quality furnishings with tables and lounges seating between four and fifteen residents in a comfortable air conditioned environment. The areas have excellent natural lighting and pleasant courtyard and garden views. Courtyard and outdoor seating is also provided with access from the lounge and dining rooms.
