Description

A 14.4 acre (5.8 hectare) development site comprising 2no. parcels both of which benefit from level topography. The larger site extends to 10.5 acres (4.2 hectares) is relatively square in shape and benefits from a road access point from Tan Y Gelli. The smaller site is roughly “L” shaped, benefits from road frontage and two vehicular access points off Tan-Y-Gelli and extends to approximately 3.4 acres (1.37 hectares).

The land offers an asset management opportunity with the creation of a more market appropriate scheme and the potential to subdivide the site and create more viable development propositions.

Location

The land is situated on the western side of the village close to local amenities and sporting facilities. The larger town of Ammanford with a wider range of public amenities and shopping facilities lied approximately 4 miles to the west.

Planning

The land was originally granted planning permission approximately 25 years ago (ref: P6/15660/89) for the development of 106 dwellings, 34 sheltered flats and a data centre. Part of the permitted development was carried out on the original application site which adjoins the land being offered for sale. Since then an outline planning application for 86 dwellings was approved by Carmarthenshire County Council in 2005 (ref: AM/02770). Reserved matters were submitted in 2005 (E/06261) and again in 2008 (E/17909).

Section 73 applications to extend the outline permission’s time limits for implementation of the development were submitted in 2007 (ref: E/17908) and again in 2010 (ref: 22372) which was granted in May 2012. The time to submit a reserved matters application has now lapsed however there is currently sufficient time to apply to the Local Planning Authority to extend the permission’s lifetime until May 2017.

Interested parties are advised to liaise with the Planning Department of Carmarthenshire County Council in this regard.
