RENOVATING your home canbe a rewarding and stressfulexperience, and no-one knows thisto be truer than Altus Real Estateagent David Fear.

With extensive renovations tohis 1920s Nedlands home nowcomplete, he spoke with Residentialabout the trials and setbacksassociated with such a largeproject.

“I’ve never been a believer inknocking down a home to make wayfor a new one, so when I first sawthis Nedlands home I immediatelysaw its potential,’’ he said.

“It was located in the mostbeautiful leafy street, and justminutes away from popularsporting clubs and the river.”

Having renovated before, Davidknew what he was in for, but theattraction of giving this old home anew life was too appealing, and therenovation began in early 2009.

Fourteen months in the making, and the results are astounding.

“We took the best part of the

home and cleaned it out,’’ he said.“We made the floor plan work,

and Kingsley Pearce Architectsachieved a remarkable result.’’

Stunning new extensions to thehome include a lavish living areawith soaring ceilings and gasfireplace, a large multi-purposeroom with ensuite and spa and astate-of-the-art kitchen withCaesar stone bench tops, servery,Bosch appliances and its own herbgarden.

Brand new travertine tiledbathrooms and a fabulous decked

area outside, are just a few otheradditions to the home.

David said one of the biggestchallenges when renovating wassticking to the budget. “Beprepared for it to double, as peopleoften don’t take into account extracosts like landscaping, painting andwindow treatments.

“Plans need to be thought outproperly before you start anyworks, and it’s important to speakwith your builder and architect.”

While David was overjoyed withthe results, he said his family found

the 14-month renovations to bequite frustrating towards the end.

“My wife, and my daughters inparticular, were thrilled when therenovations were finished, whilemy son, who is studyingarchitecture, enjoyed it,’’ he said.

“The house was always coveredin dust and constantly having astream of tradespeople in and outof the house was difficult at times.”

With the home now on themarket, David said he was lookingfor his next project. “I enjoyrenovating, I like the creativity and

it’s great to see what could bedone with a home that would haveotherwise been bowled over.

“I like to create a home that isinviting and welcoming and I thinkwe achieved this with the Nedlandshome. It’s got a great feel about it,and is fantastic for entertaining.”

David said certain emotionswere experienced when selling ahome, and having been through therenovating process helped himbetter understand the anxietiesand concerns his clientsexperienced when selling. ■

REVIEWSStylish, modern masterpiece

THERE is not one aspect of this sensationalApplecross home to dislike.

Built just over a year ago, the expansiveproperty spans 1057sqm on a corner block.

With seven bedrooms and threebathrooms, there is no shortage of space forthe current owners and their five children.

The home is as also as stylish as it isspacious. Clean lined architecture combineswith travertine and bamboo to create aresort style sanctuary. The single-storeyhome has two entry points.

The primary entrance is off Munro Roadwith a timber decked walkway, stone facadeand video entry doorbell.

Inside, a floor to ceiling glass windowdisplays an outdoor fishpond with anilluminated bamboo light box as a stunningbackdrop.

The bedrooms are in a private wing off theentrance.

Most have striking wallpapered featurewalls with plush chocolate coloured carpet.

A magnificent home theatre and separate

music room off the garage feature acousticwalls and provide the perfect retreats forteenage children to do their own thing.

At the other end of the home, a large openplan kitchen, lounge and dining features bifolddoors that open out to a stunning outdoorarea, designed by Ritz Exterior Design andfeatured on the cover of Scoop WA’s BestOutdoors and Gardens 2010 yearbook.

The alfresco living area features an outdoorkitchen and timber decking that gives on to abeautiful swimming pool and water feature

bordering one part of the home. Back inside, an integrated salt-water

aquarium is a focal point of the dining room, which is flanked by a galley kitchen withGaggenau appliances and caeser stone benchtops, as well as a separate scullery and walk inpantry.

An integrated fireplace makes the loungeroom a warm and inviting space in the coolermonths.

Buildwise have yet again created a trulyfunctional, modern masterpiece. ■

Magic mix of old, new

FROM the moment I drove into the drivewayof this Nedlands beauty I knew I was in forsomething special. Nestled in a quiet, leafystreet this fully renovated 1920s home is amagical mix of old and new.

A grand entrance leads you through to theopulent master suite with chill-out lounge area, fireplace and lavish ensuite.

Owner and Altus Real Estate agent DavidFear said it was like waking up in a five starhotel The home underwent a massive 14-month renovation makeover, however retains

its charm and character from yesteryear, including original jarrah flooring in the entranceand hallway, panel ceilings and decorativecornices.

Modern features include flash newtravertine tiled bathrooms, brand new state-of-the-art kitchen with Bosch appliances and afabulous new living area, which David said is thereal ‘hub’ of the home.

This new addition is definitely the home’scrown jewel, with its soaring five-metre highceilings, gas fireplace and Sonos sound system.

Bi-fold doors from this area open out to anexpansive alfresco area with decking, asparkling heated pool and immaculate easy-care gardens with olive and citrus trees.

A fantastic home to enjoy and to entertainin, David said he invited its past owners overfor a get-together one night and they wereovercome with emotion with the incrediblechanges that had been made.

“It is a very soothing, versatile and relaxinghome,’’ David told Residential.

“The location is also fantastic. I could be on

the golf course ready to tee off in two minutes.“It’s also one traffic light to the City and

close to a number of restaurants and the SwanRiver.’’

Completed to the highest of standards, thehome is charmingly classy. A large multipurpose room off the main living area iscurrently a teenager’s haven, but could easilybe turned into a second master or guest suitewith a luxurious ensuite and spa bath.

On a 1012sqm block it also features airconditioning and a herb garden. ■

Home among the gum treesFROM the moment Louise Daniels steppedfoot into this fabulous Floreat home four yearsago, she knew she was home.

Everything about the home appealed to her– the layout, the trees and the location.

The only features that needed to go werethe outdated colour scheme, lighting andflooring.

In their place, Louise installed modernfittings and fixtures, new window treatments, bamboo flooring, new carpet and eco-friendlyfeatures throughout.

“We fell in love with the home straight away,it’s got a great feel about it and while it’s bigthere are no wasted spaces,’’ Louise said.

“The whole house has been given a fresh

new look, and is very functional.’’Adjacent to Bold Park, the home has a lovely

aspect, and creates the feeling you are livingamong the trees.

If you didn’t know where you were, youcould be mistaken for thinking you were in thecountry, with only the sweet sounds of birdschirping to be heard in the whisper-quietlocation.

With four bedrooms, three bathrooms andample sitting areas, the home is the perfectchoice for a family.

A fully contained granny flat off the living areais great as a teenagers’ retreat or when guestscome to stay, with its own master suite andensuite, kitchen and living area.

The parents’ retreat upstairs is something tobe envied, with a large spa ensuite and adelightful wraparound balcony that overlooksthe tropical garden and solar-heated poolbelow.

Featuring decking, custom lighting and acabana, the back yard is great for entertaining.

Ideally situated, the home is only a shortwalk to the beach, and is close to a number ofquality schools, shopping centres andrestaurants and cafes.

A third garage with mechanic’s pit can beused as a work studio, gym or storeroom.

It also features reticulated gardens, an alarmsystem and an organic vegetable patch.

FOR SALEYou will fi nd little opposition to the claims that Mount Street is the

most desirable residential address in Perth. For a start, it’s a short

stroll across the footbridge to the Terrace in one direction and Kings

Park the opposite. Perched on the edge of Mt. Eliza, Benjamin Heights

is a boutique and exclusive apartment building constructed in 2002.

There are just 5 full fl oor apartments in the development which is

complemented with a luxurious lobby and adjoining board room, lap

pool, gym and spa. The penthouse is on offer for the fi rst time. This

unique property has the lion’s share of the building with the exclusivity

of 531 sqm of the building on the title compared with 294 sqm for the

apartments below. The exclusive areas are made up of 3 parking bays,

balconies, storage, independent offi ce, roof garden and luxuriously

appointed 3 bedroom 2 bathroom apartment. You hear people talk

about ‘breathtaking views’ all the time. These words are bandied

about loosely by a lot of agents about a lot of properties that are for

sale. The view from this amazing apartment will truly stop you in your

tracks. Like me, you too will walk away with a lasting impression that,

with every recall moment, you can’t help but smile each and every

time. It’s diffi cult to put the photos you see now into perspective, so I

urge you to call me and make a time to view this wonderful home by

appointment only.
