Peta’s goals reignited with comeback

AFTER a short break, Peta Waterman, wife offormer West Coast Eagle Chris Waterman, isreturning to real estate.

Now based at Acton North in City Beach, Petajoined Acton Mandurah in a businessdevelopment role last year when Chris took on

the role of coach of Peel Thunder.She stepped back from real estate briefly when

the family moved back to Perth and Chrisbecame coach of Subiaco.

“I love selling and have missed it over the lastyear,” she said.

“Now that the kids are older and Chris iscoaching locally I can focus on my career. I'mreally looking forward to working with the Actongroup, they have a fantastic name and are verywell-respected.”

Wife of former West CoastEagle Chris Waterman is lookingforward to the challenge.

MANY owners of higher density properties such as townhouses and apartments in Perth do not realise that newgovernment rules relating to Residual Current Devices(RCDs) and smoke alarms apply to them as well as ownersof stand-alone properties.

According to Home Owners Utility Services (HOUS)managing director Todd Allender, a large number ofemergency callouts conducted by his company found a largenumber of rental properties, in particular, still did not haveRCD devices.

“The Western Australian Government implementednew RCD regulations in August 2009,’’ he said.

“This new legislation applies to people selling theirhomes, and landlords.

“Every home sold or leased now needs to be fitted witha minimum of two RCDs, which should protect all powerpoint and lighting circuits.

“HOUS is finding that many owners of high densityrental properties do not realise that when a new tenanttakes up residency, landlords need to install the devicesbefore the lease agreement is signed, and for homes with acontinuing tenancy, landlords have until August 8, 2011, tofit the RCDs.”

Mr Allender said the latest Census revealed that 24.7 percent, or around one in four properties in Perth, are rentalproperties and many of these rental homes are higher

density properties such as apartments.“The landlords of these properties either assume that

the legislation does not apply to them or that it is a matterto be dealt with the strata company managing thecomplex,’’ he said.

“From October 1, 2009, mains powered smoke alarmsmust be fitted in all existing residential buildings prior tosale and when a new tenancy agreement is signed for rentalproperties.

“If there are no tenancy changes in rental properties,then mains powered smoke alarms must be fitted byOctober 1, 2011.

“Further to this, HOUS recommends that onlyphotoelectric smoke alarms are used and not the cheaperionisation type.”

Failure to comply with this legislation can result insignificant financial penalties for landlords.

Skills shortage hasindustry worried

A SHORTAGE of skilled labour in the housingsector is getting worse, the Housing IndustryAssociation says.

The HIA said a recovery in private demand fornew homes and renovation work, coupled with therecovering resources sector, were driving demandfor the skilled residential labour force.

“The simultaneity of the demand for this labour in2010 from competing sources highlights the risk ofthe residential sector facing an acute shortage ofskilled labour from late in 2010,” HIA chiefeconomist Harley Dale said.

He said the shortage of skilled labour couldsignificantly constrain new-home construction.

The HIA’s trade availability index in the March2010 quarter fell to its lowest level since September2008. The index dropped to -0.11 from-0.08 in the December quarter in 2009, meaningthere was a moderate undersupply of tradespeople.

“There were shortages in 10 out of 13 skilledtrades in the March 2010 quarter,” Dr Dale said.

Shortages were in bricklaying, carpentry, ceramictiling, electrical, general building, landscaping, othertrades, plumbing, roofing and site preparation. ■

WITH established careers in landscape andinterior design, Fremantle residents Guy andJodi Mouritz are hoping that their first child,due in six weeks, will inherit some of thecreative gene.

“Hopefully he or she will grow up to makea good site manager or adopt some of theirmum’s creative touch,” said Guy.

The parents-to-be are the duo behindluxury outdoor living specialists Ritz ExteriorDesign.

Guy started the company 10 years agoafter turning his hand from building andconstruction in rural WA to landscape andgardens in the city.

“I have always enjoyed creative arts, logicand practicality but I tend to get frustratedwith repetitive tasks,” he said.

“Landscape design and constructionincorporates such a wide range of productsand services, there really is an endless supplyof inspiration and potential in every project.”

After a career in fashion and retail in

London, Jodie returnedto Perth in 2004 and metGuy.

The two weremarried in 2007 and notlong after Jodie startedan advanced diploma ininterior design.

“It was always theplan to bring the twodisciplines together,” saidGuy.

“Jodi’s creative drive and passion forinterior design couples with my experienceand design knowledge in landscape.”

While Guy designs and builds the projects,Jodi oversees lighting and feature designs,sources and specifies the furniture andproducts within the project.

“With Jodi’s flair and detail in finishingprojects with beautiful furniture, RitzExterior Design offers the complete luxuryoutdoor living package,” Guy said.

Jodi also has a diploma in sustainability andincorporates green practices into all thecompany’s designs.

“Being married and working together canbe a recipe for disaster,” said Guy.

“But I think we are lucky to have acommon interest in design and enjoy ourwork, so the company is just another greatopportunity to build on our partnership inlife.”

Guy said one of the most enjoyable aspectsof the job was developing relationships with

clients. “We have completed several projectson different homes for the same clients overthe years and through that time watchedtheir families grow,” he said.

“I always love seeing the way our workhelps our clients enjoy their time at homewith friends and family, it is also great to seehow much of a selling point the outdoor livingspace becomes when the homes are put onthe market – outdoor living really seems tohave a universal appeal.”
