Benchmark in luxury living with panoramic views Enjoy an exclusive lifestyle near the water’s edge. By CARMELLE WILKINSON

BEFORE you sign onthe dotted line, TristanKirkham from NewHome Building Brokersurges you to considerthese tops tips whenbuying a block of land orproperty withdevelopment potential.■ Know what you are buyingLooks can be deceptive, have the propertyor block of land surveyed before settlement,to clearly identify all boundaries to avoid anypossible disputes with neighbours. It also confirms services and area of theblock for a knockdown rebuild ordevelopment.■ Hidden costs in site worksDo not be fooled into thinking your sitecosts will be minimal. Blowout of site worksis one of the biggest complaints to theBuilders Registration Board. Even expertscannot always tell what site works will entailuntil sometimes after you have your plansback from council, so be sure you haveallowed sufficient funds to cover site costs.■ Unlocking a hidden gem Do not discount a property that has sat onthe market for a long period of time. It may have some very overwhelming issues.Understanding the potential has proved tobe the key why our clients created thedream without paying over the top.Remember these properties sitting on themarket are not all over-priced, they justhave some issues to navigate past.■ Town planning schemes and designguidelinesIt is critical to have a clear understanding ofthe rules and regulations from the localcouncil for the property or block of land youare thinking of buying. This is by far thebiggest reason holding costs and designbudgets blow out. Have a chat with anindependent consultant and the planningofficer from the council before signing up.■ Sustainable living featuresThe ideal orientation for a property is tohave living areas and large windows facenorth, and to have minimal windows to theeast and west and the long axis of the homewithin 15 degrees east or west of north.Given the new BCA changes coming in 2011,this is now an important consideration whenbuying a property for a knockdown rebuildor development. If you would like to knowmore about these topics or have anyquestions, contact the New Home BuildingBrokers team at www.nhbb.com.au ■

I CAN’T decide what I love most about thisMosman Park residence.

My job allows me to see inside plenty ofhouses, but not all of them are homes.

This, however, definitely falls under thelatter category.

Overman Zuideveld designed the striking,multi-level property nestled into the risingcliff face of Saunders Street in 1990.

The exclusive strip perched aboveFreshwater Bay is home to some ofAustralia’s most expensive homes and thereis no question why.

Sweeping views of the Swan River andPerth city skyline dominate most levels of thearchitectural award-winning home, designedto capture various angles of natural light.

There is an overwhelming sense of calm tothe interior, perhaps a reflection of theexternal surrounds.

Terracotta tiled floors are met by timberfloorboards and soaring crisp white ceilingsand walls.

Split-level Mediterranean-style terraces on

the second level of the home lead down tothe dazzling cerulean-coloured swimmingpool.

Each level hovers gently above the other, allowing the home to unfold below.

The kitchen is the heart of the home, designed by a chef to extract the ultimatepleasure from cooking.

Stainless-steel industrial surfaces are atoptasmanian oak cabinetry that is fitted with thehighest quality dual-door Smeg oven, Mielesteaming oven and a built-in cold storageroom.

The kitchen is flanked by a separate library

and lounge room, the latter of which opensout to a verdant courtyard with limestoneoutcrops as a backdrop.

Both rooms have cosy fireplaces andstunning water views framed by floor-to-ceiling glass panels.

A north-facing cedar-lined alfresco areawith barbecue facilities provides the perfectdining room all year round. It has a panoramicview that one would never tire of.

The ground level of the home is ideal forchildren of all ages with three spaciousbedrooms, a bathroom and a dedicatedgames room.

Adjoining a wide limestone balcony, themaster retreat is on the third level.

Enjoy a glass of wine here or draw the

shutters and enjoy a long bath in the lavishensuite.

In a home like this, there is no reason toever leave. ■

THROUGHOUT its 100-year history,Steve’s Hotel has been many things.

Built in 1908 as a residential hotel forfarmers and country residents, the NedlandsPark Hotel was once serviced by a tram fromthe city centre.

Purchased in 1935 by Stephen McHenry, thehotel soon became fondly known as Steve’sand etched its colourful mark in the history ofPerth’s business establishment ever since, particularly with university students during the1970s, 80s and 90s.

During its most recent refurbishment, theoriginal hotel was transformed into four luxuryresidences, with sweeping river views.

Just two of the four remain for sale, bothlocated on the southern side of the building.

A beautifully restored, sweeping jarrahstaircase is a gorgeous centrepiece in the

foyer, and an aide-mémoire to the vintage ofthe building.

Each residence offers over 316sqm of livingand entertaining space, extraordinarily highceilings and a stunning interior fit-out.

Spectacular stone throughout is a feature ofthe exclusive home, as is C-bus wiring, airconditioning, double glazing and security.

A custom designed Ferguson alfrescokitchen features Gaggenau appliances and awine fridge.

There is also a central lap pool andgymnasium on site.

Coupled with a stunning riverside location, the residences are in walking distance to theriver, parks, yacht, golf and tennis clubs, university, restaurants, cafes and shops.

The ground floor apartment features frenchdoors out to a shady courtyard, and a private

terraced lawn in front of an enclosed verandahthat wraps around one half of the home.

Exposed brick gives the area a periodcharm, while state-of-the-art barbecue and barfacilities provide for fabulous year-roundentertaining.

The floor plans of the homes are almostidentical.

The upper level apartment, which isaccessible via lift or the staircase, has morecommanding views of the river from itsmassive enclosed balcony with plantationshutters.

A feature marble fireplace is a strikingelement of the lounge room and creates apoint of distinction.

This iconic redevelopment is a truemasterpiece.

Among the best the port city has to offer

THERE is arguably no better position inFremantle than where this warehouse homeis situated.

At the west end of High Streetoverlooking the Roundhouse and BathersBeach, it is just a short stroll to the vibrantcafe and restaurant strip.

The home is part of a beautiful turn-of-thecentury character building, which wasconverted for residential use in 1998.

The four-level interior is very spacious andfeatures warm wooden textures, traditionalstonework and striking iron structures tocreate an extraordinary residence.

With high-raftered ceilings and largedecorative curved windows, there is anabundant sense of space.

The ground floor comprises a spacioushome office partitioned by floor to ceilingglass windows, ideal for those who run abusiness from home.

On the first floor, double doors open intoa light filled master bedroom and ensuiteflanked by a sitting area.

There are two additional bedrooms, one

with an ensuite and one with a separatebathroom.

Jarrah floorboards feature throughout theupper levels of the home, complemented byrich, earthy colours.

The second floor is the hub of the home, devoted entirely to a vast open-plan kitchen, lounge and dining.

Entertaining would be a pleasure in thiswarm, inviting space with exposed timberand steel beams giving it a contemporary andurban edge to combine with classic archedwindows of the 1900s.

A mezzanine level above the kitchen opensout to a roof terrace with stunning views ofthe ocean to admire over a glass of red.

A secure garage and extra undercover carbay provides parking for two vehicles, as wellas convenient extra storage space.

Old and new combine to create thiswonderfully eclectic home in the heart of theport city. ■

LIMNIOS Property Group’s James Limniossays if you are considering buying aninvestment property, you should keep inmind an old saying in real estate that thetenant is king.

“Tenant selection can financially make orbreak first-time investors because if theyselect the wrong tenant there is everychance they will not pay their rent and/ordamage your property,’’ he said.

“Tenants from hell are a nightmare everylandlord wants to avoid, especially if you area first-time landlord.

“The task of finding a suitable tenant foran investment property can sometimes bechallenging because each week in Perththere can be several thousand peopleseeking to lease a home.

“While poor tenants are in the minority,

it is a simple fact that undesirable tenants doexist in the market.”

Mr Limnios said one of the most commonmistakes by people who privately managetheir own rental property is to select atenant who gives a positive first impressionthen doesn’t pay their rent on time or failsto take due care of the home.

“This can lead to first-time investors onlybuying one investment property and thenselling it because they have had a badexperience, meaning that they miss theopportunity to create long-term financialsecurity,’’ he said.

“To ensure that the best possible tenantis selected, a professional propertymanagement company should undertake aseries of background checks on theapplicants.” ■

Modernistchecklist

Architectural diversity

Our client had very clear ideas and was closely involved from early design sketches to final completion. A great working relationship.A new home, built to look like it’s been there a hundred years. Three levels at the back on a sloping block and many customised features.

We workshopped the concept heavily with the client up front. The absence of changes along the way led to an early completion and cost benefits.A home completely tuned to the family’s lifestyle.

Intimate involvement Good preparationVS

Comment: Our approach to custom building is to integrate the architecture and the building process. We believe our slant on this is unusual. Our clients receive as much knowledge and power to influence the project as they desire.

An ultra-modern build that takes advantage of ocean views. Quite complex, due to large areas of glass and exposed structural steel.

A technically challenging build on a heritage-listed home. Stonemasonry, tuckpointing and elaborate carpentry to match its 1890’s origin.

Architectural statement Traditional design
