MORTGAGE Choice is encouraging all buyerslooking to purchase in the New Year to make surethey are realistic about their borrowing power byobtaining a home loan pre-approval.

Soon-to-be borrowers sometimes rely on theirown judgment or that of an online calculator todetermine the property loan amount they can affordto borrow and repay and this is risky business.

Mortgage Choice says jumping head first into aproperty purchase without confirmation from alender of the financial limits may see a borrowerfalling short on funds because their dollars and centsdon’t match up.

Local Mortgage Choice principal Russell Crooksaid it was always a good idea to know exactly howmuch you can afford to spend on your property.

“Online loan repayment calculators are a handystarting point. However, borrowers-to-be need tounderstand they provide only an estimate of aperson’s borrowing power and ability to repay,’’ hesaid.

“On the other hand, getting a home loan pre-approved by a lender provides a conditional approvalof a loan amount. This helps narrow the propertysearch and gives confidence and a competitive edgewhen it comes to negotiating a purchase.

“Genuine loan pre-approval follows a similarprocess to a full loan application, whereby borrowerswill be assessed on their individual circumstances andneeds and are required to verify their identity andability to repay the loan.”

Mr Crook said it was a good idea to shop aroundbecause not all lenders provided loan pre-approvals. ■

Strong currents of changeWITH a population of nearly 85,000,it’s easy to forget that a few decadesago Mandurah was a small fishing villagethat spiked in patronage during theholiday periods.

A couple of hundred years earlier,Mandurah was first known to beinhabited by the Binjareb tribe of theBibbulmun Nation. Back then, thelocality was known asMandjoogoordap,which meant,“meeting place of theheart.”

Mandjoogoordapwas renamed“Mandurah” followingEuropean settlementand by the mid-1900sbegan to emerge as atourist precinct.

It remained underthe jurisdiction of theMurray Roads Boarduntil 1949 when itwas upgraded to Town status in 1987.

Then just three years later, followingrapid expansion, Mandurah wasupgraded to City status.

In recent years, the implementation

of the Perth to Mandurah train lines in2007 have further increasedMandurah’s accessibility to WestAustralians across the State.

Now one of the most vibrantregional cities in Western Australia, thecoastal community has been votedtwice as WA’s Top Tourism Town.

The area itself is 72km from Perthand covers 173.5km,following 50km ofcoast from Madora toLake Clifton andYalgorup NationalPark.

The vast aquaticscenery that surroundsthe City ensures thecommunity retains itsrelaxed beachside feel.

Because of this,tourism is a majorgenerator of businessopportunities andemployment in

Mandurah, with a number of annual andspecial events (including the Crab Festin mid-March and the Mandurah BoatShow in mid-October) a big draw.

Coastal suburbs’depreciation returnACCORDING to tax depreciationcompany DEPPRO, investors aresnapping up properties along Perth’scoast.

DEPPRO marketing managerKarenna Tucker said the companyhad recorded a strong jump in thenumber of depreciation reports forinvestors buying properties in moreaffordable coastal suburbs such asBeldon, Clarkson, Craigie,Heathridge, Warnbro, Rockinghamand Waikiki.

“More competitive house priceshas been a major factor in this trend.Sellers have had to adjust their pricesbecause of the large number ofproperties for sale in these areas andthese more competitive house pricesare now attracting investors back intothe market,’’ she said.

“The latest REIWA figures showthat in the northern coastal areas upto nearly 70 per cent of sellers arenow discounting their prices, while inRockingham/Kwinana the figure ismore than 80 per cent.

“Our company is also finding thatmore investors are buying propertiesin these more affordable coastalsuburbs because properties’ rentalreturns are now increasing.”

Ms Tucker said that weekly rents inthese coastal suburbs were showingsigns of rising, with the Perth rentalvacancy rate falling to 3.4 per centduring the September 2010 quarter.

“REIWA figures for this periodshow that the weekly rents innorthern coastal suburbs such asPadbury rose by 5.6 per cent andfurther south in Warnbro, weeklyrents jumped by more than 6 per centover the same period,’’ she said.

“In addition, property investors areattracted to these more affordablecoastal suburbs because over thelonger term they can deliver highrates of capital growth.

“For example, the suburb ofBeldon, with a median house price ofjust $440,000, has achieved an annualincrease in the value of properties ofnearly 13 per cent over the lastdecade, while the suburb ofRockingham with a median houseprice of $389,000, has achieved anannual price growth rate of 12.5 percent over the same period.”

Ms Tucker said newer propertiesoffered the maximum taxdepreciation benefits. ■
