Description and history of site:

4400-08 and 4410-12 Manchester are adjacent parcels that have been vacant since the 1970s. The land has a significant amount of

fill from demolition of past buildings (6-8ft). 1114-24 S. Newstead and 4357-59 Swan are adjacent parcels that are currently vacant.4407-37 Swan are adjacent parcels that consist of 5 vacant residential structures and 4 vacant parcels.

Proposed Project:

Restoration St. Louis currently owns the land. They are proposing to build a 5 story new construction building, which will feature 55Universal Design Apartments on the second through fifth floors, and 14,000 sq ft of office and commercial space on the first floor.The first floor willbe Restoration St. Louis corporate headquarters and contain a proposed pizza/pasta restaurant. The building willcontain a pool, fitness area, and solar and energy efficient heating and cooling.

Restoration St. Louis is proposing to build a 49 space parking lot at 1114-24 S. Newstead and 4357-59 Swan for employees andcustomers. Restoration St. Louis is also proposing to build an 89 space parking lot at 4407-37 Swan for residents.
