Q: Dear Ed: We’re doing akitchen renovation that willinclude a new kitchen sink. Iwant to know some tips I cankeep in mind so my newkitchen faucet best matches mynew kitchen sink.

ing with design professionals, youshould ask yourself three basicquestions when choosing a faucet tobest match your kitchen sink.
1. Type of kitchen sink: Will youhave a single-bowl or double-bowlsink? This is important for choosingthe type of spout the faucet willhave. Single-bowl sinks may bestmatch up with longer faucet spoutsor pull-out spray spouts, while dou-ble-bowl kitchen sinks work wellwith pull-down spray spouts.
2. Finish: Will your sink be madeout of stainless steel or cast iron?With a stainless steel sink, a faucetwith a stainless look matches upnicely. For cast iron, you can matchor complement the sink color withfancy faucet trims and finishes.
3. Features: Will any specialaccessories be included? With dis-posers, you may want a sweepingspray head that can move foodwaste easily. With built-in cuttingboards, touchless faucet technology
makes it easier for messy hands tooperate the faucet.

So you’re lookingto buy a home andyou’re shoppingaround for the bestinterest rate. Oneday the AnnualPercentage Rate islisted as 3.625%APR, and the nextday it is 3.875%APR. This canmean the differenceof thousands of dol-lars in the overallcost of your loan.What gives?
Mortgage interestrates fluctuate likestocks, bonds andother financialinvestments. Theyrise and fall basedon the current stateof the economy andfuture outlooks.Market conditions,unemploymentrates, inflationtrends, consumerspending, supplyand demand, andthe price of oil aresome factors thatmay cause interestrates to changeweekly, daily andeven hourly.
Forecasting inter-est rates is a com-plex process. Awidely used indica-tor in mortgageinterest rates is theU.S. 10-yearTreasury bond yield(an article foranother time).Basically, whenbond yields drop,mortgage rates arelikely to drop andvice versa. Butthere is no guaran-
tee from day to dayon the predictabili-ty of mortgagerates.
So how can youprotect yourselffrom changinginterest rates dur-ing your homebuy-ing process? Oneoption is to lock inyour rate. A ratelock means you andyour lender agreeon a rate for yourmortgage andregardless of inter-est rate changes,your rate remainsthe same for theagreed upon timeperiod. Not lockinga rate means yourmortgage will float- the interest ratemay go up or downuntil you rate lockor complete thetransaction.
There are costs,benefits and risksof a rate lock.Before you decide,ask your lender thefollowing questions.
• When may Ilock in a rate?What are the risksof locking early?
• What are thecosts associatedwith a rate lock?Does it increase for
longer lock-in peri-ods?
• Can I float therate for now? Whatare the risks? Whenmust I lock in arate?
• What if therate drops beforeclosing and mylock-in hasn’texpired? Do I haveoptions? Are thereadditional costs?
• How long doyou expect the loanprocess to take?Will my rate lockcover the timeframewith room for possi-ble delays?
• What if thepurchase fallsthrough or I decideto cancel the appli-cation, will I berefunded some orall of my applica-
tion and/or lock-infees?
• If my rate lockexpires, may Iextend or lock in anew rate? Are thereadditional fees?
• What are thebenefits of a ratelock?
If you’re thinkingof locking a rate,bear in mind ratelocks have expira-tion dates.Timeframes canvary from 30-60 to90 days or longer.Don’t lock in a ratetoo early or you mayrisk losing it or hav-ing to pay a costlyfee to extend it.Allow enough timeto get through yourtransaction plusextra to cover unex-pected delays. Onthe other hand,there are downsidesto locking in a ratefor too long, typical-ly higher cost and/orinterest rate.

When I’mscrolling throughPinterest or a mag-azine, I love fea-tures that show youhow to pull togeth-er a fabulous outfit.I think it’s in myDNA: My parentsowned a clothingstore in my home-town of Atchison,Kan. When I waslittle, Mom andDad let me steamclothes and makethe bows for gift-wrapped packages.When I was oldenough, I finallygot to hit the salesfloor and starthelping customerscreate outfits thatlooked sensational.I loved everyminute of it. Andtoday I’m lucky tostill be doing workI love, now helpingfriends and cus-tomers create awell-dressed home.Just as you need afew key pieces tomake a great outfit,I’ve found there arefive essential ingre-dients of a well-dressed room:
1. WALLCOLOR THATSETS THE MOOD
Wall color setsthe tone for yourentire space, creat-ing the ambiance.Right now, we areseeing a trendtoward both light,bright wall colorsand deep, richshades. White andcream – timelessclassics – are show-ing up big. We are
also seeing lots ofour customers grav-itating toward sub-tle shades of theirfavorite colors, likepale blues. On theother end of thespectrum, moodycolors like mossgreen, dark tealand navy are alsomaking a splash, asis statement-mak-ing wallpaper.When selecting acolor scheme foryour room, don’tforget your ceiling.One of my favoritelooks right now isto paint the ceilinga clear, rich color,then leave thewalls white orcream. You get asplash of saturatedcolor, yet still havea neutral palette toplay with.
2. INTEREST-ING LIGHT FIX-TURES
No longer arelight fixtures justfunctional additionsto a room. Today’slamps and fixturesare so striking theycan be the star ofthe show. No doubt,well-chosen light-ing can completelychange a room.
I love to cut cor-ners when I can,saving precious dol-lars in my decorat-ing budget for mysplurge items, butlight fixtures arejust one of thoseplaces where youget what you payfor. When youinvest in greatlamps, chandeliersand pendants, itshows. If yourspaces have lack-luster lighting, I
would encourageyou to beginupgrading and getthe best lights yourbudget will allow.You’ll be happy inthe end because thelighting will takeyour space to thenext level.
3. A MIX OFFABRICS
Speaking ofcheating, you canfind decorating fab-rics that allow youto get a big look fora minimal invest-ment. If you are ona budget when dec-orating yourspaces, this iswhere you can cutcorners withoutsacrificing the lookof your room.
One tip is to picka modest fabric foryour bedding,drapes or uphol-stered furniture,perhaps a solid or asubtle pattern,then give it a greatstory with an inter-esting trim or con-trasting welt. Or,invest in one killerfabric and use it tomake a pillow foryour sofa or bed,then fill in withothers that aremade from lessexpensive fabrics.When picking thefabrics for yourhome, try using avariety of patterns,colors and texturesto make your roomsmore interestingand unique.
4. ARRESTINGARTWORK
One of thebiggest mistakes Isee people makewhen they invest indecorating their
homes is to fill aroom with greatfurnishings, thenleave the wallsblank. As a result,the room falls flatwith a big thud.Artwork isabsolutely essentialfor a well-decoratedroom, so refuse toallow yourself to beparalyzed whenpicking and hang-ing art. When Iselect art, I pur-chase pieces I lovethat speak to meand lift my heart,then find a way towork them into mydecor. I wouldnever pick a piecethat I thought wasjust OK because itlooked good overmy sofa or mantel.Be confident, bechoosy and get art-work that shares aglimpse of your per-sonality, a windowinto your world.
5. SOMETHINGPERSONAL
As much as weall love to look atdreamy decor in
magazines and onPinterest, no oneshould live in aroom that looks likeit’s been down-loaded from a cata-logue. Every spacein your homeshould reflect yourunique personality,your well-lived life.Decorating accentsare powerful toolsto help tell yourstory. I like toweave in treasuresfrom my travels,snapshots of spe-cial moments andthose I love, giftsfrom people whomean the world tome. Add a touch ofwhimsy when youcan, like takingthat odd clay sculp-ture your child orgrandkid made inart class, putting iton a cake plate andtopping it with aglass cloche to giveit the stage itdeserves. Everytime you walk pastit, I bet it willmake you smile!

advice: Don’t letyour room remainstatic, once youhave decorated it. Ibelieve good designevolves, and rooms
should change toreflect the seasons,your interests andlife stages. Andabove all else, havefun!

“There are manythings to considerwhen deciding howmuch to investwhen selling ahome,” said ChuckHarris, OklahomaAssociation ofREALTORS presi-dent. “For the mostpart, the generalitems to considerupdating are interi-or and exteriorpaint, flooring,landscaping andblinds. Makingthese generalinvestments cantranslate to a high-er selling price.”
OAR is offeringthe following tips:
Consider stag-ing. You’ll never geta second chance tomake a firstimpression. A homestager has expertisein planning andchoosing colors, fab-rics and furniture,
and arranging themall in a way thatmakes your homelook its best.Staging your homecan help it sellfaster and get thehighest price possi-ble.
Forget theallowance. Addingan allowance intothe contract to fixexisting issues suchas stained carpet orrepainting is notrecommended.Local real estateexperts say that inthe $100,000 to$250,000 range,buyers want amove-in readyhouse. If simpleitems are not com-plete, it often trig-gers buyers to won-der what else wasnot maintained.
Do generalupdates. Investingin general updates
or fixes can height-en interest in thehouse or ensureyour list price isattained. Generalitems to considerinclude putting afresh coat of neutral(gray or white) inte-rior paint; updatingflooring, especiallyif it is stained, wornor scratched; clean-ing up landscaping,including addingmulch, trimmingtrees, etc.; andupdating yourhome’s blinds. Youdo not need to reno-vate the entirehouse, but update itenough to increaseits inside curbappeal.

DEAR MR.MYERS: I am get-ting a divorce. Iam planning tomove out andsign a quitclaimdeed that givesmy half-interestin the home toher, as she wantsto stay in thehouse and beginmaking the mort-gage payments byherself. We bothsigned the origi-nal mortgagecontract, but willthe fact that I’msigning a quit-claim prevent thebank from forc-ing me to makethe future pay-ments if my ex-wife doesn’t makethem herself?
ANSWER: Thelender still canlegally try to forceyou to make thefuture payments ifyour soon-to-be ex-wife cannot or doesnot make them her-self. The loan con-tract you signed isa legal obligationthat both of youaccepted when thehome was first pur-chased. The bank’sright to enforce thecontract willremain intact eventhough you’re nowgetting a divorceand signing a quit-claim that relin-
quishes your per-sonal half-interestin the home to her.
In short, youwould be legallyliable for the pay-ments if your exdefaults on theloan, even thoughyou no longer havea financial stake inthe house. And thebank almost cer-tainly would beginforeclosure proceed-ings if the debtwent unpaid for afew months, whichwould ruin bothyour own and yourex-spouse’s creditrating and futureability to get anoth-er mortgage.
Obviously, thesimplest solutionhere would be toinsist that thehome be sold. Thebank would be paidfrom the loan pro-ceeds, and theremaining profitcould be split anyway the two of youwish.
Because yourwife wants to keepthe home, perhapsthe best alternativewould be to haveher refinance thecurrent mortgagein her name only,
and thus sever yourfinancial ties to theproperty and itsloan. If she doesn’tearn enough moneyto qualify for a loanby herself, perhapsher parents orother relativesmight be willing toco-sign the mort-gage for her.

but not many. Thepop-music icon, whopassed away April27 at the age of 57,liked to keep hisprivate life, well,private. He didn’texactly hold regularsummer barbequesat his home in anupscale suburb afew miles south-west ofMinneapolis, muchless invite reportersto tour the estate.But he recordednearly 30 albumsthere in a high-techstudio that rivaledthe best in LosAngeles or NewYork.

Of courseyou can’t tell at suchearly ages whenaccurate labels arerare. Yet this is howmost cactus are soldoutside their territo-ry of the desertSouthwest.
The Cactus familyis enormous, and ina constant state offlux as DNA moreaccurately tells uswho is truly relatedto whom. It’s like amonster genealogyproject that couldblow up many oldfamily trees. This iswhy the names arealways changing.
Cactuses are sur-prisingly diverse,distributed fromCanada toPatagonia, changingas the terrain andclimate varies.From hot and tropi-cal on the Equatorto high and dry inthe Andes to ourown cold winterdeserts, there’sclearly a very widerange of climaticpreferences. Thatmeans there aretropical cactus thatwant water in theair or they die ...quickly. There arejungle and forestcactuses that growin partial shade.And yet we tend totreat them all as
though they origi-nate in the middle ofthe Mojave Desert.
For example,perched on shelteredrocky slopes andcliffs of tropicalMexico, theGymnocalyciums arekept evenly moist inthe shade by drip-ping springs andCaribbean rains.
Most potted cac-tus die in winter.This is becausethey’re dormant andlook dry as moisturegradually decreasesinside them overmany dark months.They won’t be so fatwhen they hunkerdown to wait forrain. Folks alwaysthink this dry lookmeans they needwater, but when dor-mant, they don’t.
Introduce moistureto this plant’s rootzone in the winterand it just sits therewithout evaporation.This starts rottingthe fine roots, thenrot travels up largerroots into the plantitself. The ultimateresult is a soft gooeymess inside comespring. When springcomes they begin tosuck up water tofuel reproductionand the growthspurt that followsflowering. The hot-ter and longer thedays, the faster theygrow.
Cactus bloomspring and summer,which is the besttime to buy so youknow the flower col-ors you’re getting. Alot of them bloom
white, so if you wantbig bold color, by allmeans buy in bloom.Once you have foundthe one, then followthese tips for abeautiful carefreesummer gardenaccent for a sunfilled porch or patio.
• Choose a potthat’s wider than itis deep, becausemany cactus rootshallow to catchevery drop of rarerain that falls. Theyhold water in theirbodies so they don’tneed a big root arealike ordinary plants.
• Use cactus soil.If you don’t have it,mix of 50 percentpeat based pottingsoil and 50 percentsharp sand for opti-mal drainage and
water holding capac-ity.
• Large drainhole. Choose potsmade for cactussuch as the stan-dard terra cotta“pans” that featurea dime-sized drainhole to ensure maxi-mized drainage.Smaller holes easilyclog and that’s all ittakes to start rot-ting the roots.Specialty pots witha multitude of holesare often the best.
• Avoid saucers.We use saucers toprotect surfaces ortables, but they aredangerous to cac-tuses. Saucers canhold moistureagainst the drainhole so there’s nospace to create a
vacuum to drawwater down andout. An alternativeis to use pot feet orbroken tiles to raisethe pot up enoughto create a similardry space under-neath.
During the grow-ing season, wateryour cactus. Mostdie because begin-ners believe they
don’t need much (ifany) water. But givethem a nice pot,proper drainage andsoil this summer,then treat themproperly over winterto enjoy these curi-ous geometricplants for manyyears to come.

Ali Aufl eger was born and raised in Stillwater, Oklahoma and graduated Stillwater High school in 2010.
