    Riverside JR/SR High School is a combined junior/senior high facil ity totaling 219,404 s.f. on a single campus. The complex is comprised of an independent junior high schoolstructure and an independent Senior high school structure united into one complex with the construction of the Media Center addition. The original SR High School facility is athree (3) story building of 57,611 s.f. and was constructed in 1949. The original JR High School facility is a three (3) story building of 71,866 s.f. and was constructed in 1956. AnAuditorium/Student Dining/Classroom Wing addition of 51,404 s.f. was added to the SR High School structure in 1956. A second building addition housing the Districtsadministrative offices of 23,798 s.f. was added to the facility in 1965. The Media Center addition is a one (1) story structure of 14,725 s.f. and was constructed in 1993. The

    complex contains one (1) SR High gymnasium of 7,737 s.f., one (1) JR High gymnasium of 4,718 s.f., one (1) SR High student dining of 3,913 s.f. with a kitchen of 1,246 s.f., on(1) JR High student dining of 4,002 s.f. with a kitchen of 1,722 s.f., one (1) Media Center of 6,819 s.f., one (1) Auditorium of 6,100 s.f. and board offices totaling 4,059 s.f..Riverside JR/SR High School currently provides space for grades 8-12. The complex provides partial accessibility but does not fully conform to the provisions of the Americanswith Disabilities Act Guidelines. Typical classrooms throughout the complex are undersized and do not conform to the current standards established by the State of Ohio. Theschool facility is located on a 145 acre site in a residential area. Bus circulation shares a common path of travel with vehicular traffic. The existing structures are constructed withmasonry bearing walls and concrete framing with supported deck and slab on grade construction. The structures are outfitted with a combination of camera and motion sensorsecurity systems and a fire alarm system with manual pull stations. Limited portions of the complex are provided with air-conditioning. The facilities are not equipped with asuppression system.

    A. Heating System

    Description: The existing system for the SR High School structure is a gas fired low pressure steam boiler system. The boiler installations were updated in2002. Renovations included replacement of 50% of the classroom heating systems. The existing system for the JR High School structure is gasfired steam boiler system installed in 1993. District officials noted the boilers are leaking and are in poor condition. The control system ispneumatic. A limited portion of the complex is equipped with air-conditioning but the majority of the facility is not provided with an air-conditioningsystem.

    Description: The existing roof assembly for the entire complex is comprised of various roofing systems inclusive of coal tar, modified bituminous, metalstanding seam and slate shingles. The systems range in date of installation from 1949 to 2004. Repairs/Replacement of roofing systems havebeen completed on a case by case basis, limi ted to isolated areas only.     Description: The electrical system for the SR High School structure is a 208/120 v 3ph 1600 amp service.     Description: The majority of the finishes at the SR High School and JR High School structures are dated and worn. There is little casework in classrooms.Lockers are worn and damaged at intermittent locations. District Officials noted the majority of the kitchen equipment at the SR High Schoolkitchen was updated in 2006, a few dated items remain.     Description: The existing complex provides partial accessiblity but does not fully conform to the provisions of the ADA guidelines. The SR HS structure isequipped with an elevator that provides access to the second floor.
