The oldest and least populated of the London boroughs covers a mere
38.5 square kilometres. The Royal Borough of Kingston upon Thames is
situated in south-west London alongside the picturesque River Thames,
between Hampton Court Palace and Richmond Park.
This affluent town is located 12 miles from the City of London and is
served by an extensive public transport system with trains to London
Waterloo taking just 30 minutes, departing every 15 minutes. Access to
the UK motorway network is also easy, with the M25 being just a short
distance away.
The average annual earnings for residents who work full-time are higher
than the London average and are considerably higher than the average
for the UK. The people of Kingston also have a higher than average level
of qualifications when compared with the rest of London and the UK.

The Royal Borough of Kingston is home to a thriving economy that is complimented by a wide
host of pubs, restaurants, shops and other businesses. In 2010, retail footprint research ranked
Kingston 25th in terms of retail expenditure in the UK at £810m, equal to Covent Garden and just
ahead of Southampton. The area had generated the fifth highest amount of money from the retail
sector in Greater London, passing Croydon, with just four West End competitors ahead.
There are currently 500 stores operating in Kingston upon Thames, including smaller retailers and
market stalls in the famous Market Place. In 2018, 9,825 businesses were reported to be active
within the same area. Since then, 1,295 new businesses have been born.
The town has a population of 25,000, and the economic activity rate for persons aged 16-64 is 7.8
per cent, almost 2 per cent above the national average. The total GVA (Gross Value Added) is the
grand total of all revenues from final sales and net subsidiaries which are incomes into businesses.
Last year, the total GVA was £4,720m and per head it was £27,032.

For those who want to experience a different side to Britain’s capital
city, they can leave the hustle and bustle behind and travel by train from
Central London for just 40 minutes to the quaint town of Kingston upon
Thames. Visitors to the Royal Borough bask in the plethora of shops and
restaurants, rich heritage, quirky artwork, vintage markets and abundance
of green spaces.
The town boasts a diverse range of attractions including two local
theatres – the Rose Theatre and the Arthur Cotterell Theatre – that host
comedy nights and feature galleries and museums.
Sport is another appeal to the area, with the Surbiton Golf Club’s
history stretching back to the late 19th century, specifically 1895. RFU
Twickenham and the Twickenham Stadium are based just 4 miles away, as
well as the most famous tennis tournament in the world: Wimbledon; the
event seeing 40,000 visitors a day.
The average visitor spend in Kingston is £111million per year, and this
consistency has also been reflected in the average £28million domestic
overnight visitor spend for the last few years. Overall, Kingston´s share of
total London tourism expenditure has been very consistent at just over
1.6 per cent.
According to Knight Frank, the selling prices of local
properties are highly affected by their proximity to the
railway station and the River Thames. The clue is in the
name, but with Riverside Place’s proximity to the
water, the apartments couldn’t be in a better position.
Domnic Pasqua, the head of Knight Frank’s local office
said: “It’s like prime central London but with even
larger houses, much more outside space, fewer
planning constraints and an infrastructure that’s good
for families and for privacy”.
The latest ONS Census stated that 21 per cent of
households in Kingston upon Thames were rented
privately through a private landlord or letting agency,
equal to over 13,000 properties.
This overshadowed the rest of England, where the
average was only 15.4 per cent, proving that landlords
would never have an issue with finding tenants in this
popular area. Currently, the average property value
stands at £701,248 (Zoopla). According to Zoopla, the
past 5 years have seen over 3,200 properties sold
and a 14.43 per cent increase in value change.
