The automatic garage door opener had a inoperable or out of adjustment automatic-reverse feature. By todays standards the installation of carbon monoxide detectors are required in all homes that have attached garages and gas appliances. They are required at every floor and outside sleeping rooms. Filter
Filter for furnace and A/C was dirty. Dirty filters can put wear on the blower system of the furnace, and diminish the function of furnace and air conditioning systems. The filter is located(in upstairs hallway). Recommend changing filter before operating the units.

When a vented natural gas log or lava rock set is installed in the fireplace a special damper clipmust be attached to the chimney damper to prevent the damper from closing completely.This prevents any gases to enter room if logs are turned on with damper shut.Recommend installing by qualified contractor for safety.

By today's standards, if you have an incandescent light fixture installed in closet, it must be fully enclosed with a glass over. This keeps hot bulbs from coming into direct contact with a flammable material like a blanket or clothing item. It also allows a safeguard for breaking bulbs. Recommend replacing cover.

Comments:Slab on grade. Limited visibility. The concrete floors of the home are covered by carpet, tiles and/or floor coverings. Where possible I inspect that portion of the foundation between grade and exterior wall covering. No reportable concerns were observed with the readily visible portions of the foundation at time of inspection. However, our service does not guarantee or warrant against future leaks, cracks, settlement, movement, and/or other foundation failures. As with all systems and components of the home, continued routine inspections, maintenance, and monitoring are recommended.
Foundation construction included a post-tensioned slab-on-grade. Post-tensioning is a method in which cables embedded in the concrete floor slab are placed under permanent tension by stretching them. This places the entire concrete slab under compression, which improves its performance. Care must be taken during any renovations not to damage cables by drilling into the concrete slab or shooting steel pins into concrete with a powder-actuated tool. This condition can be dangerous and may cause serious or fatal injury.
