Roof Repair RecommendationRoof Repair Recommendation1. Enter a contract with Les Jones Roofing to

complete needed repairs to the roof and related structures.

2. Hire a contract project manager to represent GDLC on the project.

3. Complete the repairs with reuse of existing slate, adding new tiles as needed.

4. Begin repairs in January and expect completion of Phase I by the end of April.

5. Begin Phase II following the spring, 2013, capital campaign.

6. Fund repairs with • insurance claim payment, • designated gifts given to date, and • gifts to be solicited in the spring campaign.

Goals:

1. Analyze repair and improvement needs to restore facility to safe, dry, structurally sound condition.

2. Create a long-range plan to make needed repairs and provide for maintenance into the future.

Accomplishments:

1. Completed engineering study.

2. Identified needed repairs.

3. Created high-level improvement plan, with roof repairs prioritized as most urgent need.

Roof Repair Project OverviewRoof Repair Project Overview

The roof repair project includes a number of interrelated improvements, which should be undertaken together to •maximize reuse of materials and •minimize the likelihood of further damage.

Phasing the project will allow deferral of some costs for noncritical repairs until after the spring capital campaign.

Roof Repair Project Overview: Phase IRoof Repair Project Overview: Phase I• Repair all damaged slate tiles on 2002, 1963 &

1950 roofing, using new or existing tiles.

• Replace all flashing, ridges, aprons and gutters with new 16-oz. lead-coated copper on 1950 & 1963 roofing. (Downspouts will be painted galvanized metal.) Repair damaged galvanized gutters on 2002 addition.

• Install foam insulation in portions of 1950 roof accessible only through roof.

• Remove all slate tiles from 1963 one-story roofing. Install rigid insulation and replace tiles.

 

• Install heat tape in valleys near dormers looking into courtyard and above the parish nurse’s office.

Two roof-related projects can be delayed a few months, but their costs are included here to reflect the total cost of the roof project.  

•Insulating under the second story of the1963 addition and portions of the 1950 roof above the classrooms and the sanctuary. The estimated cost is $47,800.

•Painting the fascia. This project must be deferred until spring. The estimated cost is $10,000.

(Lock in costs before 1/1/2013 increases). • Minimize the likelihood and cost of further

damage to the building due to delay. • Minimize risk of damage to organ pipes

housed below courtyard roof ice dam area.• Take advantage of the opportunity slate

provides for winter installation (slate is not temperature-sensitive).

• Minimize the likelihood of weather-related damage during the repair process itself (easier to button up against snow than rain).

• Minimize damage to grounds and landscaping (frozen ground is less susceptible to damage).

1. That the congregation approve the Council-endorsed

recommendation of the Capital Improvement Task Force to

enter into contracts

a. with Les Jones Roofing Company to complete Phase I

repairs to the roof and roofing infrastructure at a cost

not to exceed $537,740, and

b. with an independent project manager to oversee the

project on behalf of Gloria Dei at a cost not to exceed

$23,380; and

2. That the repairs be funded with $462,000 received in

payment of insurance claims for 2010 and 2011 storm and

ice damage to the roof, $29,000 in designated gifts received

to date, and up to $70,120 in gifts to be solicited in an April,

2013, capital campaign.
